"The Three-Hour Tour" Looking for an escape? Take a 3-hour tour and plan to "get lost" in the heart of Homosassa Springs! This unique location has frontage on the Homosassa River and on a canal. 4000+ sq ft, of ground-level home with a heated pool, docking for multiple boats, trailer parking...and it's all in the heart of the crystal clear springs, on the Homosassa River. This sprawling "Old Florida" home has some charmingly dated features but has been stocked with all new furnishings and fun toys! Outdoor security cameras are in use at this property A note from the owner: Thanks for considering being our guests. Part of our joy in being stewards of this fun property is sharing it with others. To ensure that we may continue to do so, I’ll offer a few thoughts on our expectations. Before booking, please be sure you’re in absolute agreement with what follows. I don’t want your deposit – only peace. We like our neighbors and they like us, and I have zero patience for anyone upsetting that balance. These policies exist to ensure that we can share this house with good folks like you for as long as we’d like. Please make sure your guests know the rules, too. Fun is absolutely encouraged - but abuse of our neighbors and/or the property is not allowed. 1. Please limit gatherings to our thoughtful occupancy limits. If you’re looking for a place to party, look elsewhere. This property is NOT AN EVENT SPACE for parties and special occasions. 2. This is a smoke-free property. No smoking inside or outside. 3. Wrap up your outdoor noise by 10pm. Make sure it happens. Outdoors, after 10PM, no loud music, no obnoxious shouting, no drunk-laughing, and no fireworks – I don’t care what the calendar says. 4. We provide a heated pool, 4 kayaks and 2 paddleboards, a dock, a fire pit and a lovely house. Please care for them like they’re your own. We understand things get worn when used, but please don’t abuse. More details about the property: There's enough room for 14 castaways, with 6 bedrooms, 2 full and 3 half baths. Which character will be your host? The Millionaire - 1 king bed with full bathroom & half bathroom The Movie Star - 1 king bed Mary Ann - 1 king bed The Professor - 1 queen bed with half bathroom The Skipper - 2 twin over twin bunks (sleeps 4) Gilligan - 1 twin over futon bunk While you're outside, take the kayaks or paddle boards to explore the river and Homosassa Springs – the crystal clear water will give you a great view of the marine life below. Feeling fat? Watching manatees from the dock works wonders for your self-image. You'll also see fishes, rays, otters and crabs. Or take a dip in the screened-in, heated pool. Cook for the entire crew with the propane grill and big Blackstone griddle outside. Enjoy your coffee on the back patio. Cruise to the Gulf - no bridges to clear. And there are lots of fun waterfront restaurants for boating destinations. Spread out inside--there's enough space to make memories in the "wreck room" with ping-pong or foosball tables. Relax in the "SS Minnow" sunken living room. Prepare a meal in the stocked kitchen and eat together in the large dining room. Later, everyone can retreat to their own private bunk. Enjoy this home base for scalloping, birding, fishing, or to swim with the manatees! While you won't be shipwrecked on a deserted isle, we hope you'll enjoy time away from your regular day-to-day. I can’t say enough great things about this place. It is huge which was key because we were a big group and having a second living area space and large dining room kept me from murdering a nephew who watched TV the entire trip. Kayaking around with manatees off the back deck was so incredible. Even my 78 year old mother who is afraid of the water did it and it was the hi-light of the trip for her. You can walk to the nature preserve. There were birds everywhere. Great restaurants nearby. The layout is a little quirky and because it’s so big people couldn’t figure out where their rooms were the first day but they are all well labeled after Gillian’s Island characters so you just had to find your name. We went to Miami for the second half of our trip and I won’t go back but I would love to go back to Homosassa with a group of friends. The property manager was fantastic and helped us trouble shoot things with the pool despite the fact that we were there over Christmas. I’ve done a lot of VRBO’s and this is my favorite so far!

