Situated just a 20 minute walk from the centre, you are close enough to take advantage of everything Exeter has to offer, whilst still being able to enjoy some peace and quiet. With enough room to sleep 4, this space is perfect for a small group or family. Book now for your Devon escape! The space Please be aware this home sleeps 2 in the double bed, 1 in the single bed, and then there is a further trundle bed that can be pulled out from underneath the single to allow another guest to stay. This may not be suitable for all parties, so please take note before booking. Decorated to a high standard with a modern, yet comfortable finish, this home has a bright and airy feel. Everything has been thought of to make sure you have a relaxing stay during your visit. There is a dining table to enjoy your meals and a large corner suite to relax on during the evening, but the real showstopper is the garden, which has been landscaped and is carefully maintained. The pretty top terrace has a table and chairs to enjoy a peaceful coffee, or glass of wine at the end of the day. The home is situated near the canal, which you can follow all the way to Exeter Quayside. It is within close proximity to the mainline St David’s Train station and Exeter University, and there are nearby mini supermarkets making this home suitable for those who don't have a car. The bus stop is just 200 metres away. There is an off-street parking space on the drive that is suitable for one car. Guest access The home and garden is yours for the entirety of your stay. You will not share any spaces with anyone else. Other things to note We strive to provide as much information as possible to ensure our listing is accurate. Please make sure you read the listing thoroughly before booking. Whilst we are on hand to assist with any issues during your stay, we are unable to make changes to anything within the home to suit individual needs. The holiday home is equipped with small hand soaps, toilet roll and basic kitchen items such as a sponge, washing liquid, bin liners and salt & pepper. If you want anything specific, such as liquid hand soap or kitchen roll, please ensure you bring this with you for your stay. If you wish to extend your stay, you must check with our team. The earlier you check, the better as we are sometimes unable to reschedule cleaning to suit. We must provide at least 48 hours notice to our cleaners. Pass the Keys® provides a high standard of service for short-let properties. Each property is professionally maintained and cleaned, with hotel-quality linen. We also provide 24/7 guest support and local personal service before and during your stay. You are welcome to use and enjoy the outdoor seating areas. We do kindly ask that guests clean up after themselves and leave these facilities in a state that is suitable for the next people staying, as our cleaners will be unable to provide a full garden overhaul at each changeover. If the management team are called out to resolve an issue where you are at fault, you will incur a £50 callout charge, i.e. if you cannot connect to the wifi, but you have unplugged the router. Please be aware we will have to charge £25 if you have locked yourself out and we need to attend to help you gain access. Additional rules - Parties are strictly prohibited, this is a quiet residential area, not suitable for events - Extra guests are not allowed unless previously authorised - This is a no smoking home. Please do not smoke inside or in the garden - We do not allow the use of candles, ethanol burners or any other naked flame items. This is a safety precaution to help us prevent a fire starting in the home - Respect for neighbours is highly appreciated. Please keep the noise down, especially after 10pm - Please make sure to lock the door and all the windows when leaving the property - Please leave the garden clean and tidy as our cleaners do not have time to do this on each changeover. We may have to charge for extra cleaning if there is rubbish found outside - Please be careful to turn off the heating when you leave to help us manage bills and keep the home available to book at a reasonable rate - Please report any maintenance issues immediately so we can address them as quickly as possible. However, we will have to make a £50 call out charge if we are called out for something that is user error (i.e. entering the Wifi code incorrectly and reporting a problem with connectivity.) - Please check out on time at 10:00am. Our cleaners have very busy schedules and we will have to charge £50 for any late departures to cover their expenses for waiting and missing other jobs - There is a £100 charge for failure to leave the keys in the key safe on departure. This is because we will have to conduct an emergency lock change for safety reasons - It is not permitted to charge electric vehicles using the property's electricity supply. This is your home in Exeter, please care for it as such. Important: We are committed to protecting our properties which is why we've partnered with Know Your Guest, the leading vacation rental guest-screening provider. Please note that before your booking begins, you will need to verify your details and ID through Know Your Guest. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver.
