About this house rental

Nestled in Woodstock, this lovely house for £233 per night is a great option for your next vacation. Welcome to North Woodstock! This clean and cozy 3 bedroom/2 bathroom condo is ideally located in the heart of the White Mountains. You'll be within walking distance to dining and shopping, and within 5 minutes to the Ice Castles and Loon Mountain. Head back after a long day on the slopes and walk over to the Woodstock Inn to hang out by the fireplace and drink a beer. This is the perfect spot to unwind and enjoy your getaway. The end unit condo is beautifully appointed and thoughtfully designed with guests in mind. The lower level features a spacious open concept living and dining area, a well stocked kitchen, a 3/4 bath and a washer and dryer. There is a futon available for sleeping if needed. Enjoy the cozy, rustic decor while you relax with friends and family. The upper level offers 3 bedrooms and a full bathroom. There are two queen bedrooms, and a bunk room with 4 twins. The condo is located in a quiet neighborhood tucked right off of Main Street in North Woodstock. The Pemi Public House, Woodstock Inn and Brewery, Twin Barns Brewing, Merlands Tap and Table, Woodstock Pie and Coffee are all within walking distance, along with Sunburst Trading Co and The Bears Den gift shop. Main Street in Lincoln is also within walking distance, and offers several more restaurants and attractions. Although there is plenty to do right outside your front door, the following attractions are also nearby: Ice Castles- 4 minutes Loon Mountain- 7 minutes Whales Tale Waterpark- 5 minutes Franconia Notch State Park- 9 minutes Alpine Adventures Zip Line- 4 minutes Sledventures Snowmobile Rentals- 5 minutes Cannon Mountain- 12 minutes Bretton Woods- 30 minutes Owl's Nest Golf Course- 20 minutes You will have access to the entire unit There are two sets of bunk beds in the bunk room. One of the lower bunks is a floor style trundle. Please bring a pillow and blanket if you plan to use the futon :) The HOA requires owners to lock fireplaces and woodstoves to prohibit renters from using them, due to insurance limitations. The fireplace will not be available during your stay, but we have a very warm wall heater in the living room to keep it nice and toasty, and there are remote controlled candles in the fireplace for ambiance. NH Rooms & Meals License #103469 VACATION HOUSE RULES AND RENTAL AGREEMENT Please be sure to read this rental agreement in full. By clicking “Book Now” you are acknowledging and agreeing to terms and conditions of the “vacation property.” RENTAL TERMS/COSTS: Total guests not to exceed 10 people. Rental period begins at 4pm on date of check-in and ends at 10 am on date of check-out. PARTIES/NOISE: Absolutely NO PARTIES. The vacation rental is not suitable for people looking for a party house. This is a family neighborhood and guests should keep noise at a respectable level. Guests will be asked to vacate the property immediately if any complaints are made in reference to a party in the home. SMOKING: Absolutely NO SMOKING is allowed inside the condo. CHECK OUT PROCEDURE: Check-out is at 10 am. Guests are expected to follow the check-out procedure. Additional fees may be charged if the check-out time or procedure is not followed by guests. SEPTIC: Our home is on a septic system. Please do not flush sanitary items or wipes down the toilet. Do not put coffee grinds or kitchen grease down the sink drain. WEATHER: No refunds are given due to inclement weather or loss of power caused by storms. INDEMNIFICATION & HOLD HARMLESS; ASSUMPTION OF RISK. You agree to indemnify and hold harmless your Host, North Woods Vacation Rentals LLC, and the homeowner, for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay. You and anyone using the Vacation Rental during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, activities participated in while on the premises, or amenities provided at the property, as applicable. GENERAL TERMS. If any section, clause, paragraph, or term of the Rental Agreement is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees. We want our guests to enjoy our home to the fullest, and for the safety of guests, our home and neighbors, you are expected to follow our house rules and check-out procedure. If it is discovered that any house rules are not followed, guests may be asked to vacate the property and will forfeit all monies paid (including any unused nightly rental fees and deposits). This Agreement is between the owner of the Vacation Rental (your “Host”), and the individual completing this booking transaction for the Vacation Rental (“you” or “Guest”). You agree that you will be responsible for the actions and behavior of each individual present at the Vacation Rental during your stay. This includes ensuring each individual in your party or otherwise present at the Vacation Rental is aware of and in compliance with the terms identified in this Agreement. The Guests agree to the terms of this Short Term Rental Agreement, as evidenced by payment and the acceptance of the booking agreement through the direct booking, VRBO or Airbnb platform. Hide

We had a great time on our weekend getaway. The location was perfect — walking distance to downtown North Woodstock and a very quick drive to Loon! We would stay again!

Perfect location, beautiful place super comfy and relaxing. Situated walking distance to shops and restaurants and a short 10 minute drive to Loon. Highly recommend this place. Host is very organized and responsive. Will stay here again.