We really enjoyed our stay! We had 4 families and we were not crammed in. Every bed was taken and all we’re comfortable. The kitchen was fully stocked. My only complaint was there was only one extra garbage bag left but we had brought extra to take out in the boat so we were fine. We are hoping to go back next year as this is an annual event for us. Our annual family vacation involves 3 generations (ages 24-89). This house was perfect for us — plenty of bedrooms and bathrooms, lots of parking, and great spaces for dining, socializing and games. We had a rowdy ping pong tournament while others swam in the pool or worked on a jigsaw puzzle.
The house was super clean, very spacious and comfortable. Yes the layout is quirky. So what? The property manager was immediately available and responsive.
We taught the youngest family members all about Gilligan. We kayaked and we enjoyed watching the ‘boat show’ through the big picture windows. We will be back!

We loved staying here. We used the “3 hour tour” theme and since there were 7 of us we all dressed as the cast from Gilligan’s Island. We worked with Island Girl Cruises and my mother’s assisted living center and had the boat pull up to the dock with mom and other residents. We surprised mom by being dressed up as the cast from Gilligan’s Island and Island Girl Cruises playing the theme song from the show. Mom said it was one of the best days of her life!
Pros - Everything! Host and property managers are the best. Rooms are spacious, beds and pillows are comfortable, kitchen was very well stocked, pool was great, ping pong table was a hit. Loved the firepit and dock and other amenities. Best location in Homosassa.!
You won’t be disappointed!

Booked a week in advance for a quick trip get away and was so so worth it! Place was very roomy yet cozy for the whole crew to feel close with each other! The house lay out is fun and the location is unmatched. We are boaters and fit 2 24’ Bay Boat’s out back and loved how convenient the spring location is. We really could of just swam off the dock to the spring, no boat needed! Will book again!

The location was perfect for viewing marine life and relaxing. Our children had fun outside and the indoor playroom was a bonus.
The house was meticulously cleaned throughout. Kitchen is well stocked with utensils.
Make sure you know the tide conditions as we could not easily access the water due to low water.

I feel conflicted even writing this review because a big part of me wants to keep Ginger’s place a secret!
My boyfriend & I stayed at the house with 6 friends and had a delightful time. This was a return trip to Homosassa for us - we visited the springs to see manatees a year ago (just the two of us), and became determined to find a place directly on the river for our next visit.
Ginger’s house was perfect. The location, combined with the kayaks and paddle boards allowed everyone to go out exploring on their own schedule.
Those of us who were early risers enjoyed coffee on the dock while the birds hunted and squabbled over fish. There is so much wildlife in the area - just snorkeling off the dock we spotted not just manatees, but long-nosed gar, many schools of fish, diving cormorants, turtles, and even a stingray!
Although we didn’t swim in the pool, the screened-in patio surrounding it was excellent for drying out swim suits, wetsuits, and water shoes.
The worst thing I can say about the house was that it has more light switches than any other home I’ve ever stayed in. Which was mildly stressful when trying to turn off lights before bed.
Thank you so much, Ginger for hosting us! If we return to Homosassa again someday, your place will be at the top of our list.

We had a wonderful time this past weekend at this property! The location, fabulous, the space, fabulous, the amenities, fabulous. We had two families, so 8 total, and there was more than enough space! We parked our boat trailer there with plenty of room. The dock space was great. The screened in back porch and pool were a hit with the kids, as was the ping pong table, kayaks and SUP!
We cooked while we were there and there was everything we needed to cook and eat!
You are on the river with a canal in front of the house and the kids had the absolute best time going around that canal!
Would highly recommend the property and will definitely stay again!

If you enjoy watching manatees during Florida winters, there is no better place to be. Kayaks are provided and manatees are everywhere. Don't miss out on one of natures wonders in a roomy setting right on the river with a personal dock and boat rental nearby.

There was plenty of room for all (we didn't use one bedroom) and the common areas were vast, with great views of the river. We took a 3 hour tour in the 4 provided kayaks and our fearless crew paddled among a half dozen manatees and countless fish. Would enjoy being castaways there for a long time.

