Maintenance is missing badly. Floors were filthy and the stove is dangerous. Windies don't close, outside doors aren't secure. It's spacious and was once beautiful. Not anymore. It's large enough for our grouo, but the furniture is even breaking. It makes us sad, as this has been pur favorite location.

This a really nice house in a great neighborhood with a conveniently short walk to the beach. The house is huge and had more than enough beds f or my family of 13 people. We rented the 2 seater kayak and flat tire bikes and they were a blast to use. Thank your for accommodating us. It was a great stay.

We had a wonderful stay at this property with our group of 11 adults and 8 babies (all under the age of 3!). It is a prime location for families with a quick walk to the beach and lovely views. The number of bedrooms and bathrooms was key for our group. We had a local hibachi vendor come and set up dinner outside in the ground floor on our last night and the space was perfect for it. We did arrive to a broken door handle to the main deck that we had to lock from above due to the children, but other than that, everything was in working order. Management was also very quick to respond to any and all queries we had. Would definitely recommend and would love to come back.

The house was beautiful and spacious. The neighborhood and access to the beach was the chiefs kiss. I’d book again!

Booked this house for a family trip.
House was bigger and nicer than expected from looking at floor plans and pictures!
Response time was fantastic!! When we arrived a smoke alarm was beeping, I reached out and they had someone there to change the battery before the rest of my family arrived!
I would definitely rent this house again!!

Loved the home, and the neighborhood. Such a charming place and we all loved being close to the beach. The decks were popular with everyone and we spent a lot of down time on them.

Beautiful building, great location, perfect for hosting a group of 20!

The views alone made staying here worth it. The house is beautiful on the inside too. It was so spacious and the kitchen had everything we needed to prepare a huge feast. We have no complaints at all.

We are a group of Christian Women from ages of 63-85 who get together every November. This year we went to Galveston & spent 2 days in the most beautiful house in a quiet community. Everything was great! We plan you visit here again!

The home advertised as a beautiful property with multiple rooms, multiple bathrooms, and CLEAN. I reached out to the owner stand asked him to make sure it was throughly cleaned before my family arrived. He confirmed that the property was throughly cleaned and no worries.
Before arriving, the property reached out and stated they were having plumbing issues. Since we reserved the house to make sure we had enough space and restrooms I asked what could be done. They did not even want to give a partial credit to offset the plumbing issues. They offered a smaller property but that would not have been ideal since we wouldn’t have had enough space.
The house was VERY dusty, the refrigerator had gnats in the water line. BRING YOUR OWN WATER. I’m EVERYROOM the house had a swarm of gnats that you could not shake. No matter how many times we covered our food, the gnats remained. For the price of the house, they should hire an exterminator, as well as making sure the all facilities we paid for were in use.
Safety issues
The home back door does not lock. It is only closed by a chain lock. The wind was very strong and it kept blowing the door open scaring my nieces. The lights continusly flickered, and when I kept reaching out to the property owner for the status update of the toilet he did not seem concerned. My step father had to fix the restroom on his vacation. Although the home has so much potential I wouldn’t stay there again until they make updates and fix the property.
Lastly, the elevator does not work. Nowhere on the website does it say not to use the elevator, yet the owner still did not want to fix it. I had allot of elderly people with me who could not go up and down the stairs. Yet along carry all of their luggage up the flights of stairs. The stair rails were very shaky it just seemed unsafe.

We enjoyed our weekend stay! The house was beautiful, plenty of rooms and clean. It's a bit pricey but overall it was good.

House was great! Plenty of room, clean, great location. Kitchen was not as well stocked as we expected but property manager brought by what we needed. Loved the back porch and proximity to beach.

Vacation house
It is a great house but it does need some things repaired. The microwave in the kitchen is in a horrible location, One has to nearly stand on their head to operate it. There was no reliable lock on the double doors leading out to the front porch. We had to tie the doors closed every night. For the amount of money that house costs to rent everything should be working perfectly.

House is in a great location! However, there are some maintenance issues that need to be addressed such as the front door (won't stay closed/lock).

Beautiful property with easy access to private beach!
We had an amazing time celebrating our family reunion at this property! The main reasons for the 5 stars is the beautiful and safe neighborhood we were in, the proximity to the beach, the privacy of the beach and the overall accommodations of the home comfortably sleeping all 31 of us. There is a security guard at the front of the neighborhood along with security cameras at the entrance and regular security monitoring of the neighborhood throughout the day. The beach is just a short 2-3 min walk from the house itself. There are two wood ramps that walk you safely over the dunes. One is handycap friendly which was great for my dad who walks with a cane and made it easy to pull our wagon with our tents and chairs over to the sand. One of the things that we were most impressed with is that only the people living/staying in the neighborhood can access the beach we were on. When you walk about 1/2 a mile in either direction you see the public portion of the beach where cars are allowed and on the 4th of July weekend it was packed and super noisy. Our area of the beach was not very crowded (maybe a tent every 10-15 feet) which made it super relaxing and enjoyable. It felt like our own private space. This alone made the property super special. With regards to the house itself, the rooms were big, sheets were clean and beds were comfortable. I had read the other reviews and was a little nervous about the condition of the property. This was our first time to stay here so I can't judge what it was like in years prior. Overall, it's a beautiful property with a lot to offer. There are a few things that could use updating - bigger coffee maker, bigger microwave and newer carpet on the third floor, but nothing that got in the way of us having a great time and making lasting memories. I was also really impressed with the management company. We had an issue on the first day with the code that was sent to get the key. I reached out and got an immediate call back with the updated code. We reported that the door wasn't locking on the first floor and someone came to fix that as well. The management company emailed me throughout my stay to check in. I was really impressed and felt it was a great investment.

