Here you can see a descriptive video of the villa. La Magia is a unique villa, with one guest house in the beautiful Umbrian country side.It is positioned 20 km from Orvieto, and 1h15m from rome. The villa is surrounded by 50 acres on which you can find more than 300 ancient olive trees, 300 fruit trees, a small lake with geese, ducks and swans, a hen-house with pheasants, chickens, pigeons, rabbits from all over the world, white Asinara donkeys, Falabella horses, sheep and tibetan goats. All of them super friendly who love to be petted. And last but not least a beautiful swimming pool. The villa is 9000 square feet, on 3 floors. The ground floor is composed by two bedrooms with en suite bathroom, a little living room that cturns into a 3rd bedroom with ensuite bathroom. A big living room with a fire place and movie screen with dolby surround sound with satellite tv, dvd player, radio and cd player. A fully furnished kitchen with 2 stoves, 2 ovens, 2 fridges, 2 freezers, a microwave, nespresso machine,2 dish washer and all the cookware you can imagine. Outside of the kitchen there are 2 very large wood bbqs. Next to the kitchen you will find the laundry room with washer, dryer, washing area and ironing table. From the kitchen you can enter the dining room that sits 18 people. The second floor is composed by 4 bedrooms each with ensuite bathrooms, a living room with fire place, and dining table that sits 8, a 63” fullhd tv , dvd player, vcd player and dolby surround sound. A kitchen with fridge, freezer, stove, oven, dish washer and nespresso machine. The laundry room is on the 3rd floor with washer, dryer and ironing table, and you can also find 2 bedrooms for the staff. Underneath the house will find incredible hand made tunnels that will lead you to the grottos where the fun begins. The first grotto has a ping pong table, a foosball table and a pinball. The second grotto has a pool table and a professional sound system, with dc player, radio and ipod outlet where you can dance all night. Outside you will find a 7400 square feet patio with 4 tables each sitting 6/8 people, and a veranda with dining table that sits 12 and a living area. The patio will lead you to the beautiful swimming pool, with 15 deck chairs and a gazebo where you can eat and relax away from the sun. Next to the pool there is dressing room and bathroom. The guest house is 1700 square feet and it’s compose by a living room with 40” hdtv with satellite tv, dvd player and dolby surround sound. A dining room that sits 6, a fully furnished kitchen with fridge, freezer, stove, oven, microwave and dishwasher. In the hallway hidden in the closet there are a washing and dryer machines. On the second floor there are 4 bedrooms with bathrooms ensuite. The guest house if needed in addition to the main villa will be an extra cost from the price shown.

Stayed as a large group (13 adults, 13 children). A great place with a lot of space. The staff and owner were friendly. Electricity add-on and other extra charges soured the experience a little.

We had a fantastic 2 weeks in this lovely house - we were a last minute booking as we had to cancel our original house in France, due to Covid quarantine rules. But we really landed on our feet! Giada could not have been more helpful in the 24 hours' notice she had. We also were very well looked after by lovely Sunil, the housekeeper, who cooked a few very nice evening meals for us - as well as making us lovely jugs of coffee every morning. Having Sunil and Abi, the maid, clean and clear up the house, bedrooms and pool area for us every morning was also incredibly spoiling! The (very) big house has 7 bedrooms (3 on the ground floor, nearer the kitchen - we put kids in them as they're a bit noisier) and 4 on first floor - bigger and grander. All bedrooms have en-suite and air con (which tbh doesn't work brilliantly, but good enough) and then there are 4 bedrooms in the guest house - smaller, more modern. The style in the main house is very traditional, more cluttered than minimalist! However, the views are stunning - there is a lovely 1st floor terrace where we tended to have drinks, with a small kitchenette with fridge nearby where we kept drinks. On the ground floor there is an orangery where we had lunch, as main dining terrace has no shade, so too hot during the day. We only used the big dining room once (during a storm). The only real downside of the main house is the very small kitchen - which we usually had to share with the staff who'd be cooking their own meals while we were cooking for large numbers - not ideal. If you enjoy communal large scale cooking the kitchen isn't for you. It's also not very well equipped or well laid out (there is a lot of crockery and glassware, but it's all under lock and key!). However, I understand that a lot of guests hire a cook to cater, so if you do that, the kitchen won't affect you. Finally playrooms in basement are amazing (but some equipment was faulty - balls too big for holes in pool table, darts etc). Finally - the pool - it's fantastic. Probably the best we've had and we've rented a lot of big houses over the years. It has amazing views, great, comfortable loungers (lots of them), a toilet and shower, is very elegant and has a stunning ivy-covered gazebo at one end full of sofas and armchairs and marble coffee tables. The pool isn't deep at all (shoulder height in the deep end) so no diving, but we liked the shallowness for pool games with kids. Overall, this is a really great house.

I went here with my family from America and met my family from Italy for a weeklong vacation together in this beautiful Tuscan villa. The property owner and her staff were simply the best that one could hope for in a home away property. They catered to each of our needs and made sure the property was maintained impeccably and welcomed us with open arms. I would highly recommend this property or any person looking for a getaway in the beautiful hills of Tuscany.

The villa is beyond beautiful... the pictures don't give it justice... it's even better than what you!! the owners super nice and helpful. if you want to relax, enjoy the country side this is the place! the animals are very sweet. and around so many places to visit... orvieto, viterbo, bomarzo... will definitely be back!!!

A Unique villa in a unique location
It may require you to drive through a couple of dirt roads in order to get there, but no matter ! Once there, you find yourself in an amazing place, perched on a hill with breathtaking views of almost 360 degrees of all the hills and valleys beyond. The grounds are extensive, with varieties of domestic animals being cared for. Even if your party is large, you will never feel cramped, all the bedrooms are large with ensuites, there are huge living rooms and an enormous patio area. The swimming pool is large and offers gazebo seating as well. There is so much more that we could say about our wonderful stay in La Magia. But the last word is about the owner, who was such a pleasure to deal with. We recommend this villa unreservedly !
