The home is a single level ranch design w/ garage. Our furnished 3 bedroom and 2 bathroom house even allows a group of 12 relatives to live comfortably and lavishly! SLEEPS 12 IN BEDS! Max 12 occupancy! Beach passes ARE NOT included with booking; can be purchased at Ocean Beach Park admission booth(s). Public commercial olympic sized pool located at Ocean Beach Park (pool passes ARE NOT included w/ booking; can be purchased at park). Unfortunately dogs (pets) are not allowed inside Ocean Beach Park. Ocean Beach Park is down the street from the home, open Memorial Day to Labor Day. It is less than a 5 minute walk to your right once you step out the front door of the home. Admission booth is located on boardwalk once passed through vehicle entrance gate. Search and visit Ocean Beach Park web page for 2024 Summer: direct pricing details, info, and events schedule. Guests are able to utilize Alewife Cove for water activities such as kayaks, canoes, or paddle boards (all NOT included). Water access area is 2 blocks away on Parkway Drive (Waterford, CT). It is a very short walk across the bridge (to the right) that brings you to the water access area. Besides water activities, the immediate area is a great place for walking, jogging, or bike riding. Doing so will release cable wiring from fence hardware and will require repair/replacement. Any damages to the outdoor tension wire fencing will result in $750 damage fee. Alcoholic consumption is prohibited for any guest(s) under the age of 21. THE DOCKS ARE NOT ACCESSIBLE AND GATES ARE LOCKED. Under no circumstances are guests to utilize either the property or dock on property for leisure/swimming/fishing or boating of any kind (including kayaks, canoes, or paddle boards). YOU WILL BE FINED $750 FOR THIS DOCK VIOLATION AND IMMEDIATELY REMOVED FROM RENTAL PROPERTY! There are 5 CARS MAXIMUM allowed on this property rental. Guests will be able to park 1 vehicle in the garage and 4 in the driveway. DO NOT SET AC LOWER THAN 70* - SYSTEM WILL MALFUNCTION REQUIRING SERVICE. All Bookings: standard checkin 2pm and standard checkout 10am. Unfortunately, there are no extended checkins or checkouts. We do not have the ability to extend checkin or checkout times. Also, we do not accept trip alteration (dates) once booking is confirmed. We are flexible with allowing pet(s) upon request, at $150 extra flat rate fee, per pet. This additional "pet fee" will be applied as an additional cost to the booking. This fee covers a separate cleaning service to remove pet hair/dander from the home and also utilization of specialized disinfectant & cleaning agents. We appreciate this advanced notification at time of booking, that you are bringing the pet(s) along on your trip. We understand that pets are just as much a part of the family as people. Although, we kindly ask that you please keep the pet(s) off of the furniture, couches, and beds. Also, please be courteous and properly dispose of any waste when they utilize the outdoor restroom. Any incurred pet damages to the home or its contents, will result in a damage claim to VRBO/HomeAway, that the guest will be held liable for. Maximum 2 pets. The pet fee is non-negotiable and non-refundable. Please Note: DURING SEVERE INCLEMENT WEATHER, MANAGEMENT MAY NEED TO TIE DOWN AND/OR STORE AWAY OUTDOOR FURNITURE TO AVOID DAMAGE. All outdoor furniture also is removed/stored away each fall season (by 1st week of November) for winterization, then re-assembled for guest usage in spring/summer seasons (by 2nd week May). You will be notified through the message board, the day/morning of your stay (fifteen minutes prior to your selected check in time) with the keyless entry instructions and code. We are available by VRBO/HomeAway message board from 10am - 5pm (eastern standard time), seven days a week. We kindly ask that ALL communication is made through the VRBO/HomeAway message board; to only utilize the telephone contact in the event of a true emergency. We DO NOT provide on site facility showing(s) and/or walk-through services prior to booking. We ARE NOT responsible for the receipt or procurement of any guest packages ordered/delivered to home before, during, or after their stay. We kindly request that the furniture and layout of the home IS NOT to be moved around or reconfigured. DO NOT alter any of the home electronics: TVs, wifi, cable boxes. DO NOT UNPULG OR REMOVE white circular "wifi boosters" plugged in throughout the home. TV DIRECTIONS: Use the "tv brand" remote to turn tv on/off. Use the input button on this remote to scroll through various inputs. You can utilize Youtube, Netflix, Hulu, etc if you sign in on your own account. To use the cable tv option, set tv brand remote to correct HDMI input, for cable box to link to tv. Next, turn the cable button on, on "cable remote" and then press guide. You should now be able to scroll through the cable tv channel listings and select your program. Garbage cans located inside garage to right and pickup is Friday mornings. Guests are responsible to ONLY bring garbage cans to curb at end of driveway each Thursday night (if applicable). Recyclables can stay in bin and will be picked up by management. A $150 fee will be incurred for any(each) lost/ broken fan, TV, or cable box remote controls. We DO NOT provide an outdoor bbq grill at this property, you are welcome to bring your own. USE GRILL IN LOWER OUTDOOR PATIO AREA, DO NOT BRING UP TO DECK. IT IS FIRE HAZARD. Washer/dryer and ironing board located are in the garage area. There ARE curtains on living room windows for privacy and to keep heat out during hot summer days. Please be advised, this rental property ONLY CONTAINS items specifically notated on the listing page. If you are requesting the provision of an outdoor bbq grill, umbrellas, beach chairs, specific cocktail glasses, serving plates and cooking/baking items, cooking/baking spices or condiments, folding chairs, air mattresses, etc, or any other non-standard item(s) that are not listed, please plan ahead and bring your own. The items that are provided at the home are already above and beyond the standard rental accommodations, so please plan accordingly. Guests are welcome to bring any additional items of your liking with you during your stay.

