Our stay could not have been easier. From booking flights and transporting us to and from the airport, arranging snorkeling trips, leaving recommendations for places to eat and visit the mgmt was incredible! Condo was perfectly stocked and mgmt even ordered drinks and stocked our fridge before arrival. A great location - close to town but still quiet. Mgmt was soo responsive to every question we had. Kim and Chad were amazing hosts! They made sure everything was smooth for us from the minute we booked our trip, including helping us book a flight on Tropic Air to get to San Pedro, stocking the fridge for us with drinks we had ordered from them, and helping us book a catamaran excursion to Caye Caulker for the day. The property was absolutely gorgeous, located right on the beach with a pool and a private rooftop where we could watch the sunrise. Everything about our stay was top notch! Highly recommend! We will be back!

We have been looking for everything that this Island offers - great people, places and a slow-paced lifestyle. Kimberly & Chad could not be nicer or more accommodating. Go through them to do everything you need to do to make your trip EASY and fun!

Perfect spot for our family of 4. The oceanfront views are spectacular and the layout is even better than what you see in the pictures. We loved relaxing on the front porch/pool during the day and on the rooftop deck at night to watch the stars. The location is ideal as you are just out of the busy downtown area, but close enough to walk or take short golf cart rides to almost anywhere you want to go. Kimberly and Chad were amazing during the time leading to the trip and made sure we had everything we needed and more once we arrived. We've already booked our return trip next year. I highly recommend this property for anyone that wants to experience the culture, entertainment, and peacefulness of Ambergris Caye.

AMAZING! Right on the beach, sat on the patio and watched the sun rise every morning- beautiful! Close to town but far enough to have peace an quiet. Hosts are amazing as well, accommodating and made sure we were well taken care of from pick up to drop off. Definitely going back!

Ideal location on ocean, away from town noises but only a 5 minutes walk away. Snorkelled for hours right off the dock with fish, crabs and rays. Multiple pools to soak in, watching geckos and iguanas sun themselves on rocks all about the place. Beach bar for good food, drinks, and fun bartenders. Interior was spacious and well stocked with many amenities. Kimberly and Chad made our arrival and departure quick and easy. The refrigerator was stocked with our favourites upon arrival and our adventure tours that Kimberly booked for us were amazing.

Kimberly, Chad and their staff deliver the highest customer service, from meeting your incoming Tropic Air flight, assisting in the pickup of golf cart rental and stocking the refrigerator with beer and water. The condo is clean, spacious and the rooftop balcony was the stargazing destination. Our Searious activities were awesome - snorkeling and sunset cruise. Loved eating at The Farmhouse , The Truck Stop, Rum Dog and Coco Loco. Do not hesitate to book at The Landings at Tres Cocos!

Nicely situated just north of town. Enjoyed sunset cocktail hour and evening star gazing on roof deck. Kim arranged our transportation to and from the mainland as well as sailing, snorkeling and fishing excursions, flawless. A+ communication.

Kim and Chad were AMAZING property hosts! Attentive, available and helped us book all of our excursions and at a great price too! They met us at the San Pedro airport, ushered us to our condo and gave us a cell phone to use on the island. The coffee pot broke the first day and they were on it to get us a replacement before the next morning! The condo was in great shape and had everything needed to have a comfortable stay. Great distance into town and about a 30 min golf cart ride to the not so secret, secret beach. I would highly recommend this condo complex as well as Kim and Chad as property hosts!

Our stay was everything we wanted while in San Pedro. Kim and Chad were fantastic. They definitely made our stay great. We contacted them a couple of time and they were super responsive. The accommodations were exactly as advertised. We were very comfortable and the condo was in an excellent location. I would definitely stay there again. It was wonderful!!

This was an excellent place to stay! Our unit was large, clean, and very private. Two master suites, each with there own bathroom and a 1/2 bath downstairs. One pool was literally steps out side of our front door! The second pool with swim-up bar, drinks, and food was about 75 yards away. The unit location just north of the bridge gave us a feel of seclusion but restaurants and groceries were minutes away by golf cart. Some were within walking distance. Kimberly and Chad were fantastic hosts! They arranged for us to have a golf cart upon arrival at the San Pedro Airport, they stocked our refrigerator with drinks (at cost), booked our round-trip puddle jumper flight from Belize City to San Pedro, and picked us up at the airport and delivered us to our property. Not only that, when our flight was delayed by an hour, they already knew as they tracked our flight from LAX and made sure they changed our connection at San Pedro without us having to do anything. That was a huge perk! So not not only was it the perfect property for us, the level of service and care by Kimberly and Chad was top notch! We will definitely stay there again soon! P. S. One small thing with the property. It is on the water but there is not a swimmable beach if that is what you are looking for. We extensively used the beautiful pools though and were able to beach swim at other locations as we traveled about the island.

