Paul was on site to welcome us he was very friendly. The room was fantastic , Clean and stylish.
The breakfast is the only part that disappointed us. We were under the impression we would get a cooked breakfast - as per the reviews on a cooked breakfast. There was boxes of cereal, bread and buns that we could help ourselfs too. Otherwise everything was very clean comfy and stylish

Served its purpose
The bed was very comfortable; good location for Newmarket
Would be nice to have Information more readily available in the room about things like the wi-fi code and what the protocol is for the food available in the kitchen. I also had problems with the internet connection: OK at first, then kept telling me the code was wrong and couldn't connect. No one around to ask about it. In the room itself, the tape holding the screen on the TV is not a good look, and tissues in the room are always a nice touch. Noise from other guests leaving at 04:30, but not a lot the owners can do about that.

Only complaint would be overpriced, but well maintained and great location
Clean, conveniently located, water in the rooms with mints. Comfy beds, good shower.

GIVE IT A MISS
Nothing
It was nothing like the description. The property changed hands last year and has spiralled downhill. It now has ZERO personal touch and the cooked breakfast is NON existent Do not be fooled by the rave reviews. These were earned by the previous owners and give a totally FALSE impression. We felt cheated especially with the offer of a derisory 2% refund.

Superb
I found it great. On top of that my cousin Maurice left his passport there and Paul contacted us which I felt was excellent customer service.
Cant' fault my stay.
