Rare privacy for Provincetown, but everything town has to offer is within a few minutes walk. Located on the edge of the East End gallery district and within yards of the Provincetown Theater. Spacious 3600 sqft house features an open design living and kitchen area. Minimum guest age 25 (except accompanied by parent) No Bachelorette or Stag parties accepted. Events must be pre-approved in writing. Additional insurance may be required. More than 20 guests on the property at any time must be pre-approved in writing. Additional insurance may be required. Caterers must be preapproved Families & Children are welcome Pet friendly with $150 fee per pet. No smoking or vaping of any type allowed inside the house. Owner or staff can be available to meet at check in. Touchless Covid safe check-in is available. Heavily Wooded neighborhood with water view. 2 short blocks to the nearest beach. Long rugged driveway through the Bohemian Tasha hill artist's colony. The driveway is not elegant, the house is beautiful. On the property you are almost certain to see wild turkeys, rabbits, and foxes. Less frequently you may see coyotes and white tail deer. On edge of the East End gallery district. A master suite, 2 beautiful bedrooms and a 1200 sqft family suite which includes dining table and TV/game room area and sleeps up to 6. The family suite features two sets of bunkbeds and one queen bed, but does not qualify as a bedroom and as such we must advertise as a three bedroom property. The house has a total of four bathrooms allowing comfortable privacy for large groups. Private Driveway allows parking for 6 cars. Steps from the hilltop down to Bradford street allow easy access to Downtown. Bike rack provided on property at bottom of steps just off Bradford street. Multiple waterview decks provide ample space for enjoying the outdoors. This was the first federally certified energy star rated Home in Provincetown. 3600 sq. feet Home. 1200 Sq. feet per floor. Shares a 2 Acre Lot with one other house. 300 meters dirt road. Last house on the road. Hilltop location. Driveway is through the very rustic Tasha Hill Bohemian Artist and Fisherman community. Parking for 6 cars. Wi-Fi, Cable, Comcast Broadband, multiple flat screen televisions. The main floor features 9 ft ceiling, the second floor bedrooms boast soaring 10 ft ceilings. The lower floor is a walkout basement family suite with 8 ft ceilings. Original Provincetown artwork throughout. Beautiful Brazilian Santos Mahogany floors throughout the majority of the house. The front door leads to a sunken foyer which is open to the living room and kitchen. The large kitchen has custom cabinetry and granite throughout on counters, island, and backsplash. Cooking facilities include Jenn-Aire double wall ovens, a Commercial Wolf gas five burner cook top and a Weber Grill just outside the living room slider. Oversize double deep commercial stainless kitchen sink. Bosch Dishwasher, Fridge/Freezer/Icemaker. The walk in laundry room has LG oversize washer and Dryer. There is central vac system and kickspace vacuums in the kitchen and foyer. The slate tile Mudroom off the kitchen provides room for extra dry goods, shoes, or jackets in inclement weather. Umbrellas are provided. The waterview Dining Nook between the kitchen and Living rooms seats six, the Kitchen Island seats two, a tall side table seats four. There is also dining seating for six in the family suite. Living room: The spacious living room has a fully functional oversize Pennsylvania River stone fireplace, which incorporates the iron mooring rings from the fireplace in the former Moors Restaurant fireplace and a Chinese sandstone hearth. The mantle is a reclaimed beam from an antique Provincetown home. There is an Insignia 50 inch flat screen TV located over the fireplace with surround sound, Ipod/Iphone dock, DVD player, and Wii system for games or Netflix. French sliding doors leads to rear deck (Aprox 8 ft X 30 ft) with Weber grill and Outdoor casual seating for 10. The living room can seat 40+ for a catered event. Master Bedroom: 2nd Floor Master bedroom. King size bed with Ralph Lauren linens. Samsung 27 inch flat screen TV. French Slider leading to upper deck with fabulous views of P-town Harbor, Long Point Light house and Pilgrim Monument. Deck features loungers, outside seating, and firepit. Ample space in master bedroom for provided pack & play crib for those travelling with a baby. Large antique Mirror and Vintage Bureau from P-Town’s Burch Estate. The ensuite Bathroom has a soaking tub with views of Provincetown Harbor and the Pilgrim Monument. The master bath also features a custom slate double shower. See if you can locate all the fossils in the slate tiles. Toilet and large European style sink. Blue Room: The 2nd Bedroom has full water view from the Queen size bed. It has French sliders with access to the upper deck and 3 windows. It has a standard size closet, a dresser, and large mirror. Green Room: The 3rd Bedroom has woods view in summer and distant water view in winter from the Queen size bed. It has two windows and a skylight. It has a standard size closet, a dresser, and large mirror. The Blue Room and Green room are adjacent to the guest bath which has a custom tiled floor, European vanity sink , full size tub/shower, and toilet. Spare linens closet is located in this guest bath. Family Suite: The 1200 square ft walkout basement family suite has Brazilian Mahogany floor in the sleeping area and tile floors in the adjacent game room. 6 Awning windows provide natural light. The interior stairway from the game room leads directly to the main floor kitchen. An elegant ½ glass door leads provides a separate entrance as well. There is Queen size bed and a two sets of bunk beds. This room can sleep up to six comfortably. The ensuite bathroom is located between the sleeping area and game room and has a stall shower, single vanity, and toilet. Game Room: The game room is part of the family suite. It has a tile floor and includes a love seat, Samsung 60 inch flat screen TV, a dining table for 4-6, and a discrete storage area for beach items. Puzzles and board games are provided. Beach towels are located in the cabinetry. Exterior: Private Steps down the heavily wooded hill leading to Bradford Street, Commercial Street, the beach and Town. The steps bring you up 25 ft in elevation from street level. Gravel Driveway, Heavily wooded setting. Gas Grill with gas hookup (no tanks to fill or change) 35 feet above sea level, house is engineered to withstand an F2 hurricane without boarding up. East end of Town, on the edge of the Gallery district. ½ Block to P-Town Theatre ½ Block to East End Market 3 Blocks from Fanizzi’s restaurant 3 Blocks from The Mews Restaurant art classes available at PAAM, 3 blocks from house Groceries and Deli are available at the East End marketplace an easy walk away down the steps and one short block away. Angel food is within 3 blocks. Fanizzis, Ciro's, and the Mews both offer great food and full service bars within a few blocks. A portion of the driveway to the house is through the Tasha Hill Bohemian fisherman's and artist colony and is very rustic and not suitable for cars with unusually low ground clearance. Alternate parking is available for any guest cars unable to negotiate the driveway. You can fly: fast, year-round from Boston, in season from NY You can take ferry: 90-min ride from Boston, runs daily May through October You can take bus: daily service from Boston Logan’s Airport and the South Shore, connections available from Providence and NYC You can drive by car: only one hour from the Cape Cod Canal bridges assuming no traffic By train: in season Amtrak service from Boston’s South Station with a bus connection in Hyannis

