The breakfast was OK I would of proffered a toilet in the room that's the only thing that spoilt it for me absolutely amazing couple that run it beautiful setting I can imagine parking will be an issue when full capacity

The property was amazing with very friendly hosts. The rooms were neat and clean. The toilets were very hygienic and well maintained.This is a highly recommended stay for everyone looking to spend a few days travelling around Lake district. The stay is accessible and very close to grocery stores and town centre.

The Hotel wasn't Vat registered, also if the location would of been full there would of been problems for parking.

Really nice Guest House! Very clean, comfy..and good views outside the window. We had a wonderful stay and would return whenever we are visiting next. Definitely recommended!!

Breakfast was great and lovely farm setting.
Didn't realise it was a shared bathroom until we arrived as this was not clear online. Also the bed/room we were in was sloped significantly meaning sleeping was a bit uncomfortable. Would suggest asking for a second pillow as well.

Bit of a long one but please read!
Upgraded room to ‘private bathrooom’, there are NO rooms with a private bathroom despite what the offers are. Questioned Mel about this and she seemed shocked & angry with Booking.com. She assured me that they have “never had this happen”. Guess it pays to read reviews in advance as I later read the reviews & it seems to be a common issue. Annoyed that I was lied to.
The parking is a lay-by on the country road. Property itself is very run down, and needs TLC. The room was small and BLACK MOULD around the windows - it’s an old house, but with the right treatment mould can minimised.
The worst pillows in the world, bed very soft and flat pillows made for a horrid night sleep.
Gaps in the doors so I could see corridor from the bed. Door locks shoddy.
No lightbulb in the bedside lamp - had to ask for a lightbulb.
Shared bathroom with shared hand towel - gross. It wouldn’t be hard to provide paper towels or hand dryer. No toilet brush so previous users skid marks still there.
Breakfast - dismayed to find the ‘coffee’ is the cheap Nescafé sachets that are on the tea tray in room. Why not provide nice coffee in the morning especially to people paying extra.
Card machine not issuing receipt so asked to pay by BACS. Told me bill was £60 as they have given me ‘discount’. Hmmmmm.
I was meant to be staying in April, needless to say I’ve cancelled it out and found a way better hotel (which is nationally standardised) for £5 less including breakfast.

The property was very homely, very clean. loved the cottage feel to it. The lady who owns it was very polite, very helpful, very accommodating towards myself and my daughter. We felt very safe.
Her partner made breakfast, he was also very pleasant.

I advise you read reviews properly before booking!Very misleading photos and advertising eg private bathroom etc! I'm almost 8 months pregnant so I would have never booked it knowing it's a shared bathroom!Should be made clear on the booking page. Had to walk to the other end of corridor to use it. Towels, tea and coffee not replaced, no glasses for water etc - you'd think it's a standard these days. No hairdryer either- had to chase everything up. Also, no proper parking so when left the car in a little laybay couldn't get to it as it was slightly flooded due to the weather. We cut the trip short and told the owner on our way out but he wasn't bothered at all - you’d expect they’d offer a small refund or whatever but he just wished us a happy new year instead.

I arrived early and the host soon turned up and offered me a lift to where I wanted to go. Good English Breakfast.
its a little far out of town in a rural location, you will need a car or get around by taxi. Bathroom was shared in the hallway.

It was a bit further out from the lakes than i realised, but it has a lovely quietness that the more touristy areas lack.

quiet and friendly host
waiting to be booked in as host was out, she did provide a key code for a key safe and we let ourselves in. didn’t answer the Ring door bell but answered mobile provided.

Fantastic location, close enough for work yet rural location. One night away for work, felt like I was on holiday. Help yourself breakfast available for early start at work. Excellent value for money.

Only 1 thing was not having your own bathroom but it was never a problem with the shared 2 that was right next to the room.
