Welcome to The Palms! - Ocean views 3rd deck - Newly furnished - 2 Master Bedrooms - Large .42 acre lot with ocean views (partially fenced) - Over 50 Palm Trees on-site - Private HEATED POOL, decks, covered patio - 3 story home has a 2 separate entrances - Full Kitchen, Kitchenette and BBQ grill - Beach Wagon, umbrella, 4 Chairs, Boogie Boards, sand toys - Tree swing, spacious play area Golf cart rentals available, contact for more information. 1st/ground Floor: With a separate entrance, this home is perfect for multiple families. The ground level is the 1st master queen bed, 1 bath, and a living room with a kitchenette (fridge, sink, microwave), the living space has a 65 inch TV that is wall mounted and can be titled out facing the pool area. The space also has a sliding glass door and large window facing the pool. A queen bed located in the bedroom, the living room has a pull out queen sofa sleeper and an ottoman that converts into a twin bed. 2nd Floor: The 2nd level has a spacious, fully-stocked kitchen, double ovens, microwave, fridge, bar seating, and two sink areas. There is a formal dining room just off the kitchen that offers seating for six and an outdoor dining table on the 2nd floor deck. The 2nd floor living area is equipped with a 65 inch Roku TV, two full size couches and two chairs. Plenty of space for everyone to relax after a day at the beach. 3rd Floor: The 3rd level has a large master suite with a king bed, Roku TV, soaker tub for two, shower, double sinks, and separate toilet room. The 2nd master suite also has sliding glass doors out to the third level deck with breathtaking views. The 2nd bedroom has a queen bed, ocean view and sliding glass door to deck. The 3rd bedroom has a queen bed with a full bathroom attached. Full laundry room also located on this floor. Outdoor Area: The property has a tree swing, large partially fenced yard, and to top it all off the beach is just across the street! Grill up your fresh catch under the covered patio. The pool has a Shamu shelf (shallow water 4x12 that is 1ft deep), pool lights, string lights under the deck and around the pool that are on a timer from 7:00-10:00. It lights ups the space and looks magical. The Palms is where memories happen and quality time is spent. Very nice property. Lovely house. Great heated pool with nice lighting for evening swimming. Well stocked kitchen. Nice bath and beach towels. Not far from historic downtown St. Augustine which is a super neat place to visit. Adam and Tamara are wonderful!

We enjoyed every minute of our stay at Vilano101. Lots of room for several families, fully equipped kitchen, lovely pool. There was a problem with the air conditioning, but when I notified the property manager, it was repaired within a couple of hours, so no problem. They even brought an umbrella for the pool area. We will definitely be back!

We had a wonderful family stay at the Palms. The property was very convenient, clean and had all we needed to enjoy a great long weekend together. The owners were very easy to communicate with and we were very happy to visit and stay here during our stay.

This is an awesome beach house for a large family. We had 7 adults and 5 kids ranging from 4 months to 15 years old. Everyone had their own space and the common areas were spacious and comfortable. The house is well maintained and very nicely furnished. The house is just across the street from a great beach access which is super convenient. We were a short 5 minute drive from historic downtown St. Augustine. There were several restaurants in close proximity. The pool area was great and our family really enjoyed it. The property manager was fantastic and very responsive. We will stay at this location again in the future.

We met our family from Miami and SC with 4 kids for the week. We had a great time!!! The pool was a huge hit! The separate accommodations for Grandma and Grandpa was a winner. We had a couple challenges with the washing machine and refrigerator but Tamara was super available and had quick solutions! Wish there was a larger dining table so could have all eaten together, but instead we put the kids at the counter top in the kitchen and they were fine with that! Would definitely stay here again!

This house is so accommodating. An easy walk to the beach. The hosts were amazing and always answered any questions quickly. Would highly recommend this place to families with kids. The pool was awesome.

Our extended family had a great week at “The Palms”. We were 8 adults and 3 children (4 and under.)
We were there for 4th of July and some of us stayed back at the house with the baby during the fireworks. We were able to sit out on the top floor deck and see the fireworks in the distance without the crowds. It was lovely.
The pool was very nice. There were ample pool towels and toys and floats to use. The water was warm from the sun and the record heat, but that made swimming super nice at night.
The beds were comfy, the kitchen well stocked with dishes and appliances. There were even baby gates, children-safe cups & utensils, a high chair and pack-n-play.
We had a small problem with the fridge and Tamara was very helpful in figuring out a solution for us, despite the lack of repairmen available on the holiday.
The beach is right across the road and the little ones loved it. There’s a beach wagon to take all the stuff to the beach in.
The tub in the main bathroom was huge and comfy. All the balconies were awesome. We thoroughly enjoyed our stay.

We had a wonderful time. The Palms was super nice. Pool was clean, temperature was perfect. House was roomy with all the essentials. Very well stocked kitchen. The only thing I wasn’t crazy about was having to walk along A1A to get to the beach. Felt dangerous so we drove across the street with my 9 month old granddaughter. If you are looking to visit St. Augustine I highly recommend this house. Tamara always got back to us right away, as well as Anne the property manager.

We loved this house. The location was perfect. It felt private with a quiet neighborhood and a nearby park but was two minutes to walk to the beach and just a short drive to Publix and a few restaurants. The owners/managers were quick to respond to everything and were incredibly kind and personable. The home was so clean and lovely, well maintained and decorated, and had everything we needed plus extras! The pool was the perfect temp, even on our cooler days. The beds slept well, the home felt safe. Overall, we loved everything about this place and had no complaints. Thanks y’all!

