Come visit this gorgeous 7 bedroom, 7 bath waterfront home in the premier community of Noah’s Landing on the Private side of Lake Anna. Enjoy the exquisite views from every bedroom. Relax in the spacious 2-story great room with lots of seating and a gas fireplace. The gourmet kitchen easily accommodates large groups with two sinks, two ovens, two dishwashers, two microwaves, and two refrigerators. Other highlights include the walk-in pantry and a total of 80 cubic feet of refrigerator/freezer space (three refrigerator/freezers to keep everything cold!). There is a breakfast bar for added seating as well as an octagonal breakfast nook with a panoramic view. For your outdoor enjoyment we have a private beach (natural sand in the water & gentle slope), covered pier with a third screened in porch (two on the house) & huge sun decks, large gas grill, large sand volleyball court, horseshoes, play set, tetherball, foosball, ping pong, waterslides, and half-court basketball area.
Five bedrooms boast a sleep number KING-sized bed. Three Master bedrooms have a private bath and HDTV. There are two entertainment centers and a theatre room with 1080p HD screens ranging from 50” to over 120”, all include surround sound. Recreational areas include the adult great room, children's play room, enclosed outdoor ping pong table, outdoor sand volleyball court, and tetherball area. The children's game room includes three 24' HDTVs with ATARI style multi-game controllers, an air-hockey table, foosball table, board games, books, doll house, kitchen set, and Legos. The lower level game room is perfect for the adults with a wet bar, fireplace, pool table, large HDTV, Blu-ray DVD player, and a large poker/game table.
Weddings/Receptions: We do not cater to weddings or receptions on the property. If you are interested in housing your wedding guests with us, please send an inquiry. We have two houses within .5 miles of each other that can sleep up to 24 people each.

Jun 2017We were immediately in vacation mode. The kids spent all their time on the waterslide, fishing, playing ping pong, and hanging out in the theatre room. The adults got to relax and catch up with each other - and some did enjoy the waterslide. :) There were plenty of appliances, dishes, silverware, and seating for the entire group. Nov 2020We were able to gather to celebrate mom's 80th birthday. The property was beautiful and so spacious; we utilized every bit of the space to enjoy our time together while still staying safe with covid guidelines. The manager was easy to communicate with and responded promptly to any questions/needs. The house is even more beautiful in person and the property is very well maintained; the views are amazing and it was so relaxing. We fished, kayaked, played every outdoor game and sat by the fire pit for hours. All of the rooms are great size, the movie room was a fun treat and there are tons of indoor and outdoor activities! We truly enjoyed every moment and are already looking forward to our next visit.

Only ding is on the house cleaning. There was food all over the flatware and cooked noodles in the drawer. There were also urin stains on the trundle mattresses upstairs. Read more

May 2022We stayed here for four days over the weekend and had an excellent time. The house and property were beautiful and in great shape overall. The only reason I cannot give 5 stars is due to an issue with the HVAC system while we were there that prevented the top floor from getting adequate air conditioning, but the owners were very attentive to the issue and offered several solutions for us during our stay. This property has everything except the food….spacious bedrooms, a kitchen that has everything, child safety equipment and much, much more. May 2021We loved this property! It was big enough that people didn’t feel like they were on top of each other. The water slide, hammocks, volleyball court and fire pit were a big hit!!! Along with the pool table, media room and game room on the inside! There was plenty of space for all the food and drinks needed for our group. Sep 2021We had an extended family vacation at Promise Point. There were so many activities to do that we never needed to leave the property. The home was beautiful and we never felt like we were on top of each other considering there were 20 of us, children and adults. The slide was a big hit with the kids and adults. We had a few issues, but Greg, the caretaker, was just a text away and took care of any issues immediately. We definitely would consider coming back for another stay!! Read more

May 2022We had an amazing weekend at Promise Point! The house is huge -- enough space to fit our 10 friends and have spots for all different kinds of activities. The kitchen is spacious and great to cook group meals. It unfortunately rained most of the time we were there but the time we did get to spend on the dock and outside was perfect. Oct 2021We had a great time at Promise Point. The family, almost everyone of the 31 members, were enjoying the property at various times. The lake was great and we had wonderful meals on the screened in porch each evening while watching the sun set across the lake. Evenings were filled with games and conversations around the fire pit. The house is large enough to let everyone have their own space. The children thoroughly enjoyed the play room and the swings, playhouse and slides when they were not in the water splashing around. The check-in with Greg was so helpful, and when we lost upstairs airconditioning, Jeff and Greg made sure we did not have to endure the heat as they went above and beyond to immediately provide (COLD) window units for the bedrooms and ensure that it was fixed the next day. Impressive. The house was fully stocked with everything (including silverware despite what old reviews say), and we enjoyed so much of it. Jeff even stopped by to provide a couple of extra tubes for the slide when he learned of how much we were enjoying it. We were a group of grown women and haven't been able to stop talking about how much fun we had playing since we drove away. We will be back again and are so thankful that Jeff and Amy provide the blessing of this home for others to enjoy! Read more