We had a group of ten and two boats. This property worked well for us. We had dockage for both boats. The pool was fantastic. The location is beautiful! The house is a little quirky, and the shower situation when you have that many people and only two showers is tricky, but we managed. Since we had several football fans in the group, some instruction on using the TV's would've been helpful, although we finally figured it all out. We had everything we needed and more! Thanks for helping us have a fun trip!

Recently spent a weekend here and it was perfect! Just what we were looking for. The house is absolutely beautiful! Amazing view of the river with a huge window that you see when you first walk in, plenty of space if one of us needed some time away from the group. Our group fit perfectly in with the sleeping arrangements and everyone slept well (there were 11 of us and there were still open beds). The kitchen had every appliance and cooking utensil that we needed. The grill works perfectly and in good condition and the flat top was convenient to cook on for the large group.
The pool temperature was not too hot and the lanai helped keep it slightly cool and made it a great group spot. With the large outdoor table, some of us were able to lounge in the pool and others sit in chairs. They also provide 4 kayaks and 2 SUPs, though one SUP was missing a fin, but it was easy to get the kayaks to the dock. The supplied life vests were also handy for keeping us bobbing in the river while we just hung out (side note: river is beautiful, perfect temperature and we saw manatees when out on the kayak!). The only downside is that there is not a good ladder to climb out of the river with, so it did require some base physical conditioning to be able to pull yourself up (or be pulled up).
A pleasant surprise was a ping pong table, as I had not noticed that in the listing. It helped provide extra entertainment.
Ginger was excellent! Available, clear, and fast with her communication, and very willing to work with us for any requests. She truly went above and beyond for our group and made the trip even more enjoyable.
I highly recommend this location and it is very possible that we end up coming back next year. If not, I will certainly be looking at Ginger's other properties.

The outside of the property was very nice. Beautiful front yard and overall, the yard and house exterior were very nice. The dock was newly refurbished (thank you as old wood can cause a lot of splinters). I secured my boat and a jet ski to it for two nights without any issue.
When we first arrived, easily got the key from the lock box. It was a challenge to get the door handle and the deadbolt to unlock. This may need to be lubricated or replaced. The inside of the house is a bit out-dated and the owners are working to modernize it. First and foremost, the house is kept at 80 degrees when not occupied. With how hot it has been outside, this was not pleasant. It took hours for the big place to finally cool off we left for a few hours for dinner and when we came back, it was finally cooled off). There were also 1 or 2 portable AC units in rooms as AC flow must not be good to them.
In the recreational room, there are 2 ceiling fans and neither of them worked, so there was not much airflow in that large room. There were little stickers on them to indicate this, so we were not left wondering. However, the first overall impression from this was for the per night price, there is an expectation that we were walking into luxury with everything working, and we did not.
The next thing we noticed is there is a lot of work underway. In the kitchen, there were measurements on the wall next to the refrigerator and unfinished surfaces. In one of the bathrooms in the master suite, there is a piece of plywood covering the large bath tub. Not exactly luxurious to look at.
In two rooms (the one with bunk beds and one of the others on that side of the house), there were food crumbs and other dirty debris on the floor. One of the families were also not convinced they had clean sheets. They washed them to make sure as they said they had hair on them.
The garage was organized well and the SUPs and kayaks appeared to be brand new, or very close to it. Tw of the kayaks were used and our teenagers had a blast on them. We used the outside refrigerator to store water and beer of course, but it did not seem to be very cold. The freezer worked fantastic. We also were able to store a jet ski trailer for the trip in there.
The pool needs work on the steps. One kids cut their toe twice on the edge. We told the kids they can't use the steps.
When bringing the boat to the dock, there is a pipe you have to go around or over. Renters should be made aware to avoid damage.

We had a blast!
The house is huge and in a great location! Ginger, the property manager, was easy to communicate with if there are any issues. It was VERY clean. It’s an older house with a few issues but nothing that made it to where we wouldn’t rent it again. We had an amazing time and wish we could’ve stayed longer!!!!

This location had it all!! Spring, pool, flat top, grill, kayaks, paddle boards, the kids had such a blast! There were tons of options for sleeping as it has numerous beds and numerous rooms!
