Enjoy your summer vacation in this contemporary colonial located in Pond Shore Association just steps away from Ninigret Pond. This home has a reverse floor plan designed to take advantage of the awesome water views of Ninigret Pond from the 2nd floor main living space. The large open floor plan includes a kitchen, eating and TV area, large family room and access to the roof top deck with views of Block Island. There are 2 baths and 4 bedrooms on the 1st level which can comfortably sleep 9. The master bedroom has a king size bed. Bedroom 2 has a queen size bed. Bedroom 3 has a full over full bunk and a twin size bed. Bedroom 4 has 2 twin beds. The outside space includes an enclosed shower and professionally landscaped stone patio with an eating area. Adjoining the patio is a covered area complete with a fire pit conversation set perfect for enjoying those summer nights. Enjoy private access to Ninigret Pond just 3 houses away where you can launch your kayak, canoe, boat, or paddle board. Explore the sandbar visible from shore or one of the many scenic marshes or coves. Enjoy clamming, fishing, swimming, and a complimentary parking pass to Charlestown and Blue Shutter beaches. Charlestown is conveniently located to many restaurants, Ninigret National Wildlife Refuge, Narragansett, Newport, Watch Hill, Block Island, Mystic Seaport and Foxwood and Mohegan Sun casinos. Notes: Guests must provide their own linens and towels. 7-night minimum stay. Saturday to Saturday check in/out.

The house is in a great location in a private and peaceful beach community with very little traffic coming in and out - so its very serene there both day and night. The open floor plan upstairs made for very nice family get together space, and it was nice to have two separate rooms in case the kids or adults wanted to have separate spots to spread out. While the AC units are upstairs, we found the downstairs to be fine even during a very hot week – as each room has a ceiling fan, and we slept like babies throughout our stay. The vibe in the patio in the backyard is really nice – the space in general is high quality and very tastefully landscaped, with a big counter to manage any grilling activities and a nice table to accommodate the full family. Its also nice to have a portion of the patio shaded, which was also well adorned and had a nice little propane fire pit to use. The outdoor shower on the side of the house was also excellent. The rooftop deck offers beautiful panoramic views of Ninigret Pond and was a perfect spot to watch the sunset or take in the night. We loved that it came with access to both Charlestown and Blue Shutters beaches, which gave us nice versatility to mix it up on beach days and got us in to beaches that on busy days that were otherwise closed to the public. Check-in and check-out were seamless, and we didn’t have any issues throughout our stay. Overall, we very much enjoyed our stay, and look forward to coming back in the future!

We had a very enjoyable two weeks in this house and in Charlestown, although the house had some issues. Being in Charlestown is like going back in time…totally un-commercialized and best of all, NO traffic anywhere. The neighborhood is low key. The street is very private and traffic-free. The house was a perfect size for our family (5 adults and 2 kids). The open floor plan upstairs makes for easy movement and is bright. The furniture throughout is modern, stylish, and really comfortable. The room at the back of the house is a lot bigger than it looks in the pictures. The bedrooms/mattresses were comfortable. Ceiling fans/AC combo worked well. The patio and the outside eating area were the best! We had wonderful family meals there many nights and spent many comfortable hours out of the sun but feeling the beautiful salt air breeze. The rooftop “aerie” with its beautiful panoramic view, was well used by all of us at different times. The children enjoyed playing on the wide grassy side yard. We had a memorable time with our family, whom we hadn’t seen since 2019. That being said, the house is not pristine and there were things about it that detracted from our stay. We saw mice downstairs. Geri responded immediately by sending the cleaning woman over with sticky traps and then an exterminator with more traps. We caught two mice which my husband and daughter disposed of in the trash - not very pleasant. We didn’t see anymore. I believe Geri is now contracting with the exterminator to do a quarterly service and to seal possible entry points, but you might want to check on the status of that project. The kitchen in general is not up to snuff. The appliances do not work well. The dishwasher is not anchored into the counter so whenever it’s opened and a rack pulled out, the dishes shift and fall out of place and the dishwasher tilts forward and out. We had to pull the racks out in a very gingerly way - very annoying because we were using it all the time. Periodically, the back burner on the stove would not work. The refrigerator is old. As a result, a lot of water/condensation(?) pools on the food and has to be drained off before using it. The bottom shelf on the refrigerator door, which was held on with duct tape, fell off, spilling the condiment bottles on to the floor. Overall, the house, especially the outdoor areas, was a comfortable home base for our family. We would consider staying again if the issues I outlined were addressed.
