The location is perfect overlooking the sea.
The host and her mother are lovely.
Just a small thing, no toiletries in the room but I asked for some soap and was given a normal bar of the host's soap

The view from our room was stunning. We could have stayed at that balcony all day. Staff was friendly and helpful. Location was great.
Not a big deal, but the room was a bit small. Moving around required some logistics and the shower head in the middle of the bathroom with no curtain was... interesting. None of these things were a big deal. We enjoyed our stay deeply and wouldn't hesitate booking again if we came back.

The staff is really very friendly. The view is stunning, and I like that the balcony is almost bigger than the room itself. The location is perfect. Mostly for the view, but also acces to Armenistis town with nice bars for breakfast, lunch and dinner.
The major reasons for the low score are the uncomfortable beds and the shower. This must be the worst mattress I have ever (tried to) sleep/slept on. Also not a big fan of the shower. Its the type that you can't hang anywhere and you have to hold it the whole time. Also, the bathroom is quite small, so basically the whole bathroom is the shower (wetroom) and the choice for wooden doors was therefore not the best. On the bottom they rot, obviously.
Having said this, I did see construction work going on in other rooms, I hope they are improving the rooms and beds for the future.

Location was perfect and the view from the balcony. Rooms are spacious and clean
The shower was too close to the toilet and had no where to place the head and there was no coffee or tea to make
There was a fridge/cupboard outside our door which was annoying and noisy when when people went to it

We loved the location of this property and especially the room we chose at the property. Armenistis is hard to visualise in advance from maps, in terms of how spread out it might be and this seemed it might be a little away from the centre of the town, however it is in a perfect location. It is just on the edge of the town and a very short walk to everything - either one direction into the town/shop/restaurants/small beach or the other direction to the steps down to the bigger beach.
The rooms was very spacious, with an area for the bed, a table and chairs and a small kitchen area that was just cupboard, fridge, hotplate, sink etc. The balcony was the gem of this property and where we spent most of our time, it had a table and two chairs, a rattan couch and table and a sun lounger with a comfy cover. The host was lovely and friendly and very available, we passed her multiple times a day on our way in or out.
There are steps down to the rocks, where you can swim on calm days. The view out to sea is spectacular.
The bathroom is fine, but difficult to shower without soaking everywhere. There is a shower curtain that is hung so close that it sticks to you - a glass partition would be fantastic here and solve the problem with water going everywhere too. It was not an issue for us and would not put us off staying again.

A really great location: the balconies look over the sea, you can hear the waves all night long - no car or street to be heared at all. There is a little staircase down to the sea for your own private swim.
the kitchen and the bathroom are a bit old - but they worlk and do their job.

A family run beautiful hotel just by the sea. Two min walking distance to the beach or Armenitis village. If you have a car, parking is not a problem, you can always find a place nearby. Our room was one of the down rooms and it was literally just a few meters from sea. Sleeping with sound of waves and waking up with sun rise over the sea was spectacular. The room was cozy with a small kitchenette. There was also tv and air condition in the room but we didn't use. If I go to Armenitis again, I'll definitely stay here.

We were in one of the down studios, really facing the sea and it was end of season so we were basically alone.
We enjoyed the terrace and the sound of the waves. The studio has a kitchenette and everything was super clean.
Beach is at walking distance (5g’) and the village has plenty of eating options.
The Hosts (Maria, her husband & daughter) were extremely kind and caring.
We really felt pampered.
Would return if we have the opportunity.

Good value for money, great location and amazing sea view from the balcony which was very good size.
Very basic facilities and WiFi was temperamental. Only one set of plate and cutlery available. No kitchenette or tea/coffee. No shampoo or shower gel. Bit of noise from reception area.

The location is great and rooms are very comfortable. The staff is great too, they helped me to rent a car when they were none in the island, which made a big difference for our trip.
Probably the shower was bit small, maybe is a greek culture. Don’t know!

Location was excellent, view beautiful, bed really comfortable. Had eating utensils and a fridge.
Not a place to sleep in, but was nice to wake with the sun.

Very nice position, between village and beach. Everything is near in less than 5 minites. We were in studio, the room si very spacious with beautiful terrace and incredible sea view. Very calm place. There is small kitchen with all you need. The owners are very helpful and nice. We enjoyed our time there.

Just to know there are 2 floors of stairs for some rooms. They are very easy to walk up and down if you dont have problem with mobility, but if you have problem with stairs better to ask room on different floor.