We booked this condo for 2 couples because of the king en-suites. This condo was spacious and well equipped. We loved sitting on the rooftop and enjoying the view. The location was convenient to everything we wanted to do. Felt very safe. But let me tell you about the true gem of this property. Kimberly and Chad. They took care of so many of the details that made this stay so great. When we arrived on island by Tropic Air (highly recommend) we were met by the hosts. they took us to get our golf cart, drove us to the condo, told us places to check out and the info you need when you get to the island. I have never stayed at a VRBO that felt so personalized. We got there just in time to get a front row seat to Hurricane Lisa. The hosts were great and even had a backup place to put us if we had problems or lost power. We never felt in danger and the hosts were in constant communication. We are already planning on coming back and cannot recommend this place enough. You will not find a better place, book it now!

The condo was just as described; very comfortable and fantastic views of the ocean. Three pools, a cool bar and a private location, yet close to town.

Chad and Kimberly were such gracious hosts. They took care of all the details from the beginning until the end of our stay. The condo had everything we needed for the week. We had a golf cart waiting for us the day after we arrived. The views from the front porch and the rooftop deck were incredible. Exactly like the pictures! Chad arranged a wonderful day of snorkeling with Searious Adventures and gave us some wonderful dinner recommendations. We enjoyed two delicious meals at Coco's Loco right next door to our condo. Thank you for making our vacation so memorable!

We were very happy to stay at Kimberly and Chad's place. Everything was perfect! It was clean, in a great location, and had a well stocked kitchen. Included was a large jug of water which was very helpful for filling up ice trays and water bottles to take on our daily adventures. The nicest thing about this unit was the rooftop deck. It was very windy the first few nights. The breeze made the rooftop very enjoyable. We sat up on the rooftop and just chatted in the evenings. It was lovely. The unit has two master bedrooms with two king beds. My husband and two teenage children (19 and 15) stayed. The king bed was great for the teenagers. Thank you for a nice time, Carrie

What a great experience!! From the very beginning to the very end, things were just perfect! The condo was amazing and so comfortable and it had everything we could ask for. The location was perfect-halfway between town and Secret Beach. If you get the chance, do not hesitate to rent this condo or another from Kimberly and Chad. We sure hope to be back next year!!!

Kim and Chad were amazing! The property was perfect for us. Each couple had their own space! Enjoyed the top balcony, dock, and pool space. Close to the market and many bars and restaurants! Arrangements were taken care of for us airport pick up and drop off, and excursions. Highly recommend and will go back!

Everything was awesome! Great location. Beautiful sunrises and sunset views. Chad and Kimberly were perfect hosts. It was our third visit to Ambergris Caye and this was the best as we did not want a resort this time. We spent 9 wonderful nights here and ,We will be back again in June!

If you are reading the reviews, you are likely considering this property. My suggestion - BOOK IT!!! The location: Staying just north of the bridge is great. It's very quiet, but not too far from the heart of San Pedro. The property: Super clean and very well maintained. I saw the crew constantly raking, cleaning, etc the whole time we were there. There weren't many people using any of the three on site pools while we were there, so it made it feel like they were just ours. The unit: WOW! While all of the units appear to be nice, this one is amazing. Beds are great, the kitchen was well equipped with everything we needed to avoid eating out all of the time. the First floor patio, 2nd story balcony, and the third floor private rooftop patio were all used to take in the great weather and amazing views of the ocean. Last, but definitely not least...the hosts!! Kimberly and Chad definitely go above and beyond anything I have ever experienced with a Vrbo rental. They arranged our flights to the island, our golf cart rental, our excursions, and filled the fridge with our beverage requests. They also picked up our golf cart for us since we got in after the rental place closed, picked us up from the airport, made another trip to the airport for the rest of our group a couple days later, and took up back to the airport when we had to leave. Chad even game to our rescue when the girls accidentally locked themselves on the rooftop patio. (They weren't sad about being locked out until they needed to use the restroom, ha ha!!) Ambergris Caye seems to be recovering from the COVID impacts. We didn't have any issues finding supplies, groceries or restaurants. The people of Belize were as amazing as always!
