The property is in a nice location, less then a block from the closest pool and the resort was great.
Be aware that the resort fees are actually $8/pp.
Other than that, just know what you’re getting into: you’re getting what you pay for, and there’s plenty of reasonably accurate reviews for you to know what to expect.
To elaborate: The house smells like dog. The pictures are not entirely accurate- there’s been quite a few DIY “renovations”. Beds very uncomfortable, loud, and didn’t have mattress protectors. There was a grill, but it’s on its last leg. The dryer isn’t anchored to the brackets in the closet so we didn’t use it when we wanted to bc we were afraid it was going to fall down. Over-all kinda crusty.
If you have animals or really can’t afford anything else, it’s good enough. I wouldn’t chose to go back.

The overall it was prefect for our short stay, the pumpkin light out front was a nice little touch. Check in was super easy and the neighborhood is very nice. The interior at first glance looks exactly like the pictures. The bedrooms looked very nice and the kitchen was well furnished. The silliness began once we realized that the lights in the rooms weren't connect to a switch, but the TVs were. The next thing we noticed was that the heaters in the master bedroom and bathroom didn't work. (The first night there it was cold out) The exhaust fan above the oven didn't work. The hot water in the bath tub/shower had to be turned a curtain way to be hot. In the bedroom to the left of the bathroom, I found it odd for the bed on the right to be right up on the heater. That and the little table with the light on it was nice, wobbly. Instead of going through the rest of the interior things I noticed, I'll just say it looked rough and lived in... Lastly, wash rags are inferior to sponges.

The home was very comfortable and homey feeling. We settled in nicely. However. The beds (all of them) have seen their day. Thankfully my fiance and I brought our airbed. Definitely should focus on comfort of guests. There was a leak in the propane tank hose. (Unusable. But we are die hard campers and enjoyed the fire pit to cook on.) The lint trap in the dryer has not been emptied in years. It could have started a fire eventually. The light switches barely worked and were completely miswired.

Very Homey and Comfortable!! BUTTTTT.....

Overall we enjoyed the weekend. The queen bed was very firm. There were plenty of supplies, including spices, towels,TP, cleaning products. Lack of pots and pans. The pics made it look much bigger. The outside fire pit area was cool.

Looks are deceiving! While the property accommodates several people and close to lake/beaches and all that Mt Pocono has to offer, the home was dirty. Not sure sheets were changed on beds, floor still had dog prints and tacky, not mopped. Frying pans looked like they were purchased from a yard sale, teflon completely worn off. Furniture was wet, carpet was not vacuumed. I could go on and on. For the price - I could have stayed at a hotel cheaper and ate all my meals out. I have contacted EVOLVE and am still waiting on them to get back to me. We came home a day early because we had enough. Have pictures of the filth!

Upon arriving at the house a 1/2 hour early we found a teenager cleaning. We waited outside and it wasn't long until D arrived and said - "you are early". We waited patiently as they finished up their supposed cleaning. D was kind enough to show me around and it smelled heavily of Chlorox which I appreciate. Once we were able to go in, the couches were wet, the carpet had white dog hair on it and visibly it was not vacuumed. A smal dirt devil broom vac was in the closet. How the hell is that going to vacuum up dog hair?
I tried it and it didn't work. A broom would of worked better than that. The sun coming in the front windows showed where a dog had been licking the window or wiping its nose, filthy. Wood floors were never mopped as I took one of my chlorox wipes and wiped a small area only to find it black/dirt. I'm not so sure that the bed linens were changed as they did not smell fresh. They tried to make the noisy air conditioner in the kitchen right by calling and replacing a day later. When the gentleman took the air out, water spilled everywhere which he half assed cleaned up with a dirty mop and left plastic on the floor behind the trash can. Taped the unit outside and since it wasn't a full size for the window my husband had to stuff wash cloths to stop air/bugs from coming in.
My husband also removed the air conditioner filter and it was full of lint/dirt. I have pictures of all of our findings. Taped blender on top of the water cooler, the pots and pans were barely functional as the teflon was worn off of them. I wonder if the owner, Isaac knows how his home is being taken care of?! We left Friday morning but paid thru Saturday - had enough! I am still waiting on a call back from Evolve. I could have stayed at the Best Western down the road for 1/2 the price. Obviously I am not happy and this home should not be rented in Arrowhead Lake in the condition it is.