Very well equipped house for our small family vacation. Peaceful, quiet setting with great beach access. The beach amenities were excellent: playground, pool, splash pad, arcade, kids Ferris wheel and merry-go-round. Plenty of towels, blankets, kitchen equipment. The deck and patio were great for eating and relaxing. Very pleased with stay.

This was an off-season rental and we were looking for a quiet spot, convenient to restaurants and other amenities, on the water. This property fit the bill perfectly. The house was as advertised, could comfortably accommodate more than the three of us, and the ducks and geese on Alewife Cove provided all the entertainment we needed! Special shout out for the owner/manager. Communication was super timely and helpful!

This has been by far one of our best little get aways that we've had! Beautiful spacious, clean home. There were plenty of towels, blankets, and kitchen items. I could've spent the entire day sitting in the living area appreciating the peaceful views. From watching the sun rise and set to looking at the moon light glistening on the water, It was such a relaxing time with no worries! Thank you Utopia for adding another one of your amazing homes to our list! Can't wait to come back when the weather is warmer!

Great view, clean, private, relaxing, spacious, quiet and great location. We had a great weekend getaway, walking at the beach, relaxing in the salt cave in Niantic, a trip to the Foxwoods and a show at the Garde Arts Center. Plenty of great restaurants around. Nick was very prompt replying to my questions and was a gracious host. My 86 yr old Mom enjoyed her stay. It's one level living and that made it easy for her. I took the west wing and she took the east wing of the house, LOL. Thank you Nick!

As someone who has three vacation rentals, I was shocked by the quality of this property. We had 4 guests booked, so they only provided 4 blankets. Luckily, my husband was in a car accident and couldn't join us, as my mother was cold and needed two blankets. There were no washcloths or hand towels. Even though it saya it sleeps 12, there were only two coffee cups and no wine glasses. There is zero curb appeal to the property, and kinda influences you not to want to enter. The backyard has a nice view but renters cannot use the dock (we allow this at our rental in Oregon). Access to the water is fenced off and you have to leave the property and walk across the bridge to the other side of the river if you want to access the water. You can't open windows, the doors had no screens, very difficult to get fresh air. Other than being clean, very disappointing. We actually left and stayed at the casino. After paying a lot of money to stay here.

We truly enjoyed our end-of-June stay at the house on Alewife Cove. There was an issue the moment we arrived; the property manager resolved it quickly, fairly, and professionally. The house is very comfortable with two nice outdoor spaces, a rear porch and a rear patio. We spent many hours enjoying the mild temps and low humidity. The house overlooks Alewife Cove, which feeds out to the ocean. It was fun to watch the tide come and go; we saw egrets, ducks, geese, striped bass, crabs, and even a groundhog. Beautiful sunsets in late June colored the sky red, orange, and pink. The late afternoon sun pours through the large picture windows in the living room; this heated the room to almost 80 degrees one day. I recommend the management team put up curtains or blinds, it would probably help with your energy bill since the AC had to run constantly during the late afternoon. The kitchen had a great selection of pots and pans. The dishwasher, microwave, refrigerator, and toaster are all of recent vintage. The lack of an exhaust fan over the cooktop was an issue one morning when frying bacon briefly set off the smoke alarm. We brought a small charcoal grill and enjoyed some epic meals. If you drink wine or cocktails bring some of your own glassware since the selection is very limited at the house. Two of the bedrooms are quite roomy, even with two queen beds. The third bedroom off the kitchen is smaller but functional. Both bathrooms were top notch; good lighting, instant hot water, nice shower heads. Plenty of towels, linens, etc. The washer and dryer in the basement were easy to use and worked well. The house is well-situated for people visiting Ocean Beach Park. The sandy beach was quite nice on the Wednesday we visited and not too busy. While you can walk to the park in a matter of a few minutes, you may want to consider driving because the pricing structure is strange- flat $25 fee for parking and admission, no matter how many people in your vehicle. If you enter at the pedestrian gate, it is $10 per person. Day trips to Watch Hill, Newport, Mystic, Block Island etc were fun! Get "hot lobs" at Abbott's in Noank. Recovery Room down the street is affordable and good. This house is a beautiful base to explore a gorgeous part of New England.
