We were disappointed about a number of things during our stay. - air conditioning/temperature in house was not effective… some rooms were cooler than others. Master and attached room (should NOT be considered a 4th bedroom as there is no air vent) were very hot as it is a converted garage with gaps in the wall/floor where you can actually see sunlight coming through. We looked to see if possibly it was an air filter issue and found there wasn’t even a filter and the air was pulled from the musky/moldy ground under the house with nothing filtering it. - cleanliness/ towels— house could have been cleaner. There were 5 of us and only 6 towels out. We searched and found two full laundry baskets of dirty towels and the washing machine full of dirty linens and towels. We contacted the owner and he sent someone out to unlock a closet that had more towels. - gaps under door to patio allowed numerous wasps to get in during our stay - pier to go out fishing was not level and rickety… a bit scary to walk down - land was not kept up with many branches down (had been down for a long time as evidenced by leaves on them) there was a broken street light just laying on the ground. Had to move the water hose which was right in front of the back stairs. The hand soap bottle in kitchen was refilled with water with very little soap.the refrigerator was filthy with yellowed ice. - arbor/sitting area outside - we were under impression that was a covered sitting area but it was full of junk and debris - grill/s - we brought our steaks,burgers, etc to grill. The grill on the covered patio was filthy and we were not comfortable using it. We reached out to the owner and he said there was another grill in the arbor outside but it was in even worse condition. We ended up going to the store and buying one to use and then had to leave it as we had no room to bring it home. -water pressure was bad, very hard to take a shower or even wash dishes - “instruction book” said we were supposed to not throw any toilet paper in toilets but instead put it away bro trash cans. This was completely unsanitary and disgusting -ants were in two of the three bathrooms Over all, we would not stay here again. If a lot of work was put into it, it could be a good rental.

We had a great time staying at the Lakeview Getaway. Great house, great views. Furniture was comfortable, kitchen was well stocked. Hosts responded quickly to all our questions. It was big enough that we weren't tripping over each other all weekend. We have talked about going back next year for our ladies weekend trip. We were not disappointed. Thanks, James & Daynara

Loved the house. Great sunset pictures. My fur babies loved the yard. Great view of the lake. Had a great week. Fishing, sitting by the fire, and enjoying spending time with family.

This property is exactly as it is described. If you’re looking for peace and quiet maybe do a little fishing, read a book on the back deck overlooking the lake and enjoy the most amazing sunsets this place is great. We rented a guide service for fishing and caught enough Striper for a fish fry party. We were able to bring our dogs and they had the best time! The lot is very large so they had plenty of room to explore. Every afternoon Monarch Butterflies would cover the white flowers in the backyard. What a treat! James and Dayanara are wonderful hosts.

The property is in a great location. The interior was Eclectic and interesting. The Owners were seemed nice and relaxed. If I have any suggestions it would be three things. 1)Get the septic system fixed. No one should be asked to throw toilet paper in a trash can, especially without being forewarned before renting. But thank you for letting us break that rule. We were conservative and careful about using toilet paper. 2) get the AC in the main bedroom fixed. It was in very uncomfortably warm in that room and unsightly to have rags stuffed in the wall. You have such a good thing started but complete that room. 3) the sprinklers went off at three times in the the day in the yard and smelled completely horrible. Not sure what that was about. We didn’t feel comfortable letting the kids in the yard too much. We short cut yard time bc if it. We had a great time on the lake. You have so so much potential but it needs tweaking. Fix a few things and you will have an outstanding property.

The rental listing states 4 bedrooms, but there are really only 3 usable. The 4th "room" is attached between the house and the "master". That room has no cooling, no closet and no window. Master is only accessible through that room, very weird! The master is a converted garage with some serious cooling issues. There was a fan on the dresser, and a very small wall unit that did not cool the room adequately. In addition the wall unit was so small that they had to put sheets/towels around it to make it fit. It looked like a larger unit had been ripped out of the wall, because all around it was broken sheet rock. The master bath had no ventilation and the rain shower head was on the wall vs. on the ceiling, which made it hard to take a shower as you had to stand right in front of the wall to get wet. Kitchen had broken doors, knobs and the very minimum of old, used pots and pans. The kitchen was dirty and we had to wipe off counters, empty grounds from coffee pot and clean, clean silverware, utensil, pans, bowls etc. before use. Also, the dishwasher did not work, so we had to wash all dishes by hand for 6 people. Thank goodness I brought paper plates for the lunch meals! I will say the living/dining sunroom space was nice to have with 6 people. However, the dining/sunroom also had cooling issues. In addition, at night there was a serious bug issue. It was impossible to eat or gather around the table at night because the lights attracted a large number of flying bugs. Not sure how they were getting into the room, but they multiplied by the hour. Not great when you are trying to eat or play games. Overall I gave this place a 3 because of location, but would not rent again.

On the day of our arrival we are told the dishwasher is not working and the air conditioner in the master bedroom had to get replaced and there was not time to seal it in and do the trim work around it. We get there and it has towels all around it but you can still see holes to the outside. Needless to say it did not work really, too small a unit for the same, and it was a balmy 78 in that room if not hotter. We tried to sleep in it one night but had to bail as toooo hot. Other places in the house were not clean and there were shoddy repairs or closet doors off the hinges, windows for view to lake not clean. Then the outside was awful, unclean everywhere, nats, and bugs all around.... seemed like there was sitting water maybe under the house. Outside furniture so dirty, not able to sit on, grill too dirty to use. We used it one time. Grass not mowed for the walk down to the water. Also sewage smell on the walk down to the water, closer to water or about midway. The boat dock, not sturdy, many boards about to break. We were told we can swim off the boat dock but we saw several snakes, big ones in the water and getting in and out of the water was not doable. There was only an old pool type metal ladder that was encrusted with slime, not usable. We were told we would have kayaks but when we did not see them and called the owner, he claimed they must have been stolen? No they were never provided. It was truly a joke. The only thing true about this property it it was on the lake. Unbelievable to us that someone would false advertise like this. :( Bette Brumlow

The location and property were perfext for our family friend get away! The house was clean and communication with the homeowners was exceptional. Lake Tawakoni is always beautiful. Highly recommend the stay!
