Text owner for new photos. GPS Address: 864 ROUTE28, South Yarmouth, Ma 02664 This rental is centrally located in South Yarmouth/Bass River on Cape Cod. The ocean beaches are 1 mile and 8 miles to the Bay side Beaches. The setting is on a 10 acre multi-cabin retreat that has the nostalgic feeling of cape cod in 1950. Many pine trees, nature paths, salt water pond (Swan Pond/ Parkers River) that leads to the ocean; great fishing. Our fun stuff: outdoor heated salt water pool, bikes to borrow, hammocks, tiki torches, grills, beach sand playground w/ toys. Nightly marshmallow roasts at our outdoor fireplace are daily. Bring a flashlight for a game of flashlight tag or Nerf ball. This is a peaceful place. You may remember spending time at a place just like this when you were a kid. Family friendly. Family atmosphere. If you are searching for a rental that has other families, plenty of room to ride bikes safely, and games such as horseshoes, bocci ball, foosball, ping pong and badminton. The playhouse cabin has crafts for your children at a small charge. The playground has a beach sand base and has sand toys for your children to use. The cabin is fully equipped with all you need for your week. We have a large pergola w deck, barn, water feature and beautiful flower gardens. Location is a village area. Many things to walk too. Papa Gino's, Diary Queen, gift shopping, mini golf, arcade, soccer cages, batting cages, golf range to practice your swing, fitness gym(Planet Fitness), groceries, all in walking distance! A walk to the beach is 15 minutes (one mile)w/ a great resturant (The Skipper). Borrow one of our bikes for a quick ride to the beach. Hyannis Center is only 3 miles for all it has to offer: Museums, Ferries to the Islands, Deep sea fishing, whale watching, and so much shopping and resturants to enjoy! Our stay was GREAT! Communication and response time with Aubrey was amazing when I needed to speak with her. The cabin itself was so cute!! I loved and appreciated all of the seashells and beach decor. The fact that there was utensils and cooking materials helped greatly. The neighborhood/ community was filled with restaurants and things to do. Will definitely be back. We had a blast and loved our stay. Definitely recommend!

Wish we could have stayed longer! After reading some negative reviews I got a little worried and then I realized the world is full of Karen’s. Decided to take a long weekend with my children, bf, and family pup before school starts. We arrived later in the evening on a Friday and great communication from the owners regarding the check-in process. Jerry came over and greeted us with his adorable pup and made sure we didn’t need anything. So kind and welcoming. The playground was right behind us and was great for my son who never stops moving. The resort itself was so cozy and had such a home feeling to it. It was centrally located to everything. So thankful for the memories I was able to make with my family and I look forward to returning!

We wanted a quick Friday-Monday getaway in central Cape Cod. The location is great! 15 minute walk to the local beach and walking distance to plenty of restaurants and activities for the kids. The pool was a hit with our kids and was kept up nicely. Unfortunately the pictures make the place look much nicer than it actually is, as the property is run down. The playscape and activities just need a little extra TLC. The cabin was okay, the appliances were out dated but worked okay. The showers were not good, the pressure was very low and the inside one was pointed in a direction that wasn’t useful to rinse off. The ants were HORRIBLE … we should not have brought food because when I say they were everywhere, it’s an understatement. Even though it was not taken care of too great, the staff at the rental location were very nice and friendly and very accommodating.

While the best thing about this place was the location, as it was near everything, it was perfect for a family vacation. The cabin was the perfect size, the beds were comfortable, and there was plenty of storage. The pool was great for our little ones who are still learning to swim and also for us, we love to swim. Everyone was so polite and friendly and the owners were always there if we needed them. Our dog was welcomed and when she had a long time in our cabin, the owners offered to take her out for a walk. We ended up taking her to doggie daycare not 5 minutes away to give her some extra fun time. We had such a good time and have every intention of coming back every summer. This was perfect for our small family, but would be great if we had a bunch of families with us. Hopefully this can be a family reunion place in the future.

Very easy to check in. I was expecting a no-frills cabin - which it is; however, it was very dirty. There was a portable air conditioner running in the dining area with no outlet for the water to drain. The water leaked all over the floor. Contacted the owner, who responded quickly. She said that the unit was installed and she was not familiar it. She returned a short time later with an empty pitcher and plastic tubing for it to drain. We only used it in the evening and overnight. The pitcher had to be emptied every few hours and overflowed while we slept. The unit is also very loud. Went to turn the ceiling fans on, but all had cobwebs and thick dust. I cleaned the fan blades (cleaning supplies there) before turning them on. Tried to eat and all the utensils/plates were dirty. Loaded the dishwasher only to see mid-cycle that it leaks water from the door. Bathroom sink leaked into vanity. Cabin has a bad ant problem. To have a cleaning fee included in the price and have to clean everything is unfair. That aside, the pool and grounds were fine and as expected. Cabin is really in need of maintenance and proper cleaning.

