Recently stayed at the villa with family and grandparents. Villa is spacious clean and a great place to holiday. Pool and grounds we're well kept. Pool was not too deep so felt safe with children. Cabanas and tavira are quaint places to visit with nice bars and restaurants. Host was really helpful . Managed to lock ourselves out. Host arranged for spare keys within the hour really helpful. There is traffic noise from the road. But didn't spoil our holiday. Overall a great place to stay.

A propriedade é fantástica. Muito bonita e bem decorada. Está perfeitamente preparada para 6 pessoas. Estacionar na zona é a parte mais complexa mas também se resolve. A casa fica perto das necessidades básicas e os acessos de carro à praia fazem-se muito facilmente a partir da localização da mesma.

The Villa is about 20 mins walk to Cabanas and has a main road behind which you can hear during the day but very quiet at night. Taxi to Tavira takes about 10 mins and is definitely worth visiting. Plenty of good restaurants nearby and five minutes walk to local supermarket.

However, we were disappointed upon arrival to find the pool and hot tub empty and under repair. Given the description and photos, and lack of a "heads up" from the owners, it was an unpleasant surprise. It is close to the highway so a bit noisy at time, but that also provides quick access to Tavira and points beyond. Close to beaches. Quiet except for the traffic. Great restaurant within walking distance.

It took us a little bit to find the place, but after we did it was a great place to stay. Lots of room and not a lot of neighboors. The pool was lovely and everything was close by. Uber was available and came in quite handy for trips to the beach and into Tavira. We would definitely stay here again. Thanks for letting us rent your place.

We had a wonderful time at Ian and Janette's villa. It was a lot more beautiful than the photos. The villa was very spacious and accomodated seven adults and three children confortably. Janette was lovely and arranged perfect cots and beds for the children. The kitchen was very well equiped and we even got beer and wine waiting for us in arrival!The outdoor seating area was wonderful as we could enjoy the manicured garden. The pool and jacuzzi were perfect for families and we were mostly on our own, as the other families came at different times. The air conditioning kept the house cool. The water in the showers was not always quick to warm up but it did not bother me as I was always hot. Tavira town and beautiful beaches were very close by. We definitely recommend it and the dinners at sunset eaten alfresco with my family will always stay in my memory. We had a great time, thank you!

The house was spotless and very comforatble. We wish, as we were only staying 4 Days, to have some toitletries in the bathdrooms, enough toitlet paper and a bar of soap. Everything else was very nice. Thank you so much

This is our second stay at Janette & Ian's villa and we absolutely love it. Weather hit and miss for the week but didn't stop us getting out and about. The villa itself has everything and more anyone could need, beautifully decorated with a stylish touch and amazing outdoor with ample seating in the covered patio and also around the pool/jacuzzi area. We always hire a car from the airport as it enables us to get out and about to secluded hidden coves around the coastline. Great little tapas bars around the villa area as well as ample choice in the promenade area too. We had a ride out to Quarteria, Villamoura and Olhao and on the way back dropped in at Loule and Almancil. Such a beautiful country and the people are so friendly. We have booked again for next year already and can't wait to return

We stayed at Janette's villa in Conceicao for 11 nights in June/ July 2015 and we could not fault it in any way. We travelled as a group of five, my wife and I, and our friends and their 16 year old daughter. The fact that we all had a bedroom with en-suite made it so easy and there were no queues for bathrooms. The villa is fully air conditioned which was an absolute Godsend for us as temperatures ranged from 35 to 40 degrees during our stay. We actually turned it off at night but it was nice to have cool rooms during the day if we had a day by the pool and in the general villa area. It really was efficient and made it very comfortable. The kitchen had all we needed, including a big fridge, freezer with ice maker, toaster and microwave. There was also a big oven and all you'd need to cook a meal but we ate out every night. There is also a barbecue but again, we didn't use it. The living room is large and has the dining room in the same area, both of which have double patio doors out onto porch areas, with a further table and chairs for al fresco dining and some soft chairs to relax in. We parked our car in the underground garage, great for security and for keeping it cool before we went out. We didn't use the games that are stored in the garage but there were plenty had we needed them. All bedrooms were excellent and the two overlooking the pool area had double patio doors onto the balcony. The master bedroom also had a safe for storing valuables. Wi-Fi was always available and was very reliable, calls home via FaceTime were never interrupted and nobody had any issues with connections or speed. We didn't use the TV at all during our stay. The pool area is nice and clean and attended to every morning. The water could feel cool initially but you soon got used to it and it was actually very welcome during the hot days. It was a pleasure to deal with Janette prior to our stay, we were recommended to her by a friend who had previously stayed in the villa and we could not have asked for anyone nicer to deal with. It was so easy to book and pay and Janette was always quick to answer any query we had. We really enjoyed our holiday, the area, bars, restaurants etc are all great and very well priced, having a villa as nice as Janette's was the icing on the cake. We are already talking about a return visit and will not look anywhere else. Thanks from us all to Janette.

