Nestled in Balboa Peninsula, this attractive house for £595 per night is a great choice for your next break. Permit # SLP10266 Located in one of the most desirable areas of the Newport/Balboa Peninsula, our oceanfront property sits between the Newport and Balboa Piers on the oceanfront boardwalk, with a myriad of activities and destinations all within easy walking distance from your front door. This front upstairs unit is one of three furnished units on the property, which can also be booked simultaneously (when availability permits) to accommodate larger family groups any time of year. Here's what you'll find: LIVING/DINING AREA: - Sofa & loveseat set - Cable TV - Dining table w/ seating for 4 - Sliding glass doors open to views of the beach KITCHEN: - Fully stocked with dishes, utensils, cookware, bakeware - Large and small appliances - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOMS: Bedroom #1: Queen bed Bedroom #2: Queen bed Bedroom #3: Queen bed BATHROOMS: -Bathroom #1: tub/shower combo; located off the hallway -Powder Room: located off the hallway EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee. OUTDOOR LIVING: Front Balcony Area: Provides the best entertainment of all: plentiful sightings of dolphins, various species of migrating whales and other wonderful sea life can be viewed just off-shore any time of year. Likewise, watching the human world go by along the boardwalk throughout the day is a favorite past-time as well: - Small Electric bbq grill - Seating for up to 6 ALSO INCLUDED: - wifi - heating; tower fans - hair dryer; iron/ironing board - 4 low-profile beach chairs - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts) DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING PARKING: - Two back-to-front carport parking spaces, which can accommodate most vehicles (76" clearance for one space, no height restriction for 1 space). - There is also general neighborhood street parking (metered, unmetered and pay-station). LAUNDRY: Shared coin-operated washer and dryer on-site LOCATION: Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport's beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade. ALSO: The other two units located on the property (the 3 bedroom/1.5 bath & 2 bedroom/1 bath) can also be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! Contact us for more information CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. It was a very welcomed and relaxing getaway, after an extremely busy school year! I was pleased that it had everything we needed in the way of cooking and eating supplies. The fridge and kitchen was very clean! The beds were cozy and we had a sufficient supply of towels and washcloths. We had a delightful time! Thank you!

Excellent beach/ocean view and location near Newport Beach pier. Rental was clean. Comfortable beds but queen beds only. The living room/kitchen was spacious. Could use a dinning table upgrade as well a a better shower. To get hot water required running the shower full on and even then the temp was marginal at times. Only three small spoons. Overall the rental was comfortable and we enjoyed our stay.

Our family of five was extremely comfortable in the unit. The view was unmatched and we loved just being a quick walk for coffee and smoothies in the morning. I feel very comfortable recommending this property to others.

Beautiful views of the sunset cozy accommodations fantastic staff everything as advertised in the ad.
This is why we prefer VRBO over air b n b as they mislead and add costs that they didn’t tell you about when you reserved.

This condo was fabulous! Checking in was easy and, even with such a short turn around for the cleaning crew, the property was in great shape upon arrival! It was as described; right on the beach, amazing view of the ocean, Balboa Pier, and even the shoreline/hills to the south. Open the windows at night to hear the waves and get some that fresh sea air! It was chilly, but the sliding doors to the balcony were perfect; full wide view of the beach and ocean from inside!
Everything worked great and we had a nice, relaxing weekend getaway. (Next time we’ll visit when it’s warmer though, lol!) The balcony was great to look at the ocean, watch the dolphins, whales (yes, whales!), and people watch along the path in front of the condo, and to go for walks in both directions! (Sooo close to everything!)
Whoever stays next, don’t go to the store before checking out the stock first! There were tons of coffee filters (both kinds, and their machine take the cup variety not cone, btw). There were multiple salt and pepper shakers, lol. And we left behind plenty of rolls of toilet paper, and extra paper towels, so the next guest may do the same!

Enjoyed the stay and proximity to beach and view. Suggestion: heavy wood chairs around kitchen table make a horrible load noise when pulled out to sit. Put felt pads on the legs (24 needed) to stop the noise and especially make it better for downstairs tenants.

The location is excellent, and really cannot be beat, but that is absolutely what you are paying for, and not a whole lot more. The property would benefit from even some very basic amenities (like more than single ply toilet paper) and comforts (the beds were no softer than plywood, and equally uncomfortable pillows).
If those things don’t matter to you, and you are just looking for a beachfront property, this will more than suffice. However, if you want to maintain a level of comfort above the roadside motel, you may want to look elsewhere.

It was our first trip out post-pandemic so we splurged to be right next to the sand. Totally worth it. The level of customer service from the host was very impressive: fast, smooth, and very clear communication. There was a little rain damage to the ceiling prior to our arrival and the host called us ahead to let us know and they checked on us during the stay to make sure we were happy. I appreciated not being surprised and it really didn’t effect our time at all. Thank you for a great experience.

The location is unreal and it was such a plus having 2 bathrooms for a 3 bedroom place. Beachview was super responsive and Jake was a pleasure to work with. We will definitely stay here again!

Location is great, beach out front is amazing, but we went during a heat wave and the unit has no AC, so very uncomfortable, very hot the entire time we wear there, nearly impossible to sleep when inside temps were 95 throughout the evening

House is on the older side and could use some maintenance but not bad. One of the beds is missing a slat near the head which may be an issue for couples. For a single person it could be offset but not as easily for a couple. The location is amazing and the huge sliding glass doors with the beach view can't be beat.
