Great hotel and spacious room
Lady on reception was truly unpleasant

nothing
I was on ground floor, no air, by the train station so heard trains all night. TV didn't work, bathroom was dirty.
The hotel proprietor was very rude to me and actually threatened to not allow me to stay. I arrived late, at 23.45, having phoned twice when en route to let the hotel know I would be late because I had an issue with my car driving over the alps. the hotel was closed when I arrived. I rang the bell several times before the proprietor opened and said he didn't have to let me in because the hotel was closed for the night. When I said he had to because I had already paid for the room, he took offence. When he eventually decided to let me stay he insisted that I pay 20 euro extra for a late check in. He took a long time to register my details and I eventually got to my room at around 12.20am

Location is very good.
Horrible staff. Check in lasted one hour. Staff smoked inside, unfriendly, no word of English.

I've stayed here before, but all the rooms are different. Because Booking.com told me there was not a room with bathroom available for 3 nights, I booked one without. When I got there, the owner said he could switch me to a different room with bathroom for the 3 days. The place I ended up with was super big, but some of the facilities were awaiting repair. For me, this was not a problem, as one of the basins was functioning and the owner had expressly told me that I shouldn't worry about water going everywhere from the shower (the repairman had brought the wrong size door, which was propped up near the basin that worked.
Because they weren't expecting to have guests in the room that night, I had to expressly ask for towels, but all I had to say was how many I wanted.
The place is in a super convenient location - less than 5 minutes both from the station and the beach. So, if you want to throw yourself into the water asap, it will take you about 15 minutes to get there, check in and go. On the other hand, you could check in and travel to a better beach, if so preferred.
Concierge service ends at midnight, but you have keys to get in at any time if it is closed.
The hotel also caters lunch and dinner if you ask them. And the food, although choice is limited, is super-good!
This is a 1 or 2 star hotel, depending on the season. I like it just the way it is, but you mustn't expect 4 or 5 star facilities or service: it's basically a small family business. I feel that the company basically makes up for any shortcomings in the funky accommodation - which I'm actually rather fond of.

Location
Staff didn’t speak english, weren’t very helpful, and were never around. was hot and apparently you had to pay for the aircon but we weren’t even extended that offer

Good location and a nice balcony.
The receptionist was rude upon arrival. I had to pay an extra 10 euros to put my bike in the back. The description said it had air conditioning but it was 20 euros more.

Only the location
The service is so bad the owners are rude they made us pay for the air conditioning even though it mentions it is included on booking super dirty place they do not provide tissues or toilet paper as for breakfast it is not a breakfast they give only one croissant for each person

Great view on the balcony, smiling staff, nice old building
Communication was difficult (staff speaks no language other than Italian)

The location is just perfect for traveling around.
The owner is super friendly, but unfortunately, here are the superlatives finishing.
Well, this was kind of staying with experience: the price is cheaper than the hostel, so it sounds like a great barging for the private room, BUT wit the privacy is not that good. You are literally sharing the room with ppl in the other one because there is a hole in place where there were previously doors. But ppl who book this do not have a certain level of respect like in hostels....so long story short you can same like me experience passive threesome and no sleep bcs Italian love doesn't know the borders... Anyway, it's highly recommended for voyeur and similar...

The only positive property of this hotel is its location.
Actually everything. During the normal period our room would have cost ~50€, during our stay (Easter) 250€. It is 5 times the price than it would cost normally.
If you like the feeling of a time travel, this place is for you. Everything is old, but really old. The bathroom looks definitely terrible. The staff is very unfriendly.

Nice Hotel and nice lady at the reception. Didn't speak English, I didn't speak Italian but we could talk with each other using google translator. It is close to the Station and really close to the harbor. Had a great time walking there.
The cleanliness of the room is terrible. I mean yeah the prices are low but but even for 30 euros I expect a clean room. Wifi doesn't work on the top floor, had to sit in the hallway.

lovely old building, receptionist didn’t speak English but used a translator to make it very easy, good price
quite run down, room was advertised wrong,(no balcony), wasn’t too clean and I think the weird rule of no eating in the rooms leans towards the idea that the rooms aren’t cleaned properly

Location and staff
Unfortunately I didn't get what I booked:
room description says 20 sqm single room with balcony, but actually it was 10 sqm with no balcony.
Wifi was to weak from my room.

The hotel is close to the train station and town centre. The room was very spacious and the beds were comfortable.
The area was very noisy at night and I found hairs in the shower.

I don’t know why people leave bad reviews.

It's just scam froud, provided photos doesn't match to rooms. Was the worst experience nothing was good there.
Property owner is extremely rude and will scare you with police. Either you should stay in storage room or he's calling a police, funny fact is that when police arrived they told me that he does it all the time and asked me to help then and go to court. Definitely not the place to spend even a hour.

The only advantage of the hotel is that it is near the train station.
We ordered this room because of a balcony but it wasn't there. I saw bad reviews in booking.com but didn't imagine that hotel could provide incorrect facts about room facilities.
Room was very small with a small window. And without balcony it felt like a cell. Wifi doesn't work at all on the 2nd floor.
Staff wasn't friendly. When there is a problem staf immediately forgots English