Villa exceeded all our expectations. Beautifully furnished throughout. Everything you could possibly need was there. I stayed with a group of friends (6 in total) for a long weekend. Being off peak we were able to gain access to the villa once we arrived which was a blessing and on departure were not made to leave too early. The kitchen was kitted out with everything possible. The whole villa and surrounding grounds are well maintained and looked after. We contacted the owner a couple of times throughout the stay and always had immediate replies. There were no issues with the villa. On arrival it was clean and well aired. I would definitely recommend this villa to friends and family and would consider returning myself. The location was good. Just a few minutes walk to a small English supermarket and a couple more to a local supermarket as well as bars and cafes along the way. The beach was about 20 minutes stroll and well worth it.

The photos of the villa don't do it justice, my daughter-in-laws jaw dropped when we entered the villa. Stunning! Immaculately clean and like a show home; every comfort was provided and nothing was too much trouble for Ian & Janette. This was our Grandson's first holiday and all our family agreed that it was the best. We look forward to returning soon and we will certainly be recommending the villa to our family and friends. We ate out every night and didn't have a bad meal during our stay. All of the restaurants are very family orientated and the locals friendly.

From the onset of booking this beautiful villa with Janette and Ian, it was an exceptional personal service. Beginning with the warm friendly welcome from Martin upon our arrival to his vast knowledge of this lovely area. The villa is spacious, well equipped and spotless, a real home from home feel to it. There are lots of fabulous beaches, with restaurants who provide excellent cuisine at prices you would not believe, so cheap!! The local people in Cabanas are friendly and helpful, and this all adds to the charm of this lovely part of Portugal. I would highly recommend the villa and location as it is suitable for all ages and tastes. We will be definately returning, in the very near future. From before we even arrived at the destination, jeanette was so helpful and accommodating with our holiday booking. We arrived at the house (with the help of a very useful information and direction booklet) that had been given to us beforehand and could not have been happier with what we saw. The house is in excellent condition, well maintained inside and out aswell as being beautifully decorated. Absolutely everything was catered for and we truly felt we were a guest in someones family home rather than a paying customer. Car hire highly recommended as not too much in walking distance but everywhere that we visited was well worth it. We particularly enjoyed the novelty of having to get a boat to most of the beaches that we visited. The waterpark (aquashow) was a highlight of our holiday, as was visiting Tavira island. Our first family holiday abroad which consisted of 6 adults and 1 baby was a holiday to remember and it was due to the outstanding accomodation we stayed in!

We had a wonderful holiday staying in this superb Villa, we were the only guests staying in the small complex of 4 Villa's so had the pool all to ourselves which was fantastic. The Villa was very comfortable and had all your home from home comforts that made it a lovely holiday. The only problem we had was with the sky TV, which the manager had identified on the first day and had to return on several occasions with TV engineers who were unable to sort out the problem which left us without a TV for the two weeks we were there. Other than that everything else was ok. Conceicao is a small area set back from the pretty fishing village of Cabanas, although there was a local supermarket and a few restuarants and bars within a short walking distance I would recommend that people hire a car so that they can explore this beautiful coast. There is a lovely beach in Cabanas that can be reached by a short boat ride that only cost just over a euro return, there wasn't many facilites available so would recommend that you went after lunch or took a picnic with you. Our favourite beach was Ilh of Tavira, which again was a short ferry ride over but was well worth the journey and there was plenty of restuarants so could make a full day of it. This is our third time to Eastern Portugal and just love Cabanas and the traditional old town of Tavira and could happily keep returning to this part of the Algarve. This area is still unspoilt by tourists and we found the prices were still very reasonable to eat out and finding may local bars only charging a euro for a beer! I found the owner Janette very helpful and would definitely recommend this property for anyone wanting a relaxing holiday in lovely surrounding. Belar is ideally situated for the East of the Algarve, Tavira, Faro, but is still only 40 mins drive to the west resorts of albefuera etc. The Villa is very well appointed and maintained. The owners are very helpful and the local manager was well placed to sort out any questions you had. The location is quiet, although the main road is only a few yards away this was not an issue. The pool area is very well maintained and as the villa is part of only a 4 unit complex, was never crowded. I would recommed this villa to anyone looking for an alternative to the west coast resorts. As we went in October, the nearby villages and towns were quieter than in high summer but there was still plenty of choice in restuarants and bars. A twenty minute drive takes you up into the hills to explore other villages and restaurants and you are only 20 minutes from the Spanish border too. I would definitely book again.

