Small and friendly family run hotel. Proprietor went out of her way to make our stay a success. Due to a delayed flight she was there to welcome us at 1 am. Seljuk is a great choice for visiting Ephesus. It’s a very Turkish environment, not full of tourists, and with an amazing market on Saturdays. We would highly recommend Ephesus Palace.

The location is just perfect to reach Ephesus site while, at the same time, enjoying a relaxed stay. Our room was very clean and confortable. Very good quality for price. Also the way we've been treated by the hos has been amazing. I strongly recommend it.

It was a short walk [ 10-15 minutes] from Selcuk station, which I appreciated. But be mindful, there's a steep uphill walk, if you are planning to lug your suitcase with you :)
1. Sleezey tricks to juice you: I arrived there hoping to stay in the Selcuk area and explore the neighborhood [ which is serene] and Ephesus/ Pamukkale etc. Upon making my booking, the property send me an email on March 31st, listing the tours and pricing they can arrange for you. The quote Ephesus tour for 50 Euro and Pamukkale for 50Euro. April 1st evening when I went to confirm my tours, they racked up the price by 30euro. So 80 Euro for each. It is true that the museum prices increased from April 1, by almost 100% . But if you search the net, you can tell, the ministry informed everyone by January. The host and her boss argued that they forgot to update the price [ which they had 3 months to do]. When I was insistent, they offered 65 Euro for Ephesus and 80 Euro for Pamukkale. By this point these sleezy efforts to rip tourists were getting on my nerves. So I went went Crowded Houses [ the same company this property uses for tours] and found Pamukkale is 65 Euro. I figured it was useless staying here and decided to move to a better accomodation.
2. Breakfast spread....: Although the breakfast is not a deal breaker for me, cracking in an egg on the pan, and tossing that to your plate, is by far not the spread the spread I had envisioned [ and I have been to other homestays/ hotels in Izmir, Selcuk and Istanbul]. A 10 year old can make a better breakfast.
3. Noise at Night: There were people [ may be other tourists or staff - I don't know] in the stairwell area being loud and noisy, not realizing it was past mid night and other folx may want to get some rest. it was very loud and noisy and kept waking up.
Anyway, it was so disappointing on the whole, that I had initially decided to extend my trip, but I checked out as soon as I could.
5.0
Friendly staff and nicely decorated room with a reverse-cycle air conditioner.
The breakfast options were very limited and served to each person - not worth the additional cost in my opinion. The room had a few stains and yuck marks here and there that we had to turn a blind eye. The bed wasn’t very comfortable and it was a bit of a tight squeeze.

It was a quiet neighborhood! Getting a taxi was easy and it was a convenient place to get to Ephesus. We did the tour to Pamukkale through the property and it was a wonderful experience!
The owner is so sweet and kind and makes you feel like family right away!
we enjoyed our stay so much and enjoyed playing backgammon on the patio
The bathrooms had a slight smell but it didn’t disrupt our stay. The bathroom smell seems to be a common theme throughout Turkey so it wasn’t a big deal to us.

Spectacular views especially of the castle from our huge balcony! Fabulous size room and bathroom with extremely comfortable bed. Great shower. Good mix of traditional and modern decor. Extremely helpful and friendly staff, with excellent quality and plentiful breakfast. Only regret is we only stayed for one night but are already planning to return soon.
Nothing.

the housekeeper is good
lie to you about the price. When we booked the room, it was written in the reservation that breakfast costs 3 euros, but we were asked for 6 euros. I read in reviews that other tourists had the same experience. The room has a large kitchen furniture, which takes up a lot of space, but is totally non-functional. He doesn't have a stove, he doesn't have any dishes, he doesn't have plates. He only has a few spoons and forks and a kettle. The glasses were dirty (as seen in the attached pictures). The kitchen sink area was dirty. The room is poorly lit. Only a few LEDs work. The chandelier in the room does not work and the one in the kitchen has only one bulb. It has a very small wardrobe, not enough for 3-4 people. The walls are very thin, you can hear everything that is said in the next room.
the towels were dirty
The air conditioner is not working properly.

very big room and private balcony
there was a KITCHEN ROOM as advertised but there was no stove (to allow cooking), no utensils like pots and just a few cutlery and no cups, etc. the only thing the ktichen had was a fridge so it was not a working kitchen.

