Wonderful service beautiful cultural experience old artifacts throughout and one of the hosts was a beautiful artist who’s work is placed throughout the bnb great service loved feeling at home on their porch only issue I would forewarn is there’s no access to drinks def prepare they do offer two complimentary waters but if you’re like us camels you’ll need to stock the fridge upon arrival bc there’s no convenience store all that nearby- we actually DoorDashed drinks bc I didnt Realize that and if you’re arriving early definitely call ahead so they expect you I didnt Do that either and couldn’t leave my bags and explore upon arrival. Very gracious hosts- my fault I didnt Better prepare for the experience of bnb as needed. We were very happy with our experience and it’s also very cost effective in a great location with a bonus of made to order breaky as well!!! Luke and Pedro were amazing hosts!

A surprisingly beautiful place near the heart of the city. Very quaint and the staff were super helpful and friendly! Their hospitality and especially their breakfast were excellent! Definitely recommend them! And I would love to stay there again!

Comfort probably just related to fact we live in the boonies in northern WI. Room was a little warm so we had to open a window which increased the volumes of city noises, sirens, etc. We also aren't used to light at night. Where we live it is pitch black at night unless we have a moon.

Hosts were extremely friendly and helpful. Property was amazing! Built in 1864 if I recall. Breakfast was delicious.

We received great service from Luke and Pedro! The omelet breakfasts were delicious. Great location to downtown.
The only downside I can think of is that the mattress in the suite was too soft and uneven for two people.

Very eclectic property. It was quiet (except for the running of the HVAC system during the night. The owner was very kind offer to help with everything. Called every morning to get breakfast order (choices the same every day). Situated in a neighborhood but an easy walk to the Kauffman Center or Kansas City Convention. KC Bus blue bus free throughout 2023!

This was a great place to stay, close to all the major attractions in KC. The staff absolutely out do themselves in providing excellent service. I wholeheartedly recommend staying here if you visit KC.

I had a wonderful weekend at 1812 Overture Bed and Breakfast in Kansas City with my significant other. It was our first time staying at a bed and breakfast, and we couldn't have asked for a better experience. The ambiance was lovely, and the staff was incredibly welcoming and accommodating. We stayed in the blue room with the balcony, and it was simply charming. The view from the balcony was delightful, especially during the evenings. The breakfast served was delicious and added a personal touch to our stay. We both fell in love with the cozy atmosphere and the attention to detail in every aspect of the B&B. We look forward to visiting again anytime we find ourselves in Kansas City. The breakfast at 1812 Overture Bed and Breakfast was absolutely delightful! Each morning, we were treated to a scrumptious and flavorful spread that exceeded our expectations. The deliciously prepared omelets, every bite was a delightful experience. We truly savored every meal, and it further enhanced our overall stay. The exceptional breakfast at 1812 Overture Bed and Breakfast definitely left a lasting impression on us, and we can't wait to return for more of their delectable offerings!

The house is beautifully decorated and the breakfast was very tasty. We were given several times to choose for our breakfast as well as options. We were able to talk more to the employees during this time. We were able to walk around the area before breakfast and felt safe. It is very close to an event center. The room itself was small. We had some difficulty maneuvering around our luggage. I also didn't realize that the bathroom would be separate from the room. This wasn't made clear to me in the description. It was a private bathroom, but we still had to find the key if we went in the middle of the night. I found it strange that there was an envelope for a tip for the cleaning person and also a tip jar at breakfast.

The staff were delightful and well-versed in the local history. They made the stay extremely comfortable. The accomodations were uniquely beautiful and were steeped in history. We look forward to staying here again.

Pedro and the staff there are wonderful! He was very accommodating with our change of checkin time and was able to add on an additional day and upgrade us to a bigger available room. He took the time to give us some history about the house and suggestions of where to eat. You have to stop in at TownTopic Burger that's just down the street! The house is overly extravagantly ornate and a little crowded feeling, but there definitely are some interesting pieces to be seen. I wish there would have been a little bit more gourmet breakfast choices, as that kind of goes along with staying at a B&B. Breakfast was ok, but it was basically the same thing everyday & nothing extra special. However, the homemade peach & jalapeño jelly was amazing!! Also, there is instant coffee as a coffee choice in the room....why?? I was going to speak directly with Pedro regarding the spot light that was shining from the garden directly into our room and shining in my face at night and also mention that they seriously need to replace the mattress (its SO soft that we were rolling into the middle all night), but we missed him on the morning of checkout. I should have mentioned it the day before, but didn't want to be a burden. My biggest complaint was the blasting opera music playing downstairs in the kitchen at 11p.m. and the lack of toilet paper in the bathroom. Overall, our stay was good and in a great neighborhood. I'd stay here again, but will be better at communicating when there is an issue.

Loved it! Coolest house I’ve ever stayed in. Excellent service, great staff and home cooked breakfast every morning. Walking distance to Power and Light, Grinders and many breweries! We will be back!

We absolutely loved our stay here. From the warm welcome we received to the made to order breakfast to the convenient location which gave us the opportunity to walk almost everywhere, we couldn’t be happier with our choice of where to stay on our weekend away! We will definitely be back!

This was a lovely B&B, easy walk to discover downtown Kansas City. The staff were very generous and helpful. Our room had everything we needed for a comfortable stay. The made to order breakfast was the best we had in our 2 week cross country trip. The antiques and furnishings were beautiful and interesting. Highly recommend!

The room was cozy & clean. Mine had the balcony and although it was raining it was nice to have. I had my own separate bathroom that I could lock. The staff and owner were super friendly & breakfast was excellent. If I had to come up with a heads up on something is to let people know it's street parking only, but they have a spot saved for you in front of the house.

This was a very lovely B&B with extremely personable staff that ensured I had an excellent stay. They were attentive and the breakfast each morning was very nice. The house is very unique and they’ve done a nice job preserving historic aspects to it and telling its story when you arrive. I will definitely stay here again on my next trip to Kansas City!

This is an amazing place. Very friendly. The personal touch makes the difference. You are part of the family for the length of your stay. Be aware , the place was built 150 years ago and with the vintage charm comes narrow stairs and such. But it is such a charming place the lack of modern conveniences is quickly forgotten. I love the place and the proprietors.

Yes, we, Dave and Judy, enjoyed our stay at the 1812 Overture B&B very much! It is a fascinating, historical house with so many interesting stories and details!! Clean and attractive from architecture to art!! The owner and staff were friendly and equally interesting!!

This is a very special place cared for by wonderful people. The staff and owner went out of their way to be helpful and they were really nice people. They spoke Spanish and English and I felt safe being someone from the LGBTQ community. I stayed in the attic room (The Guatemalan room) which I would say was lovely but would not be safe for elderly people or people who have trouble on their feet. The steps leading up to it were old and crooked and the step leading up to the private bathroom and step to the toilet itself could be a hazard to anyone who isn't careful.
