And yet, Water Cliff’s tranquil neighborhood will ensure you feel far away from the hustle and bustle of Cruz Bay for the times you’d rather kick back and relax in the comfort of your own private villa. NESTLED JUST ABOVE THE CRASHING SURF WITH UNOBSTRUCTED OCEAN VIEWS. Water Cliff is a quiet retreat perched atop a dramatic cliff just above the crystal clear turquoise sea. Listen to the sound of the waves crashing below. Gaze out over the unreal Caribbean blue water – there is nothing between you and the sparkling sea. The islands to count are many: Besides St. Thomas, you can see Great St. James, Little St. James, Dog Island and French Cap. On a clear day you can see St. Croix and sometimes even Vieques! From your waterfront vantage point you might see sailboats cruising by on a beam reach, locals diving for lobsters and an occasional kayak or SUP boarder. Guests have even reported spotting amazing sea life from the deck – a mother dolphin and her baby swimming by, a tarpon jumping out of the water, turtles coming up for air…and once someone even saw a manta ray! The house is organized in two wings on either side of the pool. On the west side, the great room sits above a studio apartment, and on the east side there are three en suite bedrooms. The layout intentionally provides for lots of space between the living areas, making it easy for everyone to do their own thing when they wish. Each bedroom also has its own bathroom and outdoor shower and every bedroom has an incredible sea view! OUR WELL APPOINTED VILLA LETS YOU TRAVEL LIGHT. We very much enjoyed our stay at Water Cliff! The property is set up well to host multiple families or, as was our case, a family with adult children that want their own space, while making it easy and enjoyable to gather for coffee in the morning, a communal dinner cooked in the kitchen, or a late night game of Marco Polo in the pool. Views/sunsets are incredible with several decks for viewing, and the location was as close to town conveniences as we've ever been on St. John. 5 stars!!

Wonderful house with layout that is easy for all to enjoy the view. Close to Cruz Bay for easy access for daily adventures, market runs, restaurants, etc. House is well stocked with all you need for vacation. Rooms are comfortable and open to porches. Really a perfect spot!

This location was wonderful. We had a beautiful view seeing stingrays and turtles in the gorgeous water in front of the property. Beautiful accommodations! Would highly recommend!!

We had three couples, one with two small children. (It's not really childproofed so some vigilance is required with little ones.) The layout was great for us: separate spaces for each plus a great room and decks large enough for us all to be together. Beautiful views and sea breezes, well appointed, close to Cruz Bay but far enough away to avoid the noise and bustle. If I could give it more than 5 stars I would.

This home is a GEM - the views, the close proximity to town, the space… everything was perfection. I have spent over 10 weeks on St. John through the years and this is my all time favorite house. We will be back!!!

We really enjoyed our stay. They were very quick at getting back with us when we had questions. The house was well stocked in the kitchen with appliances and dishes. All the rooms had plenty of bath towels as well as beach towels. The view was breathtaking! The beds could use some updating, but it wouldn't stop me from staying there again!

We absolutely loved our stay at Water Cliff Villa! It was conveniently located to downtown Cruz Bay and Starfish supermarket. We loved that each room had its own space, the beds were comfortable and all of the rooms had outdoor showers. Sunsets from the porch each night were magical and the stargazing at night was as well. The kitchen was fully stocked and when we arrived a welcome package of food from one of the local delis was waiting in the fridge, such a nice extra touch! We had a private chef come prepare an amazing meal for us and our friends and it was one of the best nights of our trip. It was also convenient to have all of the beach towels, beach chairs and pool noodles accessible for our trip. David was very responsive and helpful too. We hope to come back and visit again soon!

Water Cliff met the vacation needs of our family with ease. Beautiful views of the ocean and island from each of several verandas. The property is well maintained and stocked with beach chairs, coolers, and towels. Everything we needed to enjoy St John beaches. The kitchen was well stocked with everything needed to enjoy food and our favorite beverages. Check-in was smooth. Our family loved the place and recommend it if you are looking for a pleasant stay in St John.

The property is all is was presented to be and more. Views stunning! From every bedroom, as well as the great and dinning rooms, you’re listening to the rolling waves and looking out at the islands of St. Thomas and Little St. James. Sunsets amazing. Plenty of high quality deck furniture provides seating for all. Well equipped kitchen with modern appliances. Great grill, clean with an extra tank of propane and plenty of tools. The bedrooms all have great outdoor showers and the master also has a bathtub. Lots of closet and storage space for unpacking. Beds and bedding were very comfortable. Plenty of towels. High quality washer and dryer with ample supply of detergent for occasional laundry. Beach chairs and towels provided and in like new condition.
We are a family of seven adults that have been visiting St. John for this our 14th year. We totally enjoyed our Stay at “Water Cliff” and already booked for our return next year.
Our hosts were very attentive and always available for any questions and responsive to needs. If you’re looking for the perfect villa with a great spaces offering a mix of privacy and socializing “Water Cliff”can’t be beat.

The property is spacious and beautifully set. Four bedrooms provide ample accommodation. The views are spectacular, with what seems and probably is a greater than 180-degree view of the water and nearby islands. The managers of the property are friendly and responded immediately to questions. We had to keep a sharp eye on our toddler, but with 6 adults that was ok, but probably wouldn’t recommend for the youngest “free-range” children. Highly recommended.