Quiet location a bit out of the centre city with a great view. Easy parking. The premises are nice and elegantly decorated. The King room is really special and I recommend people to choose it. The room is comfortable. Breakfast was good and is charged at 6 euros/pers.

The hotel itself is absolutely stunning, it’s beautifully decorated, clean and a nice cool temperature (it truly fits the name as it’s like a palace). It is also only a very short walk away from the restaurants, the bus stop and shops which is ever so convenient. The room again was decorated very beautifully, was clean and was a good size. The bathroom had a nice powerful shower and even two good hairdryers! The breakfast sitting area is spacious and overlooks the city of Ephesus which makes for a perfect breakfast experience in itself. The breakfast food was very filling and had a tasty variety which my boyfriend and I enjoyed. A special shout-out to the staff and owners who were ever so lovely. You are always greeted with a smile and kindness at breakfast. They go out of their way to cater to your preferences! My boyfriend and I are quite picky with our food but the two lovely ladies who tend to breakfast were always helping us. And the owner herself is such a sweet lady who everyone (my boyfriend and I included) got along well with. We found that she cares a lot about her guests. At the beginning of our holiday Sevilay gave us some of her time to create a plan of what we would do within our holiday which was much appreciated and so attentive. She also helped us a lot when deciding which train or bus to use and when, which made our experience of transport in Selçuk a very smooth one. Whenever we would come back from a very long day it was always a joy to see Sevilay’s beautiful face awaiting us with a smile ready to speak to us about our day and ask us how we are. My boyfriend and I have made a lovely friend within Sevilay which has encouraged us to plan to visit Ephesus Palace in the future again! The staff and Sevilay really made our experience in Selçuk so enjoyabke so we cannot thank them enough. Other things that are notable - the hotel sells water for a cheap price which is very convenient to have at hand.

The location was near the bus station and a lot of great local places like the farmer's Market on Saturday and there are a lot of shops to see in the shopping district. The view was lovely and the staff were nice enough to let us keep our bags there while we waited for a room to be available and went about our itinerary for the say. The room was spacious with more than enough space for the 3 of us and a small balcony which was useful to dry our clothes. The en suite was also spacious and clean.
Although the location was nice, it's an uphill climb and pushing our luggage up was not a great experience. The linens were a bit stiff and rough, and the light in our bedroom corridor to the en suite was blown. The night light was an odd dim red shade but wasn't too unpleasant. Also the staff were pleasant but not super hospitable (didn't help us very much with our bags to be brought up the stairs, etc.), while messaging via the app they seemed really hospitable and said they would help contact the bus station to help us with our bags but we ended up having to walk there ourselves with heavy luggage and they were not ready to receive us despite us already mentioning that we would be arriving early.

The hotel is small and the atmosphere is very warm. The breakfast seemed ok (we didn't take it, we just saw it at other guests).
In the neighbourhood there are shops, markets and 5 minutes walk there is the town center where you can find a lot of bars and restaurants.
The hotel is 5 minutes drive to the ancient city of Efes (Ephesus)

Late arrival and early departure for us. Very welcoming and perfect for our quick stop in Selçuk.
The garden view is more a backyard view!

The room was really clean, the host is super friendly. The terrace is great for enjoying breakfast (a very large and tasty one). Great value for money
Not much to mention, the hotel is located on a steep road, so you'll need to walk a little bit, but personally I enjoyed the walk :)

Great breakfast and nice hospitality in a lovely dining room in the mornings. Very quiet neighborhood.
On a sign in the hotel, laundry service was offered for € 5 (I don't know why it was not in tL.) But when I picked up my clothes, I was charged 150 tl (€9.5). She said it was €5 for each--washer and dryer. If I had known that, I would not have had them do ,my small amount of laundry.

We arrived a day early, but there was no problem with that. Cengiz our hostess was very accommodating with our needs and comfort. At breakfast, each plate was already prepared with Delicacies. Omelets came fresh after. Wonderful stay!

Very good breakfast.
No much water pressure, staff doesnt speak much English leading to some embarassing missunderstanding with the payment .
Didnt let us pay for the extra night and some beers by card, wanted only cash, After a long talk finaly ended up Booking an extra night online to avoid overcharging from the staff. Got overcharged for the beers in cash.

clean, good hotel service, wasn't problem with parking
rooms - a bit old, ugly
breakfast - ordinary, nothing special
