About this house rental
Situated in Lake Hamilton, this charming house for £436 per night is a great choice for your next break. Welcome to HillHouse on Hamilton! Come enjoy our lakefront home on a quiet cove and in desirable 7 south area and on one of the best spots on the lake! EASY walk to the water! We have lake views from almost every spot in the house! Boat and swim dock available to use and plenty of yard area to play on! For our race fans it’s also an easy drive to Oaklawn (head on Higdon Ferry and you’re there!) Our home is 2800 sf and located on a cove that enters directly into the main channel of Lake Hamilton. When you're not enjoying the lake, the home is located right on the main strip of Hot Springs and gives direct access to shopping, grocery stores, restaurants, family activities, Oaklawn, Garvan Woodland Gardens, and so much more! Lake is easily accessible from home through lower level of home or from the side of home. Yard gently slopes to the lake providing an easy walk to the water. Home has a swim dock and boat dock available to use (able to tie up to outside of boat dock at any time; covered part of boat dock available for boats kept at property overnight if notified in advance). There are two covered back porches that extend the length of back of home. This home is a two level home. There are lake views from all living areas and all bedrooms with king beds. We have two back decks that extend the length of the home. There are two separate living areas. The main level has the master bedroom (king bed)/master bathroom with soaker tub, half bath, living room, dining room, kitchen, and laundry room. Area you walk into is open concept (kitchen, dining, and living room). Dining room has a large table that seats 8 and a breakfast nook that seats 6. washer and dryer are available to use. There are TVs located in both living areas and in all bedrooms with king beds (no TV in bunk room). Wifi is available with streaming services loaded onto televisions. Home does provide live TV via streaming television service. For those staying in our cooler season, we do have a functioning fireplace in the main living area. The fireplace in the lower level living room is nonfunctional. Stairs lead down to lower level (which goes to the lake). Lower level has 3 bedrooms (two king beds, two twin over full bunk beds), and two full bathrooms (shower/tub in one bath; shower only in second bath). There is also a full sleeper sofa with memory foam mattress in the living area downstairs. (Bed coverings/pillows may vary from photos) We do have an alexa dot located in both living areas. They do have the ability to have the microphone turned off or you may unplug them. Parking available: No street parking. Parking available at top of driveway for any vehicle type (3 spots) - steps with rail leading to home. May park at driveway entrance if needed. Parking available in front of home for front wheel or AWD/4WD (2-3 spots) under normal conditions. Driveway has incline (see photo). If conditions are wet we recommend AWD/4WD for parking in front of home. If conditions are icy, use only parking available on top of property. Please use judgment on appropriate parking arrangements. We do allow children but home is not baby proofed. There are stairs present (no gates), fireplace, and balcony on both levels. Please use own discretion. Please note: Lake Hamilton is lowered by Entergy starting in November and annual refill begins around March 1st and is typically set to be completed by the 15th at the latest. New changes to how items are listed in quote from platform: when going to price quote for our home, what is listed as host fee is what previously used to be listed as cleaning fee and where those funds are used for. After booking is completed we ask to review house rules. There will also be a short term rental agreement that will be sent and will need to be signed, as well as a copy of a government issue ID will need to be provided. We will message you once the rental agreement has been sent to you. There are security cameras located at exterior entrances of home (front and back) for the safety of our guests and property. There are NO cameras located within the home. There is also a camera located in a locked outdoor area that is inaccessible to guests. Please note that our listing does state we can accommodate 12 guests but for our adults only groups - we recommend 8-10 adults due to our bedding availability, as we want to ensure all guests are able to sleep comfortably. Our bedding arrangements are: king beds x3, bunk beds x 2 (twin on top / full on bottom = 2 twin beds total, 2 full beds total), and a sleeper sofa with a full size mattress. We also want to make aware that the home is not baby proofed (no gates are provided for stairs).

The spacious accommodations were perfect for our group, allowing for separate congregating spaces for adults and teen children.
The house was immaculate and every essential was provided for- plenty of linens, towels, Kleenex, kitchen supplies etc.
The view was perfect with plenty of outdoor deck seating.
If life brings us back to Arkansas we would definitely choose this property again.

Loved the property. Fit our group perfectly with three-plus bedrooms, three bathrooms. Location to town was a huge plus as well.
Kitchen and bathrooms were fully stocked with everything you might need for an overnight stay.
We wanted for nothing but knew the owners were just a message away should we encounter any issues. Loved our time in the house…could not have asked for a better experience! Thank you!