This is an exceptionally comfortable and beautifully appointed villa, in the little village of Cabanas, about 15 minutes from Tavira. I would recommend it to anyone wanting to relax, enjoy some of the finest beaches in Europe and experience some of the best the Algarve has to offer. Janette’s villa is spacious and very well designed. Our group consisted of two couples and two children, and each of the three bedrooms was large and had its own ensuite bathroom (only negative was a very small shower in the third bedroom – make sure the adults get the bigger bathrooms!) The kitchen was fabulous – high end appliances, everything you could possibly need and plenty of space to move about in. Two lovely patios meant we could sit and eat out of doors and the children, in particular, loved the beautiful swimming pool. The villa is situated very close to Tavira, a wonderful, quiet, old town in the Eastern Algarve but if you are seeking more excitement, the popular tourist resorts of Albufeira, Lagos and Villamora are all within easy driving distance. It is close to a main road – this is something you should be aware of, if you are very noise-sensitive (although you can only hear the traffic if you are outdoors - inside, the villa is beautifully cool and quiet.) The road quietens down considerably in the evenings and as we were out and about most of the day, it didn’t bother us. The owner, Janette, was tremendously helpful. Her recommendations for local beaches were superb, equally appealing to adults and children and we loved them all. Her directions to the Villa were spot-on and her attention to detail was evident in the way she handled our booking from the outset and in all the little “extras” that were provided to make our stay extra special. We had a fantastic holiday here and were all very sad to leave.

Wonderful owners! From the moment we sent her the first email enquiring about the villa, until we got back home, Janette went over and above to make sure that our stay was perfect, We stayed there for two weeks in July. We were two couples with two children and the villa was spacious enough to accommodate the six of us, without feeling too crowded. We had a wonderful time. The villa is much nicer than in the photos. It is nicely decorated, the bedrooms are good size all with en suites, plenty of closet space, the kitchen is well equipped and has everything you could possible need. The outdoor space is lovely: nice patios (downstairs and upstairs) with comfortable seating, the gardens and the pool are 5 stars. The location of the villa is very convenient. There is a super-market, pharmacy, bar, post-office, within the walking distance. The little village of Cabanas and the beach at Ilha de Cabanas are within 5 minutes driving distance, plenty of souvenirs shops and restaurants to choose from. We loved Copa Cabana: best sangria and tasty bruschettas. We felt in love with Tavira, which is a lovely town within 10-15 minutes driving distance. From there you can get on the beach (Ilha de Tavira) by ferry or water taxi. We usually spent the afternoon at the beach and have dinner in the old town – plenty of restaurants along the river and between the narrow streets. Manta Rota is another beach recommended by Janette and our girls decided that it was their favorite beach. We agreed, not only because of the donuts :), but also because it’s within 15 minutes driving, lots of parking available, large beach, clear and warm waters. There are also a lot of historic places in the area, for those interested in. We made few daily trips to Vilamoura, Albufeira, Portimao, Lagos and towards east – Monte Gordo and Villa Real SA. Lagos is a nice town, the old town, the marina and a trip on the fisherman boat through the caves (Ponte Piedado) are a must for all visitors to Algarve. Albufeira and Villa Real are also pretty towns that kept some of the old Portuguese style. Overall, for those who are into nightlife and resort style holiday, Tavira may not be the perfect option. But for those who want to experience the real Portuguese life style and enjoy some authentic food, we highly recommend the villa and Tavira surroundings.

Luxurious and offers superb value! A stunning villa that is comfortable and very well-appointed. We were met on arrival by Mandy and shown everything that was needed for a relaxing break. Plenty of wine, water and beer were provided (just replace before departure for the next guests) and the ice machine and private pool saw plenty of use in the exceptionally hot weather. The villa was spotless and fully air-conditioned, and offered safe parking in a nicely seclude and maintained location. Conceicao village and bars/shops/restaurants are nearby - only a short walk. Cabanas (beaches/restaurants) and Tavira (shopping) are further but taxis and buses/rail are available if do not want to use a car. Travel to/from Faro airport is easy. The details are spot-on and we were impressed with the location and layout of the villa - the gardens and pool/jacuzzi areas are first-class. The reception and customer service were superb. Gets our top recommendation (and it's deserved!). Cannot be faulted. Thank you!!