Water Cliff is set in an amazing location with beautiful sunsets. We enjoyed that it was close to Cruz Bay and easy to call for a taxi to get into town and just as easy to get home. The pool in the afternoon was perfect after a day at the beach.
The kitchen had everything we needed to enjoy a few meals at home. Being able to grill was also a plus. There were some basic supplies available (e.g. coffee filters, condiments) that were helpful to settle in as well.
Highly recommend this property and hope to be back soon.

The house has the equivalent of 5 ensuite apartments and a very large common area/kitchen/dining/family room. All rooms are VERY comfortable.
There are multiple spacious decks as well as a great pool.
The views from everywhere are some of the best we've ever seen!
Tatiana met us at the car rental shop and guided us to the property. She then gave us a tour with lots of useful information.

Very close to town but you wouldn't want to walk (very steep hills, curves and no sidewalks).

This was a family trip with our adult kids and everyone agreed that this is one of the best places we've stayed!!

What a great stay we had in St John. Water cliff was perfect for us. No, it was not perfect, and there were a few minor issues that I am not going to let affect my 5 rating. The location is amazing, and the property managers were very responsive and available for general questions about the island. First time to St John, and by far our favorite island of many. We'll be back!

There was an audible gasp when we pulled into Watercliff. It is spectacular in so many ways. The view alone is worth every penny you will pay to stay here. I agree with other guests who mention that it very much feels like you are staying at your own private resort. Everything from the landscaping to the ample outdoor seating is spot on. As a mother of six I cannot imagine a better place to bring older children. It is close to Cruz Bay and the beaches. I would
not recommend this house to families with toddlers or young children due to the separate structures and the pool placement. I am so grateful Julie and David allowed us to stay in their home. I will never forget our stay at Watercliff.

The views are unbeatable and the property well maintained and supplied. The landscaping is spectacular and adds so much. The privacy of the property is wonderful with the sounds of nature the only "noise". Really appreciated the communication from the team which even included an early morning response to a maintenance issue. We were grateful for the opportunity to use this property.

We loved our stay at Watercliff. The views exceeded our expectations! Beautiful mornings and sunsets from the balconies. We enjoyed how close the property was to Cruz Bay and the North Shore beaches. They had everything you needed for the beach, and was a great place to come back to at the end of the day and just relax looking out over the water. Check in was great, lots of communication and we had no concerns that if we needed anything they would get back to us right away. We has a slight issue with the grill, we texted, and they came out right away to fix it. I would definitely recommend this property, and we hope to be back again soon.

The views are outstanding! We were a close drive or taxi ride to town and appreciated the privacy when back at the house. The pool was a perfect temperature to cool down in on a hot day. We had everything we needed, felt safe and knew the property manager was a text away if we had any questions. Great that he met us at the car rental place so we could follow him to the house. Would absolutely stay at the house again!!!

The house was great for my family and I. We enjoyed spending time in the pool and sitting on the porch watching the boats cruise by the house. The house not only provided beautiful views, but it also provided us with opportunities to see different wild life. We saw no less than 4-5 iguanas everyday. The separate sleeping quarters provided everyone with ample privacy and after a brief adjustment period the outdoor showers were amazing. We were able to get to most of the beaches within 20 minutes which made it easy to explore them all. We didn’t have to drive far to downtown Cruz Bay which was amazing and made it easy for those last minute trips to the grocery store when you realize you forgot the one item you need.
While we don’t have anything negative to say it should be mentioned that the driveway is not for the faint of heart.
We highly recommend Watercliff to anyone looking to visit St. John. It was the perfect oasis to escape from our daily routines.

My husband and I took our two adult granddaughters and their fiancee/boyfriends to St. John for a week in March. We had great weather and the house was charming, clean and well stocked and fit all six of us with room to space. Spent each morning on the front porch drinking coffee, solving Wordle puzzles and watching the brief rain shower turn into a glorious rainbow! Spent the afternoons visiting beaches and going snorkeling. Hired a boat and captain for one day of deep sea fishing. Enjoyed dinner or lunch most days at a local restaurant and played Five Crowns card game every evening. Loads of fun and lots of adventures will be fondly remembered by all!

Place is clean and well appointed, location is 1 mile from Cruz Bay and taxis are easy to get in and out of town. Loved our stay and look forward to our next trip to St. John. What a fabulous house for our group of friends (four couples). The home is in a perfect location for exploring the island, getting to the beaches, the grocery store and Cruz Bay. It is well stocked and has wonderful “gathering spaces” for enjoying group meals and social time. The views and sunsets are spectacular. We would highly recommend this property as a special place to enjoy St. John.

The property was located in a perfect spot, the view was great, pool was nice and balconies were the perfect place to hang out but it did need a little TLC. We really enjoyed our stay. We wish there had been binoculars to see more closely all the activities going on all around us (iguanas, billy goats, boat activity and much more) and an umbrella to put up when we were around the pool. With the exception of one bedroom all of the showers were outside which wasn’t clear in the description and although I was not sure about that, it ended up being great. Each were very private and easily accessible from the bathrooms. The main common area is not air conditioned but for us it didn’t matter because it stayed pretty cool with all the windows opened. The kitchen was well appointed, there was plenty of room to spread out and eat meals, there was a nice selection of books. Just a few things that needed to be fixed, ice maker, pool light (hampered the ambiance not having it in the evening), screen upstairs by outside eating area. Overall we liked the place and would come back again.
