The atmosphere was very calming & we could see the ocean from our window.
They put us on the 3rd floor and there was no elevator. We are both in our mid 60’s and couldn’t begin to carry our luggage up all those stairs, making us have to go to our car every time we needed something.

The fact that the air/heat system is not controlled by the each individual unit was the only complaint. Our first night there, it was a warmer than normal evening for Maine. The unit was set to heat - made sleeping that evening uncomfortable enough to wake us more than once during the night.

Very cool property, the room was decorated perfectly and it felt so comfortable. So close to the beach and the on site restaurant was delicious! They also provide beach towels, chairs and toys!
We could hear a little noise from the hallway and guests above us but nothing too bad.

We did not eat there. Very old home converted to a small hotel. Lots of character. Very helpful young man was the desk clerk. Very short walk to the beach. On-site convenient parking. Very quiet neighborhood.

We found that the times given for the restaurant were unreliable.

the bedroom was very small the bed was uncomfortable and the room wasn't very clean however the restaurant was great.

The location is excellent, nestled a block from the beach in a quaint and charming beach community.
Everything was perfect, EXCEPT for our room location. We were assigned room 13 which seemed to share several walls with the kitchen. We found it difficult to sleep for several hours until the kitchen finally shut down with all the noise coming through the walls. And it began again early the next morning.

The staff was awesome, friendly, and helpful. The location was pretty good too. The beach was awesome and the Higgins Beach Market is a gem of the Maine coast!
We stayed in room 13 and it was incredibly noisy. There was some sort of heavy steel basement access right outside the window and it would slam at all hours of the day/night as staff worked at Shade (restaurant at the inn). Apparently the best time to unload heavy metal kegs and cases of supplies is 7-10 am, and the best way to do it is to throw them around and bang on everything. Also, the kitchen was the next room over and was super loud and we could hear just about everything happening on the other wide of the bathroom wall as dinner service was going on.
We needed to leave the window open to get fresh air since the AC wasn't on yet (in mid June!). But the slamming basement steel door at 11 pm and 8 am was not a nice way to fall asleep or wake-up. If you stay here ask to NOT be in room # 13. On the first floor it is also really noisy as people come to check in and check out. On both days we were awoken by either the slamming steel door of an alarm clock or loud guests arriving/departing.
Probably a decent place if you want to get up early and go to bed late, but if you are looking for a relaxing sleep-in style vacation spot this is not it.

This is a lovely historic hotel in the perfect location right near the beach. I had a lovely sunrise walk just seconds from the hotel.

The breakfast was great with plenty of options. The room was great and newly renovated feel, with the bathroom having plenty of space and room. The amenities were great, having beach chairs and boogie boards freely accessible, with plenty of coffee and tea to take on a cool morning walk on the beach, which was only a 2-3 minute walk to, with plenty of room on the beach to walk and have your own space!
I really don't think that there was anything that could have been improved, as the rooms were exactly as advertised and we knew what we were going to get when we made the reservation online sight unseen!
