Overall, the property was nice and everything you would expect in a rambling beach house. I really liked the separate apartment where we put our niece and nephew with their children it was perfect where kids needed to go to sleep earlier.
The main house was well equipped and had everything you needed to cook and entertain. The one challenge and really no one's fault is the driveway. Just tricky to get in and out of. Debbie the host and owner was great in communication as questions came up. I recommend this home highly. Thanks so much!

Wonderful view from the house and the sunset view from the dock were even better. Close to town and yet in a somewhat secluded area.

Loved the view and the fire pit and the location but felt that the description was a bit overstated and that this place needs a bit of work. While it was perfectly fine and comfortable and may have been a "LL Bean" type house 5++ years ago, it now seems dated and in need of a refresh. I was most disappointed in the owners lack of communication. There were not good instructions nor a package telling us about restaurants, stores, location, things to do, what toys were available in the house (as they marketed the house as having outside toys that were nowhere to be found) and when i reached out to the owner she was defensive and argumentative and critical and blamed VRBO and told me it should have been on the website and wasn't her fault. When i finally caught up with her by phone, she told me that info is usually there and should be in a drawer somewhere but we found nothing and had to spend the first 2 days figuring everything out for ourselves.
As stated, this house has a lot of potential but needs TLC and much better communication and details. Based on the price they charge and the way it is being marketed as a showcase house, I felt oversold and underserviced and will not be coming back.

Great time in this beautiful New England home. 8 adults and 4 kids had plenty of space. Nice to have 4 full sized bathrooms. Plenty of towels. Nearly brand new kitchen. Spent a lot of time around wonderful fire pit. Really neat dock with up close view of many sailboats passing thru the Southport bridge.

First, let me say, the exterior of the home, grounds, water front and view are spectacular. I do however want to point out some of the interior disappointments.
1. While the house is advertised as sleeping 14-as a group of 7 we were somewhat crowded in the kitchen/dining area which is described as "huge and sweeping." The dining table seats 6.
2. The fire pit is lovely, but once again-only chairs for 6 to sit.
3. Chairs are pictured on the dock-there are none.
4. The stairs in main house are very steep and the treads smaller than normal. I know this is an older home-just mentioning in case someone elderly is traveling with your group.
5. I am assuming the majority of travelers renting this home are not from Boothbay and have luggage. There was only 1 luggage rack in the house. Its inconvenient to be digging in your luggage on the floor while traveling.
6. Under the "amenities section" A/C is advertised. I had assumed this was for the main home. Only the apartment has A/C. It got pretty warm during our stay. We did open all of the windows that had screens (some did not) or screens that were functioning and were still pretty warm. Ceiling fans would be a great addition as only the master bedroom had one. Being from Texas, we are used to the heat, but were uncomfortable while sleeping at night.
7. The home is advertised as having a fireplace in the master which it does-its just covered by a chest of drawers. Anyone staying in the winter might think it is usable when indeed it is blocked.
8. The garage apartment bedroom has multiple sky lights. While this is a beautiful day time view, its awful for sleeping with a 5:30 am sunrise. Also, the hot water was not sufficient for 2-guests had to come shower in main house.
9. With Covid and guests needing the assurance that duvets, bath mats, sheets etc. have been washed and sanitized, we felt some of these items simply were not clean.
10. Finally, just a heads up-you literally can hear every cough, sneeze, person turning over, snoring, rolling over, cell phone dinging, etc. from all 3 bedrooms on the second floor. I know this is an older home, but there is zero privacy in that regard.
11. Owners belongings need to be kept in area separate from guests to free up space-fridge, beverage center, pantry etc.
12. In the check in procedures-guests are warned not to enter the garage for any reason. Ironically, this is where the grill and additional outdoor seating is stored.

We needed a quick change of scenery during April school break so we headed up for a few days. House was lovely and had plenty of space. Everything was as advertised. Lovely location overlooking the water. The house received so much daylight from the huge windows it warmed us even on a cold day. The owners were very responsive when I accidentally locked myself out of the house. Thank you!