We loved our stay! We filled every room in the house yet this spacious home never felt crowded. The decks upstairs and downstairs provide beautiful views of the water. The home felt nicer than the pictures even show! The bathroom off the primary bedroom is a dream. The home is on the "art-side" of P-Town. We enjoyed our walk through town down to Tea Dance on the other side of town. We walked everywhere all weekend. Patrick was very communicative. The driveway is tricky to locate but his directions were easy and once you drive it once, it's easy as cake. Patrick also had a small welcome package waiting for us which was so generous! Also, there is an extra set of bunk beds in the basement bedroom (not shown in photos) which was perfect for our crew. We appreciated the wonderful hospitality! The place was amazing and we will definitely stay here again as well as recommend to others! While we didn't use, this house also has a pack-n-play.

We were 3 couples on reunion trip. Great spot for socialising with large open spaces for downstairs. House within easy stroll to downtown area. Unusual entrance from road but house in quiet clearing in wooded area. East End market at corner of block for breakfast and pastries. Small beach one block away and lots of nice restaurants nearby.

We found Flagship House very comfortable for our multigenerational group. It was comfortable in terms of spaces to pursue different activities simultaneously. The short walk to the bay beach was manageable, even with young grandchildren. Kitchen was especially well outfitted. All in all, an environment conducive to a relaxing week.

We had a wonderful family reunion with kids and grandkids in this great, spacious house. My granddaughters, ages 6 through 15, loved the downstairs family room. They felt like they had their own apartment! The road up to the house may be disconcerting (through the woods and past rusted out boats and shacks) especially at night. You’ll feel like you’re too far from town. But once you get to the house you’ll love it. Open and airy. Outdoor decks with views. Classic Ptown. And there are secret steps that take you right to Bradford Street so everything’s very walkable - the beach is another block and Commercial street (the main street of Ptown) with all of its shops and restaurants is about a 15 minute walk. Patrick was a great host and always responsive. He asked for any suggestions and the only one I would make is that the bathrooms could use towel racks and some surface space for toiletries. I would definitely recommend especially for a large group.

