Permit #SLP10026 Our delightful upstairs unit is situated on a quiet street, yet is oh-so-near to the beach and Newport Pier commercial area. Park your car and walk everywhere you want to go! Every detail of this home has been thoughtfully presented and maintained, making it a long-time favorite for many of our returning guests year after year. Plan ahead to ensure there is still availability for your dates! Here's what you'll find: LIVING/DINING AREA: - Upholstered sofa and side chair - Cable TV - French doors that open out to small front balcony - Dining table w/ seating for 6 KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - All major appliances; small appliances - Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOMS: - Bedroom #1: 1 Queen bed - Bedroom #2: 1 Full size bed, 1 Twin bed - Bedroom #3: 1 Queen bed; private balcony EXTRA SLEEPING ARRANGEMENTS: 2 twin trifold floor mats with pillows and linens are provided (and are best suited for children). A twin rollaway bed can be rented and delivered, if desired, in lieu of the floor mat. Make arrangements with our office for twin rollaway in advance of your stay to ensure availability and timely delivery. BATHROOMS: - Hallway Bath #1: Tub/shower combo - Hallway Bath #2: Separate sink/vanity area; Private toilet/step-in shower room LINENS: - All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. OUTDOOR LIVING: - Ocean view front balcony (small) w/ seating for 4 - Shared portion of downstairs front patio and propane gas bbq grill ALSO INCLUDED: - Wifi - 4 low-profile beach chairs - heating; ceiling fans throughout - iron/ironing board - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner) DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. LAUNDRY: Full facilities are located in hallway laundry closet; guests must provide their own supplies PARKING: 2 tandem spaces in shared 4-car garage. Garage height 84.5" H. Fits most standard vehicle sizes. Available neighborhood street parking can also be utilized, both metered and non-metered. LOCATION: This home is easy walking distance to the Newport Pier, Lido Marina Village, restaurants, coffee shops, grocery store, & night life. Many recreational activities available including biking on the boardwalk, fishing, kayaking, surfing, golf, rollerblading, boating. ALSO: The equally delightful downstairs 3 bedroom/2 bath unit can be booked simultaneously, when available, to accommodate larger family groups on the entire property. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, twin rollaway beds, etc. Contact us for more information! CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. Visiting from Denver on spring break. Outside of the weather not cooperating, our stay at this house was lovely. The proximity to the beach, restaurants, shops, and local attractions is ideal. A day at the beach, the Long Beach aquarium, and Disneyland we’re all convenient. The condo was very clean, well stocked, and comfortable for our family of 6. The layout is a little odd, but we made it work. Our minivan fit in the garage without issue, which was a pleasant surprise as I was expecting parking issues. We would definitely book again in the future!

I rented this house for myself and two friends to celebrate a birthday. The location could not be better, offering a 45-second stroll to the beach. It’s convenient to the commercial section of surf shops and restaurants but far enough away to be quiet. The house is nice decorated and the beds are comfortable. The front balcony was fine for us but might feel cramped for some. We did not use the front patio. The kitchen is well-appointed and was fine for us but could feel cramped for a large family. No dishwasher (fine with me). The fridge is a bit noisy, same with the washer/dryer, but we got used to it. Towels provided by the realty company were very thin. I think they could afford to provide better towels.

We had 4 adults stay here. Location was excellent!!!! Beautiful home and location. Would stay again for sure The parking is the only down side. (But also it should be expect at this location) There wasn’t anyone in the lower unit during our stay so it wasn’t bad for us. The garage was tight I’d suggest a small car. We had a compact SUV (Nissan kicks) and it would have been EXTREMELY tight if there had been another car in the garage. It is also listed as a having 2 parking spots - I don’t see how you could possibly park a car in the alley without blocking traffic. So I wouldn’t plan on having that available.

The location of this property couldn't be better for a girls weekend at the beach. Walking distance from coffee shops, bakeries and bike rentals. The house was perfect for the 3 of us, each with our own space, but a great gathering space plus a patio. Neighborhood is quieter than expected and so cute! If we were to bring spouses, we agreed we would want bigger beds.

We loved being steps to the sand in this upstairs unit, and it had everything we needed for a 4 day quick family getaway. It was clean and well maintained, easy to communicate with the property manager, and easy checkin. Thanks for an awesome stay! We loved it and will definitely come back!