We chose this property based on its description and size as we were travelling with a new born and wanted a large house yet something remote due to covid. We chose Maine for our vacation during the offseason (early April) as we were looking to escape crowds and be in nature. The night before we arrived Debbie called me to tell me they were staying on the property as well, in the apartment above the attached garage. Since it was the night before we did not feel we had opportunity to change our plans but we would not have stayed on property with another family.
Upon arrival, Debbie pleasantly greeted us and gave us some local recommendations. I asked her to please step back though as we were not wearing masks and she informed us she was vaccinated. Again, not the experience we had signed up for at this price point. While the interactions were limited, it was clear other people were staying on the property attached to the house.
In the middle of the week, they had tree work done at the house while we were there, and while we warned it was necessary due to some trees being knocked over, it was also clear it was done while they were in town. A team of men with chainsaws were on the property for a full day, making it unsafe for us to be outdoors with our children. Furthermore the peace and quiet needed for an infant to stick to a nap schedule was ruined. The owners were apologetic but we would never have stayed on this property, under these circumstances.
The house is itself a bit dated and unsafe for children. Wooden stairs are cracked and there was a nail sticking out of the banister on the way upstairs. I would hesitate staying with a large group, as hot water ran out quite quickly and we were not able to all shower at night, but rather space throughout the day. There is an ant problem and beware of leaving food out on counter, as you are in nature!
As far as the property goes, it is lovely and right on the water.
Beware it is on a main road off the bridge that connects to Southport Island. Traffic is at times heavy and would not be safe to let children outside alone.
Within an hour of leaving the property, Debbie began texting my personal phone number (rather then going through VRBO) and asking if we had put a cutting board in her dishwasher. Neither were used I explained but she demanded an explanation and told me she would be taking this out of our deposit. Felt a bit like a scam and our concerns were elevated to VR

It would be impossible for me to love this house more! The listing was accurate, and the house was actually a bit larger than I had expected it to be based on the photos (nice surprise). Lots of living space downstairs between the large kitchen and large living room. We were three adults doing a writing residency, and we were all in love with being in this totally serene, stunning, perfect place. The views are unbelievable. And the house is a great mix of old charm + new renovation. I hope to go back many times! Lovely house, lovely location, lovely owner. Perfect!

Great location, great outdoor space!
We had a lovely weekend at this rental house with our children, but believe that the listing does not quite accurately reflect the home. The best thing about the house is the outdoor space. The yard is spacious, there is a picnic table for outdoor dining, a gas grill, a fire pit, and a beautiful dock with an incredible view of a high traffic boating area and drawbridge. These features are the reason to rent the house, but with two caveats. First, the house is marketed as having a swimming pool, which is not only FALSE (and I now see that I am not the first person to point this out), but also not even close (despite being told that it's "the ocean, which is the world's largest swimming pool!"). The water is freezing (we know this about mid-coast Maine) and while that didn't stop our kids from jumping into the water repeatedly, there is no ladder to get back up onto the dock, which meant we were constantly dragging children up by their arms from the water. Also, because of the high volume of boats going by the house, which is cool to look at, the water just doesn't feel that clean. The area is really perfect for kayaking, and while I don't expect a rental to have this sort of amenity, it might be a nice heads up for people who might be able to bring one with them. Second, while the presence of a fire pit is a perk, there was no wood (which is not advertised), and also no information about where to easily obtain some in town. The house itself is a mixed bag. The kitchen is new and great, and it is a real perk for people like us who enjoy cooking on vacation. There is ample seating and the view of the yard and ocean is beautiful from the big, sunny windows. The rest of the house, however, is old and in poor condition. The bathrooms are extremely run-down, many of the beds have duvets but no covers (which, frankly, kind of skeeves me out since you can't wash them easily between guests), and the bedrooms are stuffy with poorly functioning windows and no fans (we were there when it was very hot). We spent most of our time outside, which was our plan all along, but I think I was expecting a bit more from the inside based on the advertised recent renovation. To end on a positive note, the hosts were incredibly responsive and available for any questions while we were there. It is also a fantastic location for close access to Robinson's restaurant, downtown Boothbay, and the botanical gardens if you are so inclined to explore the surroundings.

Anniversary celebration
We had a great time at this property! We rented a boat from west harbour recreation and kept it on the dock all week. We had a ton of fun crabbing, fishing and exploring the islands.

Great location
We LOVED the spacious dock and outside sitting areas. The house itself is much more ‘rustic’ than we expected for a premium-priced property - a partially renovated work in progress. The new kitchen is great, the bathrooms and plumbing need work and we didn't find the 'modern marble bathroom'. There were some repair issues, stuck windows, damaged screens, missing hardware and garden conditions , but we were there when the COVID-19 restrictions were lifting and the owner told us it had been difficult to manage during the quarantine. The house is very close to Rte 27 and gets a lot of road noise which might bother some people, but for us the view of the Southport Island rotating bridge and active osprey nest from the dock was worth it. The property description says there's a pool but we clarified with the owner beforehand it doesn't have a pool.

Ideal Maine weekend
We booked this house for my mom’s 70th birthday and had a wonderful experience.
We were looking for a Maine getaway with enough space for our large family, and a large kitchen for us to all cook and celebrate in. This property ticked all the boxes - it is picturesque, cozy, spacious, and well -stocked.
The hosts were communicative and helpful, and we hope to book again in the future!

