We absolutely loved our stay. The space was large enough for our small family. The proximity of the property was close to all the amenities that RB had to offer. We walked for food and entertainment during our whole stay. We loved all the windows and openness of the space. This was our first visit to RB and we were sold. We will be back very very soon!

This was a great getaway spot for my daughter and I to stay. The biggest issue we had was people parking behind the garage which made it impossible to get out with our car. The property management company was very quick to respond when I contacted them. The outdoor space could use a small table and some chairs. There was only 1 chair available when we were there. Overall, a good experience!

Overall the stay was great! The home was a bit worn down (the couch had lots of stains, many scuffs on the walls, etc.), but it was overall clean and great for what we needed. With a little bit of refreshing, this home would be perfect! The location was perfect! Close to everything- we biked everywhere we wanted to go. The management company was overall very responsive for the most part, except for getting back to us regarding late checkout- we had to follow up 4-5 times in order to get a response.

The main bed is very firm so keep that in mind. They provided bikes and locks. All the cooking supplies, extra fans and plenty of bath towels. You do have to bring extra trash bags and detergents but that’s told ahead of time! It was the perfect location. Very clean, they were really great at communicating. Perfect for two kids and a couple, there is a cute get ready little area too and we put a pack and play there. Couches had some stains but comfy. Could use a bigger tv and the Apple TV confusing. They provide a baby gate too which was nice since stairs. It’s quiet and garage easy. It was a great stay. Perfect for a little family. It really is a great vacation carriage house. I would go back again! Thanks for a great stay.

Great location in Rosemary, next to the fitness center, pool, and tennis center—the unit could use a little work/updating.
Bedrooms are upstairs, and it was hot— there is a floor unit that mitigated the heat, but it was still warm (and I am not one that needs the room freezing)

The oven was broken and not communicated to me prior to my arrival, so I ordered groceries and had them delivered with anticipation of an oven.I ask for some refund because we had to go out more because we couldn't cook some of the stuff we ordered without an oven. They sent us the smallest toaster oven and you couldn't cook anything in it.

We loved our stay! The place was the perfect size for me, my husband and 2 children. I loved having 2 levels for some separation and also a full kitchen. It was clean, cute, and comfortable and had everything we needed. The location is perfect and having two adult bikes was perfect for us. A few suggestions would be adding a full length mirror upstairs for getting dressed as well as a small dresser for drawer space (even if it’s in the area with the desk). Also a ceiling fan would be nice because it does tend to get a little warm upstairs. Otherwise, we loved it and would definitely stay here again.

Wonderful rental, very clean and modern, very close to everything. The bedroom does need room darkening shades. The neighbors keep bright lights on overnight that illuminate the bedroom the entire night, and the sunrise floods the room in the morning as well.

We loved this spot! We have stayed in quite a few carriage houses in Rosemary beach, and this one is awesome! My only complaints are: owners really need to put blackout shades in the bunk room and bedroom. We stayed in January and it was pretty warm in both the bunk room and bedroom—AC unit might need an upgrade!

Our week was great!! We loved this carriage house!! The convenience of a short walk to everything. Work out, tennis courts, pool, shop, eat and a short walk to the beach while enjoying the charming streets of Rosemary. Highly recommend using the chair set up through Key concierge. We hope to return again.

We chose this location due to the close proximity to the indoor/outdoor heated pool and being in Rosemary Beach. That did not disappoint, as it is super close to the pool and easy to get anywhere in Rosemary Beach. The two bikes were great to have. The unit is around 20 years old I believe, and it starting to show its age in some areas (grout missing in shower, in need of newer kitchen cooking pans, outdated kitchen table & outdoor chairs, some cracks in walls and in need of painting). With that being said, it served us very well. It was tight for a family of 2 adults & 2 kids and only one small bathroom, but we didn't really spend a ton of our time in the unit. It was convenient to have a full kitchen to keep the basics and cook a few meals. Storage is very, very limited, with no dresser drawers and one small closet in the master bedroom and one other small area to hang clothes in the upstairs nook, so plan accordingly. Our kids needed to live out of their suitcase, as there wasn't enough storage space. There is a shared 2 car garage (you get the right side), then you walk through a shared courtyard to get to the outside stairs that lead to the unit. Overall, the property served our needs and the location is great, but don't expect luxurious accommodations inside.

This was our second time renting this place last time was early March. This carriage house worked great for our family of four. I will mention that the air control was downstairs while the beds were upstairs. There was a note that we needed to leave the temp at 70 (which we did) There were plenty of fans that we could use to help the temperature but it was considerably warmer upstairs. T s wasn’t an issue since March was very cool but it was an issue since it was warmer. Not terrible but if you like to sleep in the cool (without fans) I felt this needed to be mentioned.

We found the PTO Carraige House to be a phenominal rental. We really enjoyed our stay and it was perfect for two people or a family of four. The property was accurately reflected in the description & pictures. The property was clean and well-maintained. We reviwed some of the prior reviews before arriving in Rosemary and were somewhat concerned given there were complaints on the shower pressure, drainage, and bed comfort. We kindly asked management to address these, which they did. We had no issues with the property and would come back to stay next year! Only complaint is the check in / check out times. Asking to check out at 9am isnt ideal!

We visit Rosemary almost annually and found the PTO Carriage House to be cute and clean, but lacked in some areas as other reviewers said. Previous reviewers mentioned low water pressure in the shower, which was still an issue. However, the worst was the standing water. Really not a pleasant feeling to stand in the shower after being at the beach, with the dirty water rising to your shins. The outside chairs are very uncomfortable as they are wood and splintery and no cushions. There was no outside shower to rinse the sand and no vacuum to then clean the sand out of the place. The place is cute and clean, but these things should be considered. I would not recommend the PTO Carriage House at this time.

Definitely paying for the location. Carriage house is more rundown than pictures. Cushions are ripped open, refrigerator didn't keep cool, bugs coming out of shower every morning, and no extra linens/blankets. Blankets were needed because the bed was rock solid and we chose to sleep on the couch for the stay. Beds on bunks are better than full sized bed but very thin and you can feel the springs. Thankfully, we spent all day at the beach and it was just a quick walk to the house. Great location and cute neighborhood! Has the potential to be wonderful with some updates and amenities!

Despite the construction noise and related parking issue which the agency immediately addressed and compensated us for, we had a lovely stay at the PTO carriage house. The propert managers made us feel very welcome and checked in on us several times. The check in/check out procedures were very smooth. Would definitely stay again!

Rental is beautiful! The main thing missing is MIRRORS and HOOKS upstairs. Since there's no bathroom, a full length mirror is basically necessary. Another full length would be nice downstairs too. We couldn't see our entire bodies (beach outfits, swimsuits) for our entire stay. The air also struggles to keep up upstairs and temperatures were only mild since it was the spring. The upper bedroom needs a fan instead of chandelier to make up for this at the very least.
