WILDE DUNES is a simple life by the sea with a touch of luxury. Another exquisite custom-built BEACHFRONT house and a new addition to our growing portfolio of vacation rentals which specializes only in luxurious. It is located in The Preserve at Grand Beach, a gated community on the beach at the east end of Galveston. The beach just steps away. The property is impeccably furnished with products from Restoration Hardware and professionally managed by Galveston Luxury Vacation Rentals. GROUND FLOOR (OUTDOOR FEATURE): • Private hot tub (additional fee but optional) • Outdoor sofa set • Summer bar with stools • Gas Grill • Picnic tables • An outdoor shower with hot/cold water • No garage access FIRST FLOOR: • Open concept: kitchen, dining, and living room, TV, and the Gulf • Bedroom 1: King size bed, TV, En-suite bathroom and a walk-in shower • Kid’s Corner: TV, PS 4 Pro ( bring your own games) • 2 covered Trex decks: One with outdoor dining table and a sofa set SECOND FLOOR: • Bedroom 2: Master Bedroom: King size bed, En-suite bathroom, Walk-in closet, Walk-in shower, Dual vanity, Stand-alone tub with The Gulf • Bedroom 3: Bunk room: 4 custom-made bunk beds with 8 X-Long twin mattresses. No weddings. No parties. No gathering. • No more than 16 occupants including infants and day guests at any time. • No Smoking, No e-cigarette, No illegal drug inside and outside of the property. • No firearms • A strictly animal-free zone with no option policy, and no smoking due to family members, children, and grandchildren having asthma, severe allergies. Also, the house is marketed to families who also have the same illness. • Must be 30 or older to reserve. And you are required to sign a rental agreement with a copy of your driver's license within 48 hours of booking, Or the booking is cancelled without notice. In addition, you are required to be at the rental for the duration of the reservation. • No third party booking. Primary guest is required to be at the house entire time • No RVs, No Trailers, • PARKING SPACES: Limited to 4 cars only in private driveway, no inside garage parking. HOA does not permit parking on the street. If violate, your or your guests' cars or anybody's car who relates to your stay: * Could be towed at your expense * Also, we would be penalized a hefty amount. Unfortunately, we will pass it to you. Please share this information to your guests or anyone who relates to your stay. There are extra parking spaces in the community. However, they are first come first serve. Please inquire. Please see the rental agreement for more detail if violate the house rules. DISCLAIMER: There are outside cameras WARNINGS: It is very important to know that All the dunes and bushes on the island are the poisonous snakes’ habitats. This has been known in Galveston for many years ago. Please stay off the dunes and bushes. Stay on the dune walkover to get to the beach. Always watch your steps when you walk on grasses or the walkover. BUGS: ants, mosquitoes, chiggers, palmetto bugs, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, tiny bugs, and all kinds of bugs are part of Galveston's life. Because we are in the coastal region with wetlands and open ditches surrounding. To control these pests, the house has been scheduled to be sprayed quarterly and annually by our local pest control company. Per our pest control company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house. However, if they do get in, they won't survive. You might see them unexpectedly during your stay. Do not leave the door open, close it immediately after use, turn off the outside lights at the doorways also help to minimize them from getting inside. Because lights attract bugs. Please do not bring food, snacks, candy into the bedrooms to prevent ants. Please do not leave food crumbs on the floor, inside the house will attract ants, or the ground floor, outside where the picnic tables are, will attract wild animals such as snakes, ants, bugs. NEW CONSTRUCTION: The house is in underdeveloped communities. We do not know exactly when new construction will start or how long to expect construction on any house to last. You may reserve a house at a time when there is no construction, but it may begin prior to your arrival. We regret any inconvenience that may result. We have no control over these situations and are unable to refund you the money. CANCELLATION: Due to the nature of the vacation rental business, if you cancel, change, or move the check-in date for ANY REASONs (such as weather, hurricane, death, sickness, job loss, plane cancellation...) will follow: • Cancel, change or move the check-in date 61 days or more prior to your check-in date will receives a full refund • Cancel, change or move the check-in date less than 60 days prior to your arrival date WILL NOT receive a refund HURRICANE AND MANDATORY EVACUATION: If there is an ordered mandatory evacuation due to hurricane or other events, you are required by state law to evacuate the property. If you declined trip cancellation insurance, you shall not be entitled to a refund by us. • No credit will be given for shortened stays due to the late arrival or early departure for any reason. • Confirmation of your booking dates: Please note that we sometimes receive multiple inquiries for the same dates and the reservation is ONLY confirmed once payment has been made, a signed rental agreement and a copy of your photo government-issue ID has been received within 48 hours after the payment had been made. Unfortunately, we are unable to hold your dates. • If you have not agreed with any terms of the agreements, you will have up to 48 hours after you receive the rental agreement to cancel with full refunds. After 48 hours, the 61-or 60-days-before- arrival cancellation rule will be applied. Because of our strict cancellation policy, WE STRONGLY RECOMMEND GUESTS PURCHASE THE CANCELLATION PROTECTION, TRIP INTERRUPTION, OR TRAVEL INSURANCE TO PROTECT YOUR INVESTMENT, especially during the hurricane season, June 1 to Nov 31. It is not much, but it's sure to save you a lot of headaches. Please read their fine print or contact them to get more information. Mai was an extraordinary virtual host. Communication was outstanding with helpful info at exactly the right times. The home is beautiful with modern décor. It has the essentials, as well as a few games and puzzles. The gulf views were beautifully even on the less-than-perfect weather days.

The property was beautiful. We were 8 adults and the place had 2 large couches in the living area and a large dining table. We came to scatter my parents ashes and it was perfect. The house was right on the beach just east of Stewart Beach where my parents spent time when they were young. It was really close to restaurants, the Strand and the Pleasure Pier. We did have an air conditioning issue, but I called Mai. She and her husband called their repair person, then brought over portable air conditioners. The repairman came right after and fixed the issue. We would definitely stay there again.

We loved our little weekend here as we could fit our family (with several kids) in the kitchen and living area and every bedroom had a full bath access! The beach was right there and felt like a private beach! We would definitely recommend and stay here again! The owners were so helpful and accommodating! Great at communicating, too! Thanks for a lovely weekend! Can't wait to come back!

This house simply can not get any better. It exceeded every expectation; comfortable beds, great living space, well-equipped kitchen, plenty of linens and towels just to name a few. The location, the beautiful beach and the Gulf view are outstanding. We arrived just before Christmas and just after a very rare hard freeze for Galveston. The freezing wind and the low temperatures froze the water pipes despite every and all precautions taken by Mia and Tom. After many calls for assistance and working for hours trying to resolve the issue themselves, we had water!!!! Their concern and attention and determination to make this a good vacation for my family was incredible and I can never say enough good things. Thank you so very much!

Most beautiful and accommodating beach home we've ever rented. Soft sandy beach and warm surf were the highlights but we enjoyed great museums and delicious restaurants all week, too.

Beautiful home with picture perfect view of Gulf. Front row seat to watch ships come and go. Just minutes away from great restaurants, The Strand, anywhere you wanted to go. Highly recommend. Our Hosts were only a text away if we had any questions or needed assistance.