Good but needs better TV options
Lovely property (beautiful kitchen), but our experience with the TV was not so good. First of all the main TV in located in the upstairs bunkroom. Very uncomfortable for watching TV. Most importantly, there was a very limited amount of programming available. Only Ruku TV was loaded on the TV, which has very limited content. Difficult to add channels through Apps, especially if you do not have the needed passwords with you. This should have been made clear in the property description. Also, the property description indicated "yes" for deadbolts, but there was not a deadbolt on the main entry.

Beautiful Home, Great Location
Lovely home - great location.
Group of 6 of stayed for a week, right after labor day.
The grounds are lovely - spent every night out at the fire pit.
House is perfect for our sized group.
Boothbay area was amazing, and the house is convenient to both the actual village and tons of other attractions in the area.

Good for multi-generation group
The house was delightful - perfect for our group The little ones enjoyed the tire swing, fishing from the dock (although we didn't catch anything) and running around in the yard. We all loved the outdoor space with great comfy adirondack chairs, a view of the water during the day, and blazing bonfires and excellent stargazing at night. We cooked a lot of meals and found the kitchen to be well-stocked in terms of pots, pans, knives etc. and big enough for several people to use at once. If you go we highly recommend Robinson's Wharf for a meal, the Botanical Gardens (truly impressive, especially the children's garden) and the Hardy Boat day trips out of New Harbor. Debbie was a delight to work with and the house met all our expectations.

Wonderful Family Vacation
This house was everything it was advertised to be! We spent a week in Boothbay Harbor with our family of 13 (8 adults, 5 children), and we had an absolutely wonderful experience. The house is spacious and very comfortable. My wife and I stayed in the apartment, our 3 children/spouse each had a bedroom in the main house. The five children all slept in the bunk room. Beds were very comfortable. Kitchen was modern and spacious with two tables. The living room was large and well furnished...plenty of seating. We had a great week of weather, so we spent much time on the patio and down on the dock. Wrapped up every evening with a great bonfire!
Fishing off the dock was OK...we caught enough mackerel for dinner one night.
I had a couple of questions for the owner, and she responded promptly to my text messages with answers.
We found plenty to do during the day to keep everybody entertained. Downtown Boothbay Harbor is only about a mile from the house and it has the usual shopping and restaurants for a tourist town. You can walk across the bridge to the restaurant at Robinson Wharf in Southport....excellent food. Coastal Maine Botanical Garden is only a few miles up the road and was fantastic. We went to several of the local beaches that the kids really enjoyed. Pemaquid Point was the best of them, and we visited the lighthouse while over there. We took a boat trip from the Harbor out to Egg Island to see the Puffins....very nice excursion.
I would stay here again!

Enjoyed Our Stay Overall
Property has GREAT indoor and outdoor space for a large group. VERY clean. Nice updated kitchen. Really loved the outdoor space and dock. Location near Robinson's Wharf was an easy walk and just a quick putt to town by boat. Good communication with the host throughout and they were flexible with the check in time when we requested it. Only gave 4 stars because of a few disappointing things for the price of the property (which I consider rather high end). The bridge noise was fairly loud when we were outside. It may not bother some people, but we weren't fans. The "bunk room" is ONLY suitable for children. Adults can not fit in the beds as they are permanently tucked under slanted walls. We booked at full capacity with ALL ADULTS so had to pull the mattresses onto the floor to use them. Just be sure you don't need any of those 4 beds for adults. The clawfoot tub/shower in the attached rental unit was in rough shape and really needs to be updated. It wobbled when you stood in it (making it a bit nervewracking for older guests) and the shower head sprayed in all different directions. The shower curtain didn't close all the way and water sprayed out onto the floor. No place to set your shampoo/conditioner/razor, etc. Luckily we had rented the whole place so had access to another shower in the main house. We ran out of hot water in the morning when people were showering, so had to spread showers out throughout the day. These were not deal breakers, but things I would like to know if reading reviews on a place in case they did matter to me. Overall we did enjoy our stay and the most important things we were looking for were on point.

Beautiful Location of House
The house was in a beautiful location on a wonderful piece of property. Very private with great view of the harbor and with a good restaurant just across the bridge. The main house was spacious and had everything we needed. We also used the small apartment attached to the house and garage. I would definitely rent the property again. Communication with the host was good and instructions for check in and checkout were clear.

A high quality Maine retreat with great style & room for everyone
This space was exactly as advertised, which I find not all places are. We were traveling as a group of interior designers, so we can be incredibly critical ! We loved the reclaimed wood elements, the kitchen design and the overall feel of the space. It truly felt like a retreat and a getaway that was well done. Incredibly cozy. The property was lovely, a nice fire pit we enjoyed with water views. The kitchen had everything we needed, the heat was great and fast kicking in (winter visit). One of the bathrooms had been updated like the rest of the public areas and was cute and well done. The other bathrooms though not updated yet were super clean. We definitely would love to come back!
The hosts were very responsive as well!