Jul 2017This was our second year staying at Promise Point which includes 4 generations. Each of my family members was very satisfied with everything. My great grand children enjoyed the sandy beach area, along with the waterslide and the play area . The hammocks were great and the fire pit that was put to use for s.mores. Apr 2021This place is perfect for hosting a party of 20 or more. Our small family reunion was a blast. The beautiful spot in the lake with the water slide and boat slips, fishing docks and upper deck were all a big hit with my family. We enjoyed all the games to the fullest. The kitchen is big enough to prep all you need. My only complaint there is the lack of good chef knives. I was cleaning a whole tenderloin for 20 ppl and it was a challenge but got through it.
The property manager and owner were very responsive at all times. There was an issue with the AC and they sent someone rather speedily to fix it.
This property is well worth the rate. I would recommend to anyone with a larger group or just a group that needs their space. Read more

Nov 2020This is an amazing property filled with amenities. Plenty of room for seven friends to socially distance. Any questions or issues were addressed within minutes by the property managers. They were awesome. Double ovens, double microwaves and double refrigerators can handle any cooking task. The only reason I gave this an overall of four is the housekeeping needs to be improved. Aug 2021There is so much to love about Promise Point. The sunsets from the back porch were simply fantastic and our family enjoyed meals there every night. The location on the private side of the lake made boating a joy. The outdoor space was absolutely the star of the the show. The beach and swimming area was wonderful for the little ones. The slide and boat dock made our “older kids” just as happy.
The only real negative was the condition of the house itself. There were a few issues ranging from benign (general worn condition of walls and cabinets, severe hard water staining, a near continuous ant problem) to annoying (a kitchen faucet not working, screen doors that wouldn’t close, lights that didn’t work), to concerning (a "gourmet stove" in the kitchen that required lighters to use, black mold on the ceiling in the third floor bathroom). All in all, I’d say this house was “well loved” and needed a bit of TLC to be brought back to the true luxury space it clearly was when it was new.
We would absolutely consider coming back to Promise Point in the future—especially if the condition of the house was better—because everything else about the property was wonderful. Read more

Indoors the games, media room, pool table, ping pong, and poker table all saw some activity. It’s a great house for spreading people out and still feeling togetherness. Jan 2021Promise Point was the perfect place for our family reunion: the children loved sleeping together in the big downstairs bunk room and having plenty of space to play indoors. There was enough room for people to spread out, read, nap, watch a movie, etc. We put up a Christmas tree, played volleyball and made s’mores outside and had poker and air hockey tournaments inside, as well as cooking massive meals in the well designed kitchen. My only complaint was that the fireplace in the great room wasn’t working— all the rest were. We informed the caretaker, but so close to Christmas, we weren’t surprised that nothing could be done. My favorite part was our preparing the meals in the beautiful kitchen, curling up and watching movies in the theater room, and attempting to make s’mores in the fire pit. Apr 2021Our family of 16 stayed at Promise Point for a long Easter weekend. The house has a lot to offer for things to do on site so we didn't really venture out much. Kids had a great time fishing. If it had been warmer we would have been able to do more water activities but still had fun playing volleyball, pool, ping pong and watching movies. May 2021Great Property! We are a group of friends that have vacationed together for years but had to cancel last year because of Covid. We wanted a place we could be together but also stretch out and have space. This property delivered! Huge house, lots of rooms and fun spaces to hang out or get some time to yourself. Lots of activities for all ages and even has an accessible room/bathroom. (Pro tip - go down the waterslide at least once! You will have the time of your life!) Excellent check in process - Greg was super helpful. Kitchen is well stocked, and there is enough refrigerator space as well as pantry space for your supplies.
Do remember to make sure you understand the TV/Sat situation as well as the grill setup before Greg leaves.

Jun 2018Great property. Plenty of room for everyone. Screened in porches were great and sunset over the lake spectacular. Really appreciated the multiple refrigerators, ovens and dishwashers. We went the beginning of June and the water temp was perfect.
Caretakers were very helpful and everyone associated with the property were very nice.