Perfect place for a vacation. Everything was as described there’s no need to bring anything. Kitchen fully stocked, two living areas, plenty of space for everyone. The beds were very comfortable. The location you just can’t beat it’s close to everything. The hosts are very friendly and checks in to make sure everything is ok. We will definitely book here again in the future.

We stayed at the home for 5 nights and had a wonderful time!! 3 generations of family stayed at the home and it was great! The house is beautiful and clean and had everything we needed!! Lots of space and bathrooms - everyone had privacy when needed. Large kitchen table which we loved! One caution would be if you visit with babies/toddlers - the stairs in the home are a little steep, so bring a baby gate! But all our kids were 3 and up and we had zero issues! The yard and docks were great. Lots of playing and fishing. The patios are glorious. We spent a lot of time on the decks and grilling dinners. Would come back here in a heartbeat! Thank y’all for opening your home to us! We loved every minute!

We had an amazing extended weekend getaway with our family at The Hill House on Lake Hamilton. The property is in the perfect location, and the home is absolutely beautiful. The views are fantastic. The home was well stocked with everything we needed. Josh and Rose were very helpful and attentive to our needs and requests. They’re very easy to communicate with and care about their guests’ needs. My husband and I took our 3 girls (ages 17-22) and they each brought a friend. We loved that they had their own living space and balcony downstairs, as did they! We rented a boat from Salty Dog and was able to park at the boat dock located on the property, which was very convenient. It was also nice to relax on the pier overlooking the water. We had an excellent experience, and I highly recommend staying here if visiting Hot Springs. We plan to stay here again in the future.

Best Lake House
Our stay at the lake house was the best rental house we have ever had for our annual family vacation (8 adults & 2 kids)!The location of the house, cleanliness, dock slip on the calm cove/lake, nice indoor & outdoor furniture, large patio, swim dock, and thoughtful extras (coffee, paper products, soaps, TP, etc.) were a HUGE reason for this! Josh and Rose were the single most responsive home owners or property managers we have ever had. Thank you!!!

Perfect Vacation
Our party consisted of 6 adults and 4 children. Everyone loved everything about the house! The house was extremely clean, welcoming, spacious, and accommodating. The kitchen and bathrooms were stocked with more than we expected. Sitting out of the dock and patio was peaceful and relaxing after our daily activities. The swim deck and games provided were enjoyed by all the adults and children.
The host was very helpful and responsive!! We will definitely plan to stay here again.

Excellent Family Vacation
This property is in the best lake location! It is a beautiful, clean home exactly as pictured. It is quiet and peaceful in a cove, but still has great views of the lake from the decks. The communication, check in and check out process was excellent.
We had all of the amenities we needed and the homes is a short drive into town for anything we needed to pick up. My entire family all enjoyed there stay and we all had a wonderful time. I would definilty book with them again!

Great house and location
Our party of 4 adults and 4 children loved this house.
The location in a cove yet very close to open water was a plus. The kids enjoyed the swim dock and we were thrilled to find a large assortment of life vests, some floats, water toys, and 8 or so beach towels we could use. Being in the cove allowed the young kids to swim without fear of boats cruising near. It was also just a short walk (with a gradual slope) to the water from the house.
The house is in a nice upscale neighborhood and was very well stocked. We have rented several homes in the past and this one had plenty of spices for use and enough paper goods like paper towels and toilet paper. It was clean and well maintained. Gas stove was a plus if you are a cook. We also used the grill. We also appreciated the door alerts telling us when an outside door was opened since we had 4 young children.
The host communications were friendly, quick and helpful.
We rented a boat from Kahuna Bay so the boat dock was helpful. The marina was near- less than 10 minutes by car. There were also 2-3 other rental places in the same area.
The driveway down to the house is extremely steep. A front wheel drive car is helpful. There were 2 parking spaces up near the street level if you don’t want to attempt the driveway, but then you are walking down many steps to get into house. We had no problems managing the driveway but just a heads up it is steep.
We would rent this house again!

House was spotless, view was great! Very accommodating and daily communication to make sure we had what we needed. I left some expensive jewelry behind. I was in contact with them about 3 hours after we left. They immediately found the jewelry and had them in the mail to me!! Sweet, honest folks! I appreciated them so much!

Wonderful property and people!
The property was stunning, and had a fantastic view of the lake (especially during sunset and sunrise) it was a quiet neighborhood, and a great location that was easy to get to! The owners, were beyond amazing to work with us, after we accidentally booked the wrong dates! Luckily, the house wasn’t rented out and the owners were beyond gracious and moved our dates for us!! We will recommend this house to everyone we know, and will be coming back in the future!
