Charming 1-Bedroom Apartment in Classic, Brooklyn, Pre-War Building PROFESSIONALLY CLEANED: The apartment is professionally cleaned after each guest. During this covid-19 pandemic, the thorough and deep-cleaning guidelines of the apartment are carried out as per the recommendation by the CDC and Airbnb. This includes a 24-hour window between guests for it to be carried out. Wiping down everything from door knobs, hangers, light fixtures, remote controls, faucets, and so on. Looking for long-term leasers - 1 - 12 months. Convenient location. Great neighborhood. 20 MINUTES TO DOWNTOWN MANHATTAN SUBWAY - BAY RIDGE AVENUE - 1-block. Bus: X27 - 30 min to mid-town No smoking | Not suitable for pets | No parties or events | Check-in is flexible. - I rent to people who will take good care of my home and leave it in the same condition as when they moved in. Please, no smoking in my apartment. 2-air conditioners 2 fans Kitchen - dishware, toaster, blender, stove/oven, coffee pot Netflix and Apple TV. 5-G high-speed internet. Secure building with CCTV. New elevators. On-site washer/dryer. Car service and Uber, Lyft. Good for couples, solo adventurers, business travelers, and families with kids. Bedroom 1 Sleeps 4 comfortably - 1 adult bunk bed with 1 double bed on the bottom, 1 single bed on top, and 1 single-floor mattress. Common Spaces 1 couch The space This is a corner apartment that gets pleasant natural lighting. It is on the first floor which can be accessed when you enter the lobby and take the elevator one level up to FLOOR B. Or the staircase on the left side of the lobby as enter can be used and go up one flight of stairs. Then turn to the right. Guest access Guests can access the basement (Lower Level) by the elevators to do laundry. Recyclables are put in the refuse closet on the same floor as the apartment. Trash is placed in the basement or lower lobby (LL). Interaction with guests I will be traveling and will not have access to emails on a daily basis but we can communicate via WhatsApp and I will check email 3-4 times per week. The neighborhood Bay Ridge is a diverse neighborhood and I recommend you research the area as there are too many good things to say about it! Getting around SUBWAY My building is ONE block to the "R" subway line - Bay Ridge Avenue Subway Station. BUS There are express buses a ten-minute walk away going into Manhattan as well as several buses to get around Brooklyn. FERRY There is a ferry 10-minute walk away at the pier on 68th Street and Shore Road that makes two stops in Manhattan - lower and mid-town. CAR SERVICE People who live in Brooklyn take local car service or Uber. Mexicana Car Service and Bella Car Service are popular in Bay Ridge. However, when you walk around the neighborhood, you will come across several other car service companies. UTILITY USAGE - The apartment is priced for guests to be responsible for paying for their own utility usage, which averages $35-$75 depending on usage. However, the apartment has been fitted to minimize electric usage. There are eco-efficient energy-saving bulbs throughout the space using only 11 watts of electricity, or 85% less than typical light bulbs. Guests will be sent a review of their electricity usage used during their stay up to two years after their stay. It is to be paid within three days of receiving the bill, and I reserve the right for up to two years to submit to guests, directly to the host via an agreed-upon electronic method. Guests are required to handle small chores such as changing light bulbs and replacing a battery in a TV, air conditioning, and smoke alarm. Those supplies are in the kitchen drawer. NON-SMOKING APARTMENT This is a non-smoking apartment. No smoking on in the apartment, hallways, basement, fire escape, or hanging out the window. If the management sees this a New York City fine of $1,000 will be incurred by the guest. There is CCTV throughout the building inside and out. THE HONEST SYSTEM I ask renters to agree to the honest system, in writing, in case something is broken such as plates, laundry rack, an appliance, damaged furniture, or anything, please let me know. I do expect you to let me know and for it to be replaced or paid for. Normal wear and tear are expected. SOFA COVER The sofa covers are to stay on the sofa at all times and not be removed. Guests have spilled and stained the sofa, so in order to keep it preserved and looking nice for guests the cover protects it. Thank you for understanding. REMOVE ALL ITEMS DO NOT LEAVE any items in the apartment please leave the apartment as you found it. Trash, personal items, unused suitcases, hangers, plastic bags, food, and so on can be discarded in the trash in the basement. If you do not remove it, you will be charged a $50 removal fee by the cleaner. KEYS There are two sets of keys in the apartment. When you leave, please leave both sets of keys in the lockbox on the door. If there are not two sets of keys, you will be charged $20 per set. I've had a lot of problems with guests taking sets of keys. Leave the door unlocked as I have a management/cleaning company that comes in directly after each guest departs to clean. EXIT VIDEO - UPON LEAVING Please send a slow video of the entire apartment, plus floors and ceilings as well as a photo of the 2 sets of keys hanging on the bulletin board. NYC BUILDING CONTINUED MAINTENANCE AND UPKEEP The apartment building management may have to enter the apartment to check, perform or repair any maintenance or management responsibilities for the upkeep of the individual apartment and building. This may include guests leaving the apartment for the apartment for 2-4 hours for any work to be carried out. PREVENTATIVE EXTERMINATION TREATMENT Living in NYC mice and insects are part and parcel of city life. No matter how clean an apartment once in a while a critter may find its way into the apartment. If this happens, please contact me immediately. In the course of preventative measures extermination measures, such as a sticky pad or a pod of mouse poising are placed in inconspicuous areas, on are carried out in the apartment regularly. The guest must allow the exterminator/persons into the apartment. PETS Sorry, no pets. Management does not allow new pets in the building. MAIL If you choose to receive mail and packages, it is your own responsibility. Please leave any mail that is not addressed to you in the mailbox in the lobby. DO NOT change the name on the letter slot in the lobby. If there is a package delivered, please notify me. Medical/health conditions If a guest is visiting New York City for a medical condition, procedure, or surgery or suffers from any health condition, you must make me and VRBO aware. The apartment is not in any way fitted out for specific medical or health needs. If you rent this apartment, you are solely responsible for your additional living requirements or equipment. However, the apartment must be left in the same condition when vacating. During Covid-19 global pandemic There may be additional activities carried out by the building management during this time that must be complied with in order to keep the tenants and guests in the building safe and the building in good repair and functioning manner. SUMMER MONTHS The New York area experiences heat waves which may result in temporary, city-wide electricity blackouts from the NY electricity grid being overloaded. If this occurs, ConEdison restores the power in a timely manner. DAMAGES Guests agrees to take responsibility and to notify me prior to leaving if there is any damage to the furniture, electronics, kitchen equipment, fixings, decorations or if any keys are lost. If broken items or damages are not reported and discovered after the guest leaves, you will be charged for the repair or damage. REMOVE SHOES NYC streets are covered in pet and human excrement, chemicals, trash, bacteria, and more. Shoes are not worn in the apartment. Please remove them in the hallway and leave by the door. Other things to note It is apartment law in NYC to have 80% of the apartment covered with carpet or rug which it is. The woman who lives downstairs can be sensitive to stomping noise so please keep that in mind and don’t wear shoes in the house and keep children from jumping on floors. NO PARTIES ALLOWED. Small gatherings for a social drink is fine as long as there is no excessive, loud noise or music. YOU are responsible for any decorations, confetti and cleanup. The cleaning service cost only covers standard cleaning. You will be charged a minimum of $150 for excessive cleaning as I will be charged. CLEANING CHARGE SERVICE The cleaning charge is for basic cleaning. You are staying in New York City, services are not cheap. You will be charged an additional $150 for any excessive cleaning required, for example, extensive grease in the kitchen, stove and oven. OVEN The oven/stove should be left in the same clean condition when you checked in. If it is left dirty, you will be charged an additional $75 specifically for the oven. Oven cleaner is inexpensive and can be purchased across the street at the .99 Cent Store. Cleaning service for long-term guests For monthly guests cleaning service is available for $150 per cleaning. If you would like this service please contact me. HEALTHCARE WORKERS The apartment is professionally cleaned after each guest. During this covid-19 pandemic the thorough and deep-cleaning guidelines of the apartment are carried out as per the recommendation by the CDC and Airbnb. This includes a 72-hour window between guests for it to be carried out. Wiping down absolutely everything from door knobs, hangers, light fixtures, remote controls, faucets and so on. Guests can access the basement by the elevators to throw large trash items. Normal-sized garbage and recyclables are put in the hallway refuse area - very convenient. Two washing machines and dryers are in the basement.