The Vilano Beach house was in an excellent location, very clean and had everything we needed for our stay. We would definitely stay here again and would recommend this home to anyone visiting the St. Augustine area.

Great location, very short walk to the beach. The private pool was the best part. It's a great set up for 2 families with having the common area between the two floors. Make sure to read the layout description, I did not read it correctly and was surprised that the bottom floor has no inside stairs connecting the upper floors inside the house. You have to use the stairs located outside to the deck. Wasn't a big deal for our group but if you have a bunch of kids, you might not like them staying in the basement with only one entrance. The host was very easy to communicate with. They gave some great information on the local sites and best restaurants. Kitchen was well stocked. The only thing that needed improvement was the cleanliness. The beach toys and chairs were a great bonus. Overall we enjoyed out stay and the area.

The house was nice and very conveniently located - close to the public beach access and Publix. The view from the 3rd floor balcony is wonderful. Very clear view to the ocean. The pool area is great but the pool is on the smaller side. The main living area on the 2nd floor is very open and spacious. Plenty of seating in the living room, open concept from the kitchen. Balconies all around, accessible from the kitchen and living room. Lots of outside chairs provided. The A/C is strong and does a great job of keeping the home cool (there are 2 A/C units). The mattress in the king suite is *very* firm, and the sheets sleep hot. They don't breathe well at all, so even with the A/C cranked at night, we were still sweating. The water pressure is super low, even with only 1 shower running. The washer and dryer are ancient and take forever to run a load of laundry. The Keurig in the kitchen is semi-broken so it's difficult to push the top down and it's very slow to brew coffee. Just barely enough toilet paper, paper towels, trash bags and laundry detergent (Tide pods) provided, so larger groups will definitely need to replenish these items at some point. THE BEACH - we first stayed at Vilano in May 2021 across from Boating Club Road and it was wonderful. Hurricane Ian has devastated this area's beaches. They are mostly gone. The water level is extremely high (up to the dunes) and most of the beach access points along the Vilano stretch are taped off and boarded up. The access directly across from this property is luckily still open, but the beach is absolutely smothered in sharp shell fragments that made it miserable to relax on...painful on the feet. Not much sand at all. There is a deep drop-off in the water about 2 feet in, and the current is very aggressive. The water was dirty and was kicking up a lot of red dirt. No one was swimming because the water was just very "angry" and unsafe. We took our bikes further south to Anastasia Park and the beaches there were much more inviting, but this is not convenient to get to from the rental unless you want to pack up and make the drive (several miles away). We went there for a relaxing beach vacation to enjoy the ocean and the waves, but we ended up only spending an hour or two at the beach total over the course of our 5-day stay. Very disappointing. Most of our time was spent in Downtown St. Augustine, which is charming and beautiful, but we didn't get to enjoy the one thing we really went down there for.

There were 6 of us (55+ yrs old) and the house did not meet our expectations. The living room and kitchen are nice and large as expected with plenty of streaming options on every TV. However, the house is in need of a refresh, especially painting of door casings in the 2nd bathroom upstairs as it looked very dirty. The toilet in the half bath on the main level was not cleaned and the locks on the sliding glass patio doors were very hard to secure; but we eventually got the hang of it. Due to the fact that the water pressure was low in the house, when both showers were running simultaneously, we showered one at a time. This was not a huge deal, but definitely inconvenient. Lastly, having numerous beach towels was a plus and the view to the beach was very nice. We ate at a couple of the restaurants the property manager recommended and they were very good. I would recommend adding a basic bar set in the kitchen (or just a shaker) for alcoholic beverages. Also, adding a motion sensor light on the garage would be helpful for when you forget to turn on the porch light. Overall, our experience with this property was average. We are a glass half full group of women, instead of a glass half empty. So, we thoroughly enjoyed being able to spend time together and vacation under one roof.

The Property Manager Tamara was so helpful and was available whenever we had a question before our stay and during. The house was great! We loved the set up and having the separate living quarters for my daughter and her family. We picked this house since we had children with us and wanted a home with a fence around the pool. The outside area of the home was very nice and looked beautiful at night with the lights. The kids loved the play area. There was a nice park right down the street as well as the beach across the street. We decided to drive across the street instead of walking with the little ones. The parking area was never packed and it was easy access to get all our beach gear down to the beach. We paid for a boat ride from the pier into town and back so we didn’t have to worry about finding and paying for parking. We had our own little sunset cruise. The house is a 3 min drive to Publix and the liquor store. Very convenient!
It was an awesome trip! We would definitely stay here again.

This was a perfect spot for our family of 11 to Vacation. The pool area was great. I was worried about transitioning to the beach with out a golf cart. It was no problem literally steps away. They have a beach wagon, boggie boards, 4 beach chairs and we left 2 more, sand toys for the kids. The hose is located where you could keep the sand out of the pool and house area. The kitchen was stocked with utensils, bake ware as well as pots and pans more than any rental we have tried. Then house flows well and everyone had a space as well as room for gathering together to watch the sunset, play games, and fellowship together. I highly recommend this home as well as the property management!

We called and they had made it right in under 2 hours on a Saturday. We didn’t have to worry about a thing. Just what we wanted!

Great place for a family vacation!
We really enjoyed staying at the Palms. Being right across the street from the beach was great and it was very easy to get to downtown St. Augustine. There is a Publix within walking distance. The downstairs separate section was great for my brother and his boys and everyone loved the pool. The property manager was very responsive and helpful. I would definitely recommend the Palms!

Loved the Palms, we had a wonderful stay. The pool was a big hit for our family. The downstairs in law suite was perfect for our 21 year old and her Friends. This was by far the best vacation we have had in years and we will be back!!!