Excellent option for those looking for additional bedrooms and bathrooms. Removed cool location in the woods while still close enough to walk. Stairs outside going to town and inside are tough for older or younger visitors. ❤️ this house but needs some little touches - night stands, lamps and nightlights would be the perfect small additions. The extra beach chairs downstairs were a plus! Thank you Patrick so much for the hospitality!

Hilltop Secluded Vacation Home
Our family of 8 truly enjoyed our stay at the secluded Hilltop home. The home sits on top of a small hill overlooking the Provincetown bay. Scenic views were delightful. The host Patrick was very accommodating. The homes was perfect for our family of 8 adults. Short walk to downtown Provincetown. Great beaches were 5 minute drive away or you could walk to the Provincetown beach. Highly reommended.

We enjoyed our stay at this quiet peaceful home within walking distance of town. It turned into more of a family vacation than originally planned since the house had so much space. We really enjoyed having breakfast on the upper deck with water view! The house had everything we needed and we would definitely stay here again.

The house was perfect for our 5 boys!! They enjoyed the separate living space they had. House was fully stocked with everything we need!

Great and comfortable house
Very much enjoyed staying here. The house was spacious, good setup for a group of friends. It was a little longer of a walk to the west side than expected so definitely recommend renting bikes as we did.

Great Private PTown House
This property is great!
The location is very private and quiet, located up on a hill with water views from the second story. There is a pathway right behind the house that takes you down to a private bike rack right off Bradford. Walking to the center of Commercial Street takes about 15/20 minutes while biking takes about 5 minutes.
The upstairs bedrooms are spacious and the master bedroom has a wonderful, and large, bathroom. The lower level with the bunk beds and single queen bed is also very spacious. As for the main level - the living room, deck, and kitchen are large.
For a group of 11 adults, there was plenty of space for all of us without feeling like we were in each others way.
Patrick is very responsive and attentive to any inquiries.
Definitely recommend this location/house.

Excellent property for large groups
We had 10 family members using this beautiful house close to Commercial Street on the East End. The path down to Bradford St makes for east access and is lit up in the evening.
Adults and teenagers were in our party. The home is spacious, with plenty of room for all to enjoy in one area or head to separate areas of the house with ease. The openness of the kitchen area to dining and living room is awesome.
Patrick is a terrific property manager, quickly answering questions and making the process of renting very easy.
Everyone wants to come back again next year!!!

We had a wonderful stay here. The home is modern, spacious and convenient, in a quiet neighborhood, with plenty of parking. The view from the deck was spectacular as well! The owner was very helpful when we had a question. We simply had a great time in a quiet area of Ptown. Recommended!

Reunion, Family
The house was what we expected. It accomodations were very sufficient for the 4 families.
The locale was well positioned to walk downtown as well as biking to the beaches.
The entry was a little concerning on a dirt road and fishermen/carpenter housing. However, once over the learning curve, there was no issue.
The key was once you were there. There was no need for a car!
The only way to survive Provincetown in the summer.

Fantastic time with my family
My family and I loved the house there were 11 of us and it was very spacious. The second floor which I consider the grand room was a perfect place for us to gather and have laughs and conversations. The house was very sound proofed where you can close the door in your bedroom and not hear any noise from downstairs. The walk into the center of town was about 15-20 min. You walk thru the arts district which was always great to view the many galleries. The family decided to cook a few nights and the house had everything we needed to cook with. We arrived on a very hot and humid day, the bedrooms upstairs and the living room, kitchen had great Air-conditioning however the lower floor did not. They did have fans to help circulate the air and fortunately after the temps cooled down the room was very comfortable once you opened the windows. Overall we loved the house and it was great to be away from the hustle bustle of the main strip. They also have a bike rack at the bottom of the outside stairs which was very convenient.

We've got a group with kids, and this is perfect for everyone to have the space they need, whether it's a late night up or an early night to bed with the kiddos. The location is fantastic. I loved staying in this house!

The view of Long Point from the upper deck and two of the bedrooms is spectacular, and the upper deck was the perfect place to watch the fireworks on the 4th. The wooded steps up from Bradford St. made us feel like we were entering an enchanted forest, and the house truly feels secluded despite the fact that it is only steps to the East End Market and many of the art galleries. So much more I could say, but I would definitely stay here again!

Wonderful in town location to just have fun
Group of longtime friends spent Columbus Day weekend I’m this house and it was very comfort for us. We loved being in town- very difficult to find even with GPS. Looking forward to returning again.