The location of the beach house was great with views of the beach. The house itself is beautiful and the location was great on the beach. The rooms were plentiful but the beds need new mattresses. The master bedroom mattress was the shape of W. The elevator isn't working and would be an inconvenience for someone with limited mobility. The garage doors were previously damaged and only one door was able to be opened for a car to park inside the garage. I would recommend overall for gatherings because of the location and spaciousness.

Overall my family had a great time. There are quite a few maintance issues such the lock on main door. The handle was broken. The floors where dirty and we had to bought a mop to clean them. All burners n stove do not work. Due to the door not t staying completely shut, it was doing difficult to cool main living area. But overall we had a great time creating beautiful memories and a beautiful view with great access to beach! Until we purchase our own beach home, we look forward in coming back!

The location close to the beach was perfect and made it easy to go back and forth from house to beach.
The size of the house comfortably slept our large group with no problem.
We like having a lot of towels, kitchen plates and basic necessities they made available to our group as well.
Realistically, the house really need some maintenance and a lot of items fixed or updated.
The doors leading outside from the main area were really hard to close and rusted. If someone forgot to close properly, you lost a lot of your cooked air.
The AC struggled to keep up and several of the rooms were warm and we need to go buy fans to sleep.
The carpet is really bad and needs replacing.
The house needs a solid 2-3 days of deep cleaning and attention. Most all of the exterior doors are rusted and hard to open or close.
Overall, we really enjoyed it and we had a great celebration.

Beautiful house, plenty of room for our family to celebrate graduation from TAMU. The property manager/ maintenance responded quickly to our concerns. The construction noise in the lot next door and across the street was not too loud and they were respectful of start times. The view is now obstructed more so than pictured, but there is still beautiful views from all the balconies. Overall we enjoyed our stay.

When we arrived the house was not cleaned from the previous renters. Check in was at 4:00 pm and still dirty. Management did send 4 ladies to pick up dirty towels and put fresh linens on the beds. They gave the place a spit bath. The doors do not lock. We used a scarf to tie the patio French doors shut. Some of the door handles fall off. No hot water in most bathrooms and especially on the 4th floor. The elevator does not work! The garage doors are dented in and damaged. Can’t open them to park the 6 car limit in the driveway. Must part two blocks away because there’s no parking on the street. The HOA police officers will come to your house and shut you down. The microwave did not work. The kitchen faucets are broken and the refrigerator drawers fall out onto the floor and do not have glass tops. The patio banisters broke during a rain storm. The 4th floor smells like urine. All in all we had a good time because we were with family and friends but we will not stay at this home again. The owners clearly do not maintain their home. If your are looking for some place really relaxing this may not be the place. There are homes being built all around the house and the construction starts at 7:00 am to 6:00pm Mon-Sat. and zero lot line.

This house was so close to the beach and had sooo many beds. The kitchen was clean, and rooms were all clean. The only part that wasn't clean was the outside deck area. The family that stayed before us had cracked several confetti easter eggs and house keeping didn't catch that so there were shells everywhere on the deck so my kids had to wear shoes at all times so they wouldn't cut themselves. The housekeepers had left the key on-top of the lockbox for us, so when it came time to leave to return the key in the lockbox it would not open? The property next door had a sprinkler leak and all their water flooded onto our property. I called maintenance several times. Thankfully, It was finally addressed and fixed the next day, but still left a muddy mess on our property and we couldn't use the main walkway because it was underwater. As we were going to bed to lock all doors, the backdoor would not lock. so we had to tie a cord around the handles to feel safe. I called maintenance to come fix but no one came. Other than that, location was great, walking distance to beach. My kids had a blast.

We have staying in this house for our Board Getaway for 3 years in a row. We have seen the price steadily increase which is to be expected in this market. However, the condition of the property has rapidly decreased. Wood and trim rotting, furnishing worn out, the elevator hasn't worked in 2 years, flooring and stairs need serious work, amungst other issues. Response prior to stay was really good but the last 2 stays, once we arrived the response to issues were, I'll try to call someone out to fix it, then nobody ever showed up. This is a shame because its in a great location and we have really enjoyed our time there but with conditions steadily deteriorating year after year we will be looking elsewhere next year.
