The house was beautifully furnished, cozy and warm. Great kitchen, well equipped with everything you'd need. The appliances were exceptional.

Well appointed kitchen, great views, cozy. There was more than adequate bedding and sheets and towels, mattresses are very comfortable. It would be nice to have a 3 pm check in (rather than 4) and 11 am checkout (rather than 10)

A short week on Lopez to get some warm fall biking and kayaking in before the winter set in. The house was perfect. Right on the water (we checked tides before reserving) and we could launch virtually any time. It may be called Mud Bay but the beach was sandy and firm. The house itself was great. Lots of room and super views from everywhere. The kitchen is fantastic and the other spaces roomy and comfortable. Definitely will be back.

This updated house was the perfect vacation home to retreat to the calm and quiet Lopez Island. With the waterfront right out the back door it made it even better. Highly recommend staying here!

The view from the house is spectacular!

Was excited about the property from the listing--the kitchen, rooms, location...everything but the high price. But we wanted to be comfortable with a newborn, so we bit the bullet and booked it. We got onto an early ferry to the island and sent a text to Vacasa requesting early check-in. Vacasa replied: “Good news, your Vacasa trip is eligible for free early check-in. Your vacation home is clean and ready for you, so head over anytime and start relaxing.” When we walked into the house we were shocked at the state of it. Let’s just say that we do not share Vacasa’s idea of “clean and ready.” In hindsight it was clear that no one cleaned up after the previous guests, but since we had *just* received communication from Vacasa that it was “clean and ready,” we spent two hours cleaning the unit ourselves, starting with laundering the linens and towels so we could shower and sleep. This house appears to be someone’s investment property, and they put in just enough to make the place look nice for pictures. When you arrive, though, you get to see and feel the neglect that occurs when someone doesn’t really care about it. For instance, there are great pictures of the beach, but they don’t show the back patio that was covered with garbage, sand, dead vegetation, and other debris. There were also nice pictures of other outdoor spaces, but they didn’t capture how the back and side lawns that were so overgrown (it seemed to have been months since the grass was even mowed) that its only use was to provide cover for the innumerable mosquitoes as they barraged us each time we went outside. On the positive side, the Wi-Fi and TV worked, and we slept fine after laundering our own sheets and remaking all of the beds. I also enjoyed using the kitchen and was able to make biscuits with the pantry items left in the cabinets. When we called Vacasa to complain we were subjected to a back-and-forth between them and the "local host," which was unprofessional and lacking in customer service. It felt as though no one wished to take accountability for what had occurred. Even after receiving a tiny refund, we felt just as uncared for and discarded as this investment property. This was a property management failure where one hand did not communicate with the other, resulting in the ball being dropped—us, the customer who paid a premium price for the frustrating and disappointing experience of dealing with other parties’ miscommunications.

Lovely place and nice upgrades, however the owner and us the customer are paying for your services. I realize that some of the issues are due to owner info, but the things I consider your responsibility were disappointing. 1. Providing check in info prior to arrival. Or at least touching base between booking and arrival. I had heard nothing since booking the place and had to contact you the day before check in to confirm that the reservation was active. I was concerned that there might not be cellular service in the area of the house so would be good to have and share check in info with family members before leaving home. 2. Generally the house was tidy. Recent renovations had left lots of dry wall dust around and most of that was cleaned up . The countertops and table tops were clean but it lingered in the air. The microwave had greasy cheese and ? all over it. We discovered wet sheets in the washing machine later to discover it was the bottom fitted sheet for the king bet in the master bedroom. So what did we sleep in late that first night we arrived???!?turned out to be a blanket?!? No sheet over the mattress cover?!? The other bed had sand in it so it made us wonder if those sheets had been cleaned. All of this leads to questions about the cleanliness of the whole place the master shower was grudgy on the outside and obviously hadn’t been well cleaned in a long time. Professionally cleaned ? Really? The yard had dog poop and cigarette butts, nails and broken glass. Now I know that some of that is out of your scope , but the in-house cleaning must be.

My husband and I stayed here for 3 days/2 nights in June 2022. We absolutely loved the location - right on the water, amazing views and great wildlife viewing (there are eagles living very nearby who came by to fish/eat in the morning and evening). The house itself is gorgeous with incredible views and has a really cool vibe - although they have changed the rug and furniture in the living room. The driveway is very steep but easily managed. There were several things that were disappointing, especially for the price. First, the door was wide open with the key in it when we arrived which didn't feel very safe. The interior smelled like new paint or new fixtures that are still "off-gassing" which was unpleasant. The glassware was covered in dust and generally everything in the kitchen had to be washed before it was used. There was no "welcome book" with details on how the appliances (including the heat/ac) worked or wifi credentials. There was also a gap between the front door and the floor that rodents could easily enter. The final straw for me was on the second night when we saw at least 10 bats sleeping inside the covering above the front door. You had to walk underneath the sleeping bats to enter to house! I know wildlife is to be expected but it is clear that no one is paying close attention to what is happening at this house.

Beds are comfortable, good options for streaming on the TB and great WiFi. The kitchen is well equipped, missing ziplock bags and coffee. If you arrive after stores are closed, make sure you have all of your morning essentials. There were no neighbors around, it was extremely quiet. We enjoyed beach combing and observing the river otter.

Lovely setting with marine wildlife and sunsets. Enjoyed kayaking around, checking out geoduck clams at low tide, lots of trails in area, and dinners outside. House consistent with pictures and offers good space for family. Definitely would come back. Thanks!

Only positive was location; Very close to the water, and supply of dishes. Cobwebs with spiders all over the house. Stove was filthy including oven door on inside. Knob on burner kept popping off. One of the burners was popped up and made it difficult to use. Screens did not close tightly leaving a gap for bugs to fly in. Large empty crab shell right outside living room door on patio. Master bathroom and bedroom smelled like dogs. Opened windows and door but smelled lingered all 4 days. Window sills were filled with dead bugs. Towels were left in dryer for us to fold when we needed them. House did not smell clean.

The freezer had a fishy smell and the walls In the kitchen and living room had spills that hadn’t been wiped down. The stove burner spill pans were dirty and there pet stains on the carpet in one of the bedrooms. Also, the windows all need a good cleaning. If these items were addressed we would stay again, but if not, we would most likely look for another option.

The waterfront location was stunning. The house was very comfortable with a fully stocked kitchen including all the spices. We had a great time.

Our family has been going to Lopez every year for over 30 years. We never stayed on Mud Bay. It is beautiful and very quiet. No neighbors on one side and really nice neighbors on the other side. Nice flat yard for the kids to play just steps from the beach. The kitchen is well equipped. And all the linens are nice! There is little shade, so bring your own. We brought a pop up to go over the picnic table. Enjoy!
