The house is beautiful. It does have two separate sides that connect only on the first and fourth floors. We knew about that ahead of time. It took some getting used to and involved a lot of steps to go from one side to the other. We rarely used the elevators to do so as they were quite slow. There were numerous maintenance issues that were followed up relatively promptly. The contact person was always extremely courteous and understanding. The weather was unseasonably cool, even cold, and they did respond to my request to increase the heat of the pool so the grandkids could swim comforably. If they hadn't, it would have made the time far, far less enjoyable. I really appreciated that.

The property was certainly big enough for all of us with plenty of large bedrooms and bathrooms (as advertised). The house was very clean although the pool and pool deck were not (I swept the deck and gathered some debris out of the pool).
We really enjoyed the pools and the pool heater worked very well which really helped given the cool weather. Two surprises-
1) we didn’t realize that this was actually 2 halves of a big house and without a way to get from one main level to the other one without going outside.
2) The kitchen was well stocked with the listed appliances once we found out how to open the pantry door. Maybe there should be a sign on the door?
Re check-in - I never received a text or email and finally called at 4pm and was told that the house was available. Guessing it may have been available earlier as we were parked outside for a bit. Turns out the door was already open which I reported to the office.
Our 5 young grandchildren (ages 5-9) really enjoyed the pools and waterfalls and the very nice back yard area with excellent access to the beach.
Overall - we had a very nice stay and enjoyed this beautiful house and the Anna Maria area.

We had a wonderful stay at the beautiful house! There were 20 of us, ages 5 to 79. I have knee problems so the elevators were very important to me.
We would definitely go again.

It was hard to believe that the property would be better than portrayed online, but it was in almost every way. It was VERY clean, spacious, convenient, private and had everything we needed. The home manager was incredibly responsive. We interacted several times and I don’t think I ever waited more than 20 min for a response. We will DEFINITELY be back to this property.

We were terribly disappointed in this home for the money we spent. We cooked together every night and had to make due with not enough serving pieces, ovens that didn’t work, grills with no fuel, furniture that is worn and dirty. The idea of a pool table was nice outside except it was so worn that the pockets had holes in them making the table utterly useless. Rack fell off the wall as soon as someone tried to take pool cue out of holder. Probably most frustrating was that I reached out to property manager the day we moved in with these frustrations and never heard a word from them until they wanted to know what time we would be checking out on Saturday. Make sure you realize it’s two sides of one property that have no inner connection so you have to go outside to enter other side if you rent the whole property. I’ll go back to saying it’s a beautiful location. I’ve rented from Vrbo for years in very high end homes and never have we been this frustrated. Sorry for this poor review but whoever is considering this property should know what they are getting into.

Not worth the price. The property is in a great location, but the house itself is run down and filthy dirty. My list of issues with this property is too long to list here.

This is a very large beachfront home that is well-appointed, meticulously maintained, and has all the amenities you hope for in a home of this scale. The property managers are proactive, clear, and responsive, and make the process simple and effortless. Can't say enough nice things about this rental--highly recommend this property!

Just want to start by saying I’ve never left a review about anything online. I want to start by saying that we were lucky enough to meet the owners of the property as we were arriving. They were genuinely just really great people and we instantly realized how much pride they took in the property. They even dropped off fresh donuts the next morning for all 18 of us staying there (9 kids)! The house is over the top as well, tastefully decorated with amazing gulf views and a short distance from everything that the island has to offer. It was truly an amazing experience. Thank you so much for your kindness and allowing us to stay at your home!

This location has everything you need for a large group. We cooked meals each night. Days were filled by spending mornings on the beach and afternoons pool side. Rinse & repeat!

The house was spacious enough for five families to fit comfortably. Having two full kitchens was key. The house was clean and as described. There were minor issues that were addressed with the rental company right away. The pool was very clean and a wonderful place to hangout when we weren’t at the beach.
You simply cannot beat the location & the views. Lifetime memories were made with our friends.

We had a very large group staying for a week, and the property was spacious enough for everyone to feel comfortable.
The kids were in the pool every day and the views can absolutely not be beat!
I'm not able to give a 5 star rating, however, as the property was not overly clean. The floors, in particular, were very dirty.
The other negative we experienced was the kitchen - the knives were terribly dull, most of the cabinet knobs were loose, and it was lacking in dish cloths.
So overall it was a wonderful experience, with fun had by all! But as, with most things, there are things that can be improved, particularly if you plan to do most of your own cooking.

All went quite well and we had a memorable vacation time with children and grandchildren. The access to the beach was great and the younger children enjoyed the pool. First class experience! Would do it again.

Great location. Overall it was great. A few maintenance items that should have be taken care of, toilet seat, ice maker. Family all loved the location and the kids loved the elevator. Lots of space for everyone. Easy in and easy out. Logged another great spring break.

We stayed in the Grand Beach house over Christmas week.
The home was clean when we arrived. This is a big house which suited our large family. There were several things management could do to improve the property.
I'll start small and work my way up:
Most rental homes have a comprehensive book or binder explaining all the nuances of the property, trash pick up, etc. This home did not come with anything. As a result, we did not know how to use the TV's until management sent someone out to explain.
Beach homes typically come with a broom and dust pan to keep the tracked in sand under control. No broom, no dust pan. We bought one and donated it to the property.
For a house that sleeps 20 people, kitchen utensils were minimal. Drinking glasses and silverware are slim. Other kitchen complaints,: no directions for the induction cooktop, ice maker handle was literally falling off and the refrigerator pops loudly when opened.
Now the big stuff. We had no hot water for 4 of our 7 nights. The management company did send out a plumber, but he did not fix the problem. Hot water was "supplied" by a tankless water heater which obviously was not working. Also, the dryer would not dry clothes. We ran it for 3 hours and clothes were still wet.
I have left 3 messages for Ann Maria Vacations with no return call. Disappointing.

Our family of 18 enjoyed a wonderful week of quality family time together. It included renewing our wedding vows on the beautiful roof top setting, with the sunset in the background.

Beautiful home. Stunning decor - every room interesting and eclectic in its own way. Check out all the rooms and bathrooms for interesting art and decor. Plenty of space for everyone we wanted to include - over 20 people at times - all comfortably accommodated. Set up of house is isolating to the people on the smaller side, though. I thought that might be a plus for us, but it really wasn't. Sunset from the rooftop is not to be missed. The pool has interesting features for bar seating, hot tub, waterfalls, but is not very deep and is very small so you cant really swim or play games - its more to just hang out in - which we did almost the whole time we visited. Lots of toys and floats left behind - ours included! The beach, while beautiful to look at, had a lot of seaweed and dead fish due to red tide. Our younger people spent a lot of time lounging on the beach. The elevators were a nice convenience but were finicky as sometimes the rooftop door opened in the wind and rendered the elevator useless til someone ran up to close the door. We (lots of adults!) had trouble figuring out how to get the gate to the beach to open (lift it a little) and getting the TV in the main room to work for the first three days - frustrating. Really wanted the tv to help the little ones calm down after a busy day. Management was helpful and responsive but not after 430pm. The house is well stocked with dishes and cookware, but not very clean. We washed everything before and after we used it - left the place much cleaner than we found it. The linen and towel service was adequate - we washed towels and sheets a few times - get your own laundry detergent - but the pillows were found to be too firm for many of us. We would have found instructions on using the induction cooktop helpful. Seems like a lot of little complaints, but on the whole we had a very wonderful time with family and friends we dont always get to spend time with and being able to all stay in one place was a terrific benefit! I dnot know that we would stay again. It was very costly for what it is... but for what we all needed post-Covid, it was fantastic. Thank you.
