Key features This tranquil getaway features two bedrooms, each equipped with a standing desk, an open plan living area and a large private undercover entertaining deck with bifold doors and windows, perfect for enjoying the tranquil outside atmosphere. Stay comfortable year-round with air-conditioning, which will keep you warm in winter and cool in summer. In addition, the property is cleverly designed to catch the breeze when you open the bifold doors and windows during summer. Two smart TVs in the studio ensure there's no room for boredom, as well as time to relax. Configuration The apartment features an open and fully equipped kitchen/lounge area leading to a large private undercover entertaining deck with bifold doors and windows. The studio includes two bedrooms, each with a workspace, and a combined laundry and bathroom. ★ Sleeping Arrangements - 2 Bedrooms ★ Bedroom 1: King Bed Bedroom 2: Double Bed ★ Bathrooms ★ The combined laundry and bathroom include a vanity, WC, bathtub, and shower, offering guests the option to enjoy a relaxing and rejuvenating bath or a refreshing shower. ★ Living Rooms ★ The open-plan kitchen and lounge area provide a comfortable and spacious area for guests to relax and unwind. The lounge area is equipped with smart TV, ensuring that guests have plenty of entertainment options. ★ Kitchen & Dining ★ The fully equipped kitchen features modern appliances and everything guests need to prepare and enjoy meals during their stay. Bifold doors and windows offer a seamless flow onto a large private undercover entertaining deck with al fresco, perfect for enjoying meals. Outdoors Step outside to enjoy year-round outdoor living on the fully covered deck, providing a private space to relax and unwind. For those who want to stay active, there is a well-equipped gym on-site where you can exercise and keep fit, then rinse off the sweat or sand with the convenient outdoor shower. Please note that the gym is a communal area and guests use it at their own risk, the sauna is not for use. Parking There is ample on-street parking; the garage is not available for guests. Pets Sorry, this unit is not a pet friendly property. Special Property Information There are three units in total on the premises sharing a common property entry, however each unit has its own separate access and is fully self-contained with separate outside areas and sound-proof walls and ceilings ensuring each unit’s privacy. Two units are short-term rentals, the third one is occupied by two permanent tenants with two very friendly dogs which are not allowed in the gym area. Please note, whilst the common entry to the premises is flat, there are several stairs leading to the individual units which will need to be a consideration for those who have limited accessibility. We are delighted to offer complimentary Wi-Fi for your convenience during your stay. You'll receive the password and all necessary access details upon check-in. While we strive to ensure reliable service, please understand that we cannot guarantee 100% uptime for the Wi-Fi, and no compensation will be provided for any disruptions. If a stable internet connection is crucial for you, we recommend having a backup plan. Thank you for your understanding. Booking excerpt as per Rental Agreement/Terms & Conditions Our home is designed to host groups aged 25 and above as well as family retreats and can accommodate a maximum of 4 guests including visitors, with prior approval required for extra guests. If you are unsure whether your group is suitable for our home, please reach out prior to booking. Kindly note that the account holder must occupy the premises throughout the reservation. Guests will be asked to complete a guest registration form, sign a rental agreement, and be able to provide government IDs of all adults – please answer all questions truthfully to help us tailor your reservation. Any misrepresentation may lead to immediate cancellation or eviction. We require that guests adhere to the mandatory NSW Code of Conduct for the Short-Term Rental Accommodation Industry. Parties, hens, bucks, or other celebration gatherings are not permitted and due to new restrictions, noise complaints can result in a $500 on the spot fine. Please respect our neighbours and be mindful of noise levels throughout your stay. Noise and security monitoring devices installed within legal guidelines, including one security camera overlooking the outdoor entry area. Our home is self-catering, offering starter supplies usually sufficient for a weekend stay. While firewood, travel cots, and highchairs are not provided, you can book these and other additional services through our guest portal after completing registration. Please leave our home neat & tidy to avoid extra cleaning charges. Our cleaning fees increase by 1.5x for Sunday check-ins and 2.5x for public holidays. For bookings of two weeks, the cleaning fee doubles, and stays longer than two weeks require mandatory fortnightly cleaning, billed to the guest, with optional linen changes available to book. A security deposit of $1,000 will be withheld for your stay two days before your arrival and released after departure, pending the home inspection.
