THE SPACE Welcome to our tranquil and fully fenced Cave Creek retreat nestled within a working equestrian property. While workers tend to the horses throughout the day, rest assured that the home is your private haven. With a move-in ready setup and essential amenities, your stay will be a breeze. The well-equipped kitchen offers all the essentials you need, from coffee maker to pots and pans. Gather around the 6-person dining table or enjoy a meal at the living room bar. The living room invites relaxation with leather sofas, a wood-burning fireplace, and an HD smart TV. Retreat to the master bedroom with a king-sized bed, smart TV, and ensuite bathroom featuring a walk-in shower, soaking tub, and double vanity. Guest bedrooms offer comfort and privacy, with options such as full-sized beds, king-sized bed, and twin-sized beds. Bathrooms are well-stocked with toiletries and towels. Step into the backyard oasis and soak in the stunning desert views. Enjoy comfortable seating, dine al fresco at the 6-person table, or engage in a friendly game of cornhole. The laundry room with free access to machines and provided detergent ensures convenience throughout your stay. Please note that access to the horse facility located behind the home is prohibited for guests. Parking is convenient with a spacious driveway accommodating 4+ cars. If you're traveling with RVs, trailers, or small boats, there is ample space to accommodate them. However, please note that the garage is not available for guest use. For longer stays, guests are responsible for purchasing additional items as needed. For your convenience, we offer mid-stay cleaning services for an additional fee. Our dedicated housekeeping team ensures the home is thoroughly sanitized and meticulously cleaned between stays. We understand that your furry friends are part of the family, and we welcome them with a $120 per pet fee. Please message us about your pet, and we'd love to hear more. Please be respectful of these times so that our cleaning crew can prepare for our next guests. FLEXIBILITY FOR CHECK IN/OUT --- Late check-outs are not allowed "unless authorized". LUGGAGE DROP OFF — Early luggage drop off is allowed with pre-approval from hosts CHECK-OUT PROCEDURES --- Please take the trash out to the bin on the side of the house. Please place dirty dishes in the dishwasher and turn the clean cycle on. NO SMOKING --- Please do not smoke in the property. Any sign of smoking within the property will result in a $1,000 penalty. PET POLICY --- Unauthorized pets are not allowed on the property. Please add your pets to the reservation details. PARTY POLICY --- Strict no parties rule. Please respect the home and its furnishings. NOISE LEVELS --- Please be aware that this home is in a residential neighborhood. NO excessive noises from 10pm-7am please. Any complaints from the neighbors or noise violations responded to by local police could result in immediate cancellation of the reservation and forfeiture of all fees. HOME SAFETY --- Our home is NOT baby, infant, and child proofed, so please supervise children at all times. Safety concerns include but are not limited to stairs, hot oven / stove, cleaning chemicals, furniture corners, and electrical outlets. UNVERIFIED GUESTS --- Please add the correct number of guests to your reservation details. Only the number of guest(s) added to the reservation are allowed on the property. MAIL / POSTAGE / DELIVERIES --- Guests may not receive mail, UPS, Fedex, or any packages at the property. Hosts are not responsible for lost or unreceived mail and deliveries. TRASH - Please place filled trash bags in the bins behind the home. Please note that our trash & recycling collection vendors will roll the bins out to the street and return the bins to the home around during the scheduled city services pick-up day. DAMAGES TO THE PROPERTY OR HOME - Damages done to the property during your rental period will result in an open claim. We check the home’s condition after every guest leaves and will document damages with photos. Examples of damages are evidence of pets or smoking, drawings on the walls, torn furniture, scratched wood floors, damaged devices, broken decorations, etc. MAINTENANCE - If you have any maintenance issues, please contact your hosts ASAP so that we can promptly coordinate repairs. SHOES - We try very hard to keep the home spotless. Please kindly remove your shoes when you enter the home. AMENITY FORGIVENESS – The hosts try their best to provide all advertised amenities but recognize that occasionally an item may be missing, or a description may be incorrect. With sufficient notice, the host will attempt to replace missing items before the guest checks out. Guest accepts that refund requests relating to missing items or inaccurate descriptions will not exceed a total of $10. STAINED LINENS & TOWELS – The hosts try their best to provide clean and stain-free linens and towels for every guest reservation. The guest accepts that they may be charged a fee for stained linens and towels up to a month following their reservation. Time-stamped photos and itemized costs will be provided.

The cleanliness of the house was poor. The floors were dirty. The bedding in one of the rooms was indescribable and the blankets were used due to the chilly weather had to be washed in order to be used. There were no batteries in the remotes for the home entertainment and fans they had to be delivered by the management company. It appeared that the management company never evaluated the home prior to our arrival. The management company did respond to our needs when directed toward them. Based on the price of this property this home should have been in excellent shape not poor shape.

We stayed four nights with family at Pinnacle Peak. The house was fabulous. Plenty of room for eight of us. We enjoy cooking together and the kitchen was excellent. The location was quiet away from the city. Just what we wanted.