Uggghh!!!
Property was stinky!! Everything in there was damp because of the 2 inch gap in window thats not sealed around the ac unit! Literally had a white worm that came out of the couch! The a/c unit is so horribly loud no one could sleep or even hear the tv, needs to be replaced! The master bedroom bed was like laying on a rock!!! This property needs some attention before it gets rented again! Nice property! Nice area but house is stinky, loud, uncomfortable to sleep in beds!!! Again this property needs attention!!!

Perfect fall escape for me and my husband, our daughter, and two dogs. Everything was functioning properly and Dee, the property manager, was awesome. Nice area that is great and safe for long walks.

What we needed
This house was perfect for our last minute-first time to the mountains vacation. Very basic, smelled like cleaner as soon as we walked in. (We did come prepared to lysol and Clorox things with COVID in the world) I did have to call the owner of the house to find the keys since the lock box was open and the entire house was unlocked. Nothing big, just was curious since the listing gave specific instructions. I will say the only major downfall was the master bedrooms bed was VERY uncomfortable for us. My husband and I ended up with the worst nights sleep. The grill also was not function able. It would light, but would not get hot enough. There was plenty of propane, and we checked all of the settings. We brought food to grill and ended up having to use the oven. Again, not a huge deal just wanted to note to help someone else to plan backup. All in all it was a great stay. You can walk to one of the pools which was great for the kids. Was good for a first time stay.

Really disappointed in the communication with the guest
Really poor communication with the guest contact. Never contacted me
About the registration and activity fees. Never responded to my concerns about the process. The house was in poor condition. The tv in the living room would continue to shut off and make a horrible noise, texted the contact with no response. Very frustrating from a communication perspective. Area itself is nice but would never book through this again.

Good for small groups/families
With just three of us, sometimes rentals come only in over-sized proportions or you're relegated to a condo unit. This cabin was perfect for just the three of us (plus the dog), with 6 beds and enough common area to spread out some. It is a bit shabby despite some apparent updates. The kitchen is small, unsurprisingly. What made it more challenging was taking up precious counter space with a coffee maker and an instapot? The "seasonal room" was basically a covered/screened porch and not really a place you would want to spend much time. The other deck is a bit too shaded so nothing is ever dry (plus the grill had not been serviced and did not work). These are all pretty minor in my view. The house was a short walk to the pool. The community is quiet. The A/C unit (only 1) did surprisingly well making the whole house comfortable. And the property manager was helpful and available when needed.

Cute stay
Cute house -tons of supplies that made our stay easier ....beds were not super comfy but loved the designs in the bedroom. Also the house can use some updating -some things were heavily used and you can tell (couch -table ) . But was still a great time ! Loved the fire pit

Problems from the Start
We didn’t have a good experience from the start. When booking our reservation, we indicated that we were bringing a pet, but the fee was not added into the total like other VRBO properties we have rented in the past. While I received an email from the rental company, Evolve, about payment of the same, it took days to get through to them to pay the bill in order to confirm our reservation. The Evolve agent was kind, but was located in CO and didn’t know much about the property. She sent me an information sheet with the property contacts’ names, phone numbers, lock box code etc. and asked me to contact them. One property rep listed on the sheet was no longer a rep. The rep where my call was forwarded to was also nice, but was clueless re the questions we asked-including how to pay the amenity fees. The other rep said she would get back to us and never did. As indicated in Evolve’s email, we wanted to pay the amenity fees in advance of a three day deadline prior to our visit so not to incur a late fee. It took 4 days to get this resolved with a lot of back and forth and wasted time. We finally got it resolved on the evening of the deadline. Upon arriving at the property, we tried opening the lock box with the code provided to us, but we could not open It to access our key. We once again had to contact the rep only to find out that the key was hidden because the lock box was broken. This was an additional waste of our time. The inside of the house has potential-although I’m not sure why we paid a cleaning fee. We wiped everything down ourselves, and we couldn’t believe how filthy our feet got from walking around barefoot on the carpets/floors. The house also had a musty smell which didn’t help my allergies. The mattress in the master bedroom was hard as a rock and creaked loudly every time you turned. The refrigerator made some crazy noise that kept us up at night. The last straw was when a young man showed up to clean the house in advance of our check out time and scared us. He didn’t knock and when we opened the inside door, he was standing there on his phone in the enclosed porch (which we did not use due to the uncleanliness). We have rented many properties in the past and have generally had favorable experiences. Unfortunately, we will not be visiting this property again.

Good with a small problem
It was a positive experience other than the bed in master bedroom. It was so uncomfortable that my husband and I had to sleep in the other bedroom in separate twin beds......and we went away without the kids for our 10 year Anniversary.....so that was not good.