Stayed with partner and my puppy. Jerry and Audrey were prompt and responsive to all questions and were helpful to us as well. This property is conveniently located to everything you want and need. Close to beaches, restaurants, grocery store, etc. there is also a cabin on the property where you cans do laundry. I didn’t realize before arriving that the kitchen didn’t have an oven, but it wasn’t a problem for us. Thank you!

At first let me tell you, our personal experience with the owners and our overall stay at Yarmouth Country Cabins was great. It started off not so great due to the cleanliness of our cabin. We brought this up to the owners and they were nothing but apologetic.
As a kid growing up with a family business, I truly appreciate the personal touch with property managers/owners being present and accessible.
We had a toddler and infant, so being able to have easy access to the playground, the awesome restored sailboat, and bikes for practice, grills of all kind came in handy.
The appliances were in great working order - were able to make breakfast every morning with no issues.
Fair warning… the outdoor shower is larger the indoor shower.
All in all, we would definitely stay here again.

It was a nice time. The beaches are close and the pool was very nice. It is more like a campground with cabins. But they keep it up very well and Audrey was available if you needed anything.

Great spot located near everything. Grills and pool were great. Teens loved volleyball court. It’s like a camping cabin. Met our needs and will rent here again. Great value for expectations

It has been a tough summer finding rentals on the Cape that will accept dogs for a reasonable price. The cabin is in good condition and well located. We went for a bike ride daily on the CCRT and it was only a ten minute ride away. We enjoyed all of the activities on the property, ping pong, fire pit and bocce court. I have family in Harwich and I would stay here again.

This cabin was perfect for my 2 teenage sons and 1 teenage friend. They could walk to the beach, mini golf, pyrate museum and they're were many other fun things to do.
The kitchen had everything you needed to feed 3 hungry teenagers. There's many fun things to do on the property such as ping ball, basketball, booze, fire pit, bikes.

The property is not well kept. The cabin was humid and damp. The bathroom floor was cracked in several places and tile was missing. There were ants and spiders in the kitchen and probably other areas. The floor was dirty. The shower had terrible water pressure

CABIN #7: Overall, great location, but not very clean.
PROS:
- Arrival/check-in was easy. Cabin was left unlocked with keys inside.
- AC was running, thank you!
- Dog friendly!
- Quiet
CONS:
- We noticed cleanliness issues right off the bat. The kitchen chairs are covered in stains (and one simply had a cut-up old rag over a piece of foam as the chair cover). We didn't sit on them once. Ick.
- When we arrived, we unpacked and ran to the grocery store. I left a package of hamburger buns and granola (which I brought from home) on the counter. When we returned, both were filled with tiny ants. Bummer.
- The silverware was dirty (a few pieces had a thick grease on them). And this seems to be where the ants came from - all in the silverware drawer. I will say, I've been going to the Cape for over 25 years and ants are notorious in many of the places I've stayed, so not a total surprise, just a pain. We bought disposable silverware, plates, bowls, and cups. The pots and pans were pretty grimey as well, so we didn't cook any meals, which was a bummer. I prefer not to eat out for every single meal.
- I had to clean the toilet seat when we arrived. There were a couple sticky spots on it...not sure if it was simply evaporated cleaning supplies that hadn't been washed off. I wasn't taking any chances!
- The indoor shower had a lot of white powdery stuff along the bottom, which we had to clean. I used the outdoor shower the entire time, so it wasn't an issue for me, but my boyfriend used the indoor shower.
- The CO/smoke alarm went off 3 times one night between 10:00PM and 10:30PM. I tried texting Audrey and sending a message on VRBO, but, given that it was late, we didn't get a response that night, which I understand. However, we weren't sure who else to call. There were no directions/phone numbers in the cabin about a maintenance person or who to contact in the event something goes wrong. So, since I'm 7 months pregnant and didn't want to sleep in the cabin if there was a CO problem, I called the local fire department. They were great - quick and responsive. No CO. Probably a spider. I wish maintenance (and other basic) information had been left in the cabin. Audrey provided it to me the next morning.
The bedding was clean and it was fine after we got over those first few hiccups. If you have kids, it's a great spot - lots for them to do. But for a couple looking to relax, it was hard to relax, cook breakfast, etc. given cleanliness issues.

We really loved our stay at Yarmouth country Cabins. The property felt like a low key resort and it really did a great job keeping the kids occupied! The swimming pool was well maintained. There were lots of things for young people to do all around the property. The cabin was cozy and all the appliances worked. There were basic creature comforts that went a long way to make everyone happy. If we ever decide to vacation on the cape again, well be more than happy to come back here.

Great location for a cozy, quiet cabin. Audrey met us when we arrived and was very friendly. She told us her family has owned the site for many years and I would find her Dad puttering around. We stayed for memorial day weekend, apparently still a little pre-season. Unfortunately the heated pool was not open yet and it seemed things weren't quite in full swing for the summer. The cabin was clean and comfortable and had everything we needed really and the beach was less than a mile walk or a short drive. Only thing I could have used that wasn't there were ice trays. We had a slight issue with some black ants but it's to be expected, it's in the woods and it's spring. I'd definitely go back mid-summer it's really a quaint memorable place. Thank you! !
