One very disappointing aspect is that when you arrive expect NOTHING to be there. Not a roll of toilet paper, a thimble of dishwashing soap, one tablet of powder for dishwasher. Seriously, $10 would allow a welcome to pack to get the tenant through the first night. Oh,, no cloths washing facilities. Must be locked away. Appreciate you don't want to be spending your days washing, but with a family of 5, a week of holidays necessitates at least one load.Maybe even one kayak, paddle board, or canoe would have been nice.But if you want location, location, location. Upon arrival at the house for vacation, we found the staircases too steep; that there is no bathroom on the same floor as the bedrooms (second floor). There are signs of deferred maintenance on the house, including worn out outside wood and stone walks and a torn screen door to the house. The door lock on the main door was difficult to use. Much of the furniture was old and uncomfortable.

Found uncleaned dishes/pans in the cabinets. There was trash particles left on bottom of the barrel. The coffee maker had to be replaced because it was so dirty and moldy. The bathroom floor on ground level was sticky. There was a teddy bear found in the master bed and a couple of articles left under the bunk beds in the lower level and behind the couches on the ground level. The couch cushions weren't removed and cleaned underneath. The refrigerator and freezer had not been cleaned. There were 5 or 6 empty ice trays in the freezer. shower lights in bathrooms didn't work. some shades were broken. black marks along the walls to the 2nd level. The rugs in the bedrooms were so old and dirty. No supply of cleaning products. But, despite the conditions of the Lake House, we all enjoyed the scenic views and location and had a great time!

The good news is that the view of Tommy's cove and the sound of the loons was beautiful and so relaxing. Would have loved A/C for those muggy nights but the fans helped.

Mentioning the following because I wish i had been given this 'heads up'... when we arrived at the house, there was no toilet paper (not a square), no paper towels / napkins, no salt or pepper, no hand soap, no dish washing soap, no hair dryer. Been renting summer/winter places in and around MA and NH for 30+ years now and never experienced that. Had to run out to the store pretty much immediately. When the week was over, we left all that stuff plus a few cold beers in the fridge (as we usually do). Hope they were there for the next renters. Just a few dollars for the basics makes a big difference.

The kitchen had everything I needed and I was pleasantly surprised by that. The house was the perfect size for our family. It was located in a quiet cove close to things by boat or car. We would go this route again for sure. The upstairs shower had no hot water and the smelly dumpster off the driveway were two small issues we had. But overall it was a wonderful week and we loved the house.

No washer/dryer makes a weeklong visit difficult.

It's a very quiet cove off the beaten path, though there are some traffic a little ways off by water skiers and jet-skis that can get a touch noisy, but it's really not a problem, normal big lake noise.

The house is really good, clean, checks all the boxes space and amenity-wise, with the exception of AC. The dock/water access is amazing. A leaf rake for the bottom would be welcomed to clean up the swimming area besides the dock. The addition of WIFI and a smart TV were great additions since our last visit. I do expect to come back in the future.

That being said, it could use some minor attention here and there to make it amazing. The curtain tie-backs and rods are all held in with finishing nails, and want to keep coming out of the walls, minor quibble, but annoying. Some of them obviously have been hammered in again at least once before, so this shouldn't be news. The ancient couches in the living room really need to be sent to a farm up state. They're easily the least comfortable pieces of furniture I've sat on for quite some time. They were bad two years ago at our first visit, they've only gotten worse, especially the bigger one.

The deck was nice to sit out on at night. We rented a pontoon boat which I highly recommend . It’s easy to maneuver and taking rides along the spectacular lake was inspiring. The kids jumped off our pier and had a blast. The youngest played in the shallow end which is just steps away. I enjoyed cooking on the charcoal grill. Meredith town is lovely and just a short drive. Hanna fids supermarket is awesome. The only thing I would have liked to have was a washer and dryer. We brought ours to laundromat which has sketchy hours. Other than that, it was wonderful . One more thing.... We had to drive to Moultenboro to get key which was fine, but would have been much more convenient to leave keys on the counter on our way out
