The hotel is located brilliantly with easy walking access to Piazza San Marco, Rialto Bridge and other attractions. Although it's close to busy tourist areas, it really peaceful and quiet. The staff were brilliant. Friendly and service minded. The hotel feels a bit old and dated though and is in desperate need of some love and care. We had a water leak stain on the wall, which will probably turn mouldy soon. Good size room but the decor could be better. The bedside lamps on the wall were simply very bright bulbs with no lamp shades. So turning them on at night would illuminate the whole room. Why not just put on a couple of cheap lamp shades? That would have made a big difference. There were small plastic bottles for shampoo and shower gel in the bathroom, which isn't very eco friendly. Bathroom was very large though. Overall a pleasant stay but it's a shame the the standard of the hotel isn't as good as the service and the quality of the staff.

Stayed 2 nights in April with my wife and 12 year old son. Good location. Like everything in Venice, this hotel is very old and needs updating. Our room was located on the second floor with a view to the back of a wall and yard. On arrival, my son's bed was made what looked like pee-stained sheets. I went downstairs to tell them (because the phones didn't work), so they changed the sheets. The room is very old with fabric wall-paper (which is probably a fire hazard), poor lighting, hodgepodge furniture and very low-to-the-ground beds. The bathroom, while updated, had a tiny shower. Overall, very depressing. It felt more like a hostel, or temporary refuge of some sort, than a several-hundreds-dollar-a-night place. Even the amenities were sad: I went downstairs in the morning to get a cup of coffee, got charged 4 Euros to take small cup of coffee to the room. Hotel staff was friendly, but overall , we would not stay there again , if ever in Venice.

Small quaint looking older hotel in a semi-convenient location (if anything can be called convenient in Venice). Stayed in a small, single room on the top floor which was very hot and the AC was not working yet. If you open the windows the mosquitoes came in, so not a very comfortable situation. Checked out other rooms, but they were hot too. Refrigerator in the room was only 6 inches deep and full for sale items. Probably better value options out there for the money.

Amazing customer service by the staff. The location was also great, very walkable to everything. Very short 5 minute walk to the water bus. The room itself was extremely clean and overall very well maintained. I stayed 2 days and I would not hesitate to book again. Incredible value for the amenities and the location.

10 minute walk from the Grand Canal, the Olivetti museum, St Mark's Tower, The Doges Palace and literally next door to Teatro La Fenice. 20 minutes from the Guggenheim via the wooden Accademia bridge. So, since you're so close to the Grand Canal, easy to get to Murano and to and from the airport whether you take the boat (or the bus to Piazzale Roma then a boat...)
The staff are absolutely great: rooms perfectly clean, exceptionally helpful reception staff, breakfast waitresses absolutely marvellous sorting me out gluten free food. (A basket of individually wrapped gluten free baked goods and cereals stored away from the main buffet breakfast and coeliacs know how important that is)
If you're in the restaurant or in certain rooms, one side faces on to the canal so expect a serenade from gondoliers. Lots of quirky architectural details around the building and lifts to the higher floors.

Nice place, and wonderful front desk people - very friendly and helpful! I was able to check into my room an hour before check-in time. My room was small, but totally fine for one person. The hotel was in a convenient location and had interesting interior spaces that were charming and beautiful. The shower pressure is very good, though the shower leaks. Wifi worked great.

My husband and I, along with an elderly Aunt, stayed here for four nights in early September and had a wonderful time! We had two rooms; one overlooking a small canal and bridge, with a floor to ceiling window that opened to a tiny balcony which allowed you just to be able to step out and look down at the gondolas going by on some days. Our aunt had a room on the opposite side, overlooking the outside patio. Both rooms were roomy, clean and had a desk and nightstands with nice lighting for reading in the evening. Breakfast was good with an assortment of meats, cheeses, breads, jams, yogurts, cereal, hard boiled eggs and coffee; for an additional charge you could order espressos or cappucinos. With the help of the front desk, We were able to secure a wheelchair for Auntie, who had trouble walking; it was a lifesaver! The hotel opened to a small square, ,and right next door was a cafe with outdoor seating. Just a two minute walk around the corner was the Fenice Theater (Opera house) and we were fortunate enough to be able to buy tickets to La Traviata; seeing an italian opera, in Italy, was an experience indeed and SO convenient to this hotel. St. Marks square was very close and once one learned the street, was less than a 10 minute walk. I can't say enough about the staff; courteouos, professional, so helpful and welcoming. I would definitely stay here again.

We had a great stay at this hotel. Staff were friendly and knowledgeable and our room was well maintained and clean. Breakfast was included with our stay and for an included breakfast it was good - I might reconsider adding it as an extra, though. Locarion is great, very close to St. Mark's plaza with its wonderful tours. We would definitely stay at this hotel again if we are lucky enough to return to Venice!

In the middle of a hot summer in Venice, the air conditioner in our room was not working, and the hotel did not fix it or offer us an alternative room. The room was very noisy, on top of a busy restaurant with patrons talking loudly unitl 3:00am. Moreover, the room was very basic (thin and comfortable mattress; no floor rugs or slippers were provided to deal with the cold tile floor in the room). The location is great, but we were very disappointed with the conditions in the room and with the unhelpful, and at times rude and dismissive attitude of the lady in the reception that we had to deal with. We will not recommend it to family and friends!

This was our first stop in Italy and it didn’t disappoint the staff was amazing since we arrived earlier than our check-in time they let us keep our luggage there. The room was so beautiful and clean for the two of us. Their breakfast was very good. We had an amazing time here and I would recommend staying here.

As with most boutique hotels your room tends to be the luck of the draw. There were some issues with our assigned room and when I went to the desk I simply asked do you have another room available. Fortunately, with no questions asked they provided another room. Location in relation to St Marks Square, perfect. But would I stay here again? A solid maybe. The proximity to St Marks and upscale shopping were nice, however the next time I would look for a similar class hotel and stay in another area to take advantage of better pricing and use the very frequent water taxis to get around

Property was wonderful. The restaurant next door of the dam name was terrible. The male host there was terrible. I would never recommend for anyone to have dinner there. Much better restaurants in the area.

Centrally located but in a quiet area, this hotel is easy to access via vaporetto (water bus) if you don’t mind a few stairs on the way. The staff were super friendly and very helpful.
The hotel is older and the rooms, beds decor reflected this, but so did the price, so fair trade.
The breakfast was a lot of pastry, but they did have some meats, cheeses, hard boiled eggs, fruit, yogurt, cereal and a selection of juices and coffees. The breakfast room seats about 50/60 people so don't pay attention to the reviews that mention it was small. The one thing that was not as advertised was the bar, as there wasnt one. However the restaurant next door was kind enough to accommodate our nightcap request (they close at 11:00pm).
If you want a clean, affordable (by Venice standards) and centrally located place without all the tourists, I’d recommend for you. I would not recommend for anyone with mobility issues or who has trouble with stairs. There are a lot of stairs and a very slow lift.

The rooms were clean and spacious. The beds were comfortable and large. The location is great, hidden away slightly and quiet area, just a few minutes walk from San Angelo which is direct either for the airport or to the train station.