We rented this property because our son needed a place to stay for his summer internship. The property owner was great, amazing communicator, detailed move in instructions, and the description listing is spot on. The location is great, easy walk to 3rd Ave for a multitude of restaurants, easy walk to the subway station, and felt comfortable and safe in the area. Easy commute to Manhattan. Highly recommend the property.

PROS Wonderful property. Far more spacious than expected and never needed to purchase any dishware. Not a noisy neighborhood and one street away (to the West) is fantastic pizza and two wonderful butcher shops. I often purchased 3 pounds of chicken for under $7 and their scratch-made chorizo is the best I have had in NY. Plenty of takeout and dine in spots as well and quaint coffee shops too. Enough to give Brooklyn Heights a run for its money. The R train is a block away just about and makes for convenient traveling all over. The church across the street also has soothing chimes during the day, helping bring in the holiday season during the winter months. CONS The pre-war building (NOT APARTMENT) is beat up when you first enter and may throw you off, but it will grow on you, because it's old and your grandparents are old and you still like them. The bed you will sleep in is a large bunk bed, so no jumping on the bed.

The listing is exactly as shown in the pictures - which is difficult to find in and around NYC in present day. The hostess, Valerie, was very communicative and helpful and made herself available if I needed it. The apartment was very clean when I stepped in and it had all of the amenities I needed over the summer. Overall, I would recommend staying at this property.

Host was absolutely amazing, very helpful with the neighborhood and things to do. Apartment was a charming older building, very clean and well taken care. Very close to subway and ferry and a safe neighborhood. Would def recommend.
