SPECIAL NOTE: There are many high risk activities associated with all waterfront vacation rentals, so be advised that Once you pay for your reservation you the principal paying party / parties agree to accept any and all liabilities for yourself your family and your guests including legal and medical cost for any situation that occurs at our Vacation rental including while using any boats kayaks paddle boards etc. You also agree to binding arbitration at your own cost. All boats, paddle boards and Kayaks must be reorganized and put back in the same spot they came from. Special Note: You must give our home back to us as you found it. All used linen must be separated from towels and put at laundry room door down stairs. But not the comforters. All trash must be removed from bathrooms, Kitchen, waterfront and rooms and put in the containers near front gate. #1. All Due to COVID 19, Failure to do this action may affect your reservation dates. Unpredictable Closings are a reality nowadays but we can make adjustment when needed. So far everything has worked out great. #3. NO PARTIES or events are allowed and number of guest is limited.to 20. #4. NO Abusive use of ALCOHOL and no drugs are allowed for any reason. #5. Radios and or music IS NOT allowed on our decks, docks or waterfront property. Loud abusive yelling and or profanity that disturbs our neighbors and or the peaceful nature of the Rainbow River is not allowed. See ( QUIET HOURS CLAUSE ) #6. QUIET HOURS CLAUSE: By paying your Vacation Rental Fee either to the Owner ( The Shelton's ) or our own site or VRBOs site, you agree to accept all the rules above and the following: There is an absolute Quiet Time Starting at 9 PM. To 9 AM. This means that all loud laughter, loud talk and loud activities outside and on the porches must be lowered considerably. At no time are there to be radios on porches, docks or on the waterfront or back yard. Clients arriving after dark must move in as quietly as possible. You can still enjoy our porches and bonfires at night if you want but it must be done quietly because the river carries all sound like a giant speaker and we want to protect the rights of our good neighbors who go to sleep early up and down river. Failure to follow these rules and you will be asked to leave. Thankfully none of our guests have ever been evicted. Our repeat guest are some of the best vacation families anywhere. We care about all of them and we get to watch their family grow. As empty nesters and after raising 8 children who we miss a great deal, our repeat guest and their families have become a perfect substitute. Accommodating them has become a happy part of our lives. Free use of our pontoon Boat: You must provide the non-ethanol gas for the boat. You must not use regular gas or the engine will stall. You are responsible for all damage to boat and any accident you may cause. Sunoco just south of Winn Dixie has the non ethanol. A 5 gal Gas tank is located near Boat. THERE IS A RED BATERY SHUT OFF DIAL IN THE BLACK BOX IN FRONT OF ENGINE Switch to #1 or #2 Then shut off when you get back in. #7. Please do not take our boat, kayaks, tubes or paddle boards out at night and do not take our equipment south or down stream and BTW going up stream is far better for views and swimming etc. We have no way of getting the equipment back if you have a problem down stream. You are responsible for returning all equipment including the Pontoon Boat at your cost if you go down stream and there is a problem. To date there has never been a problem, but going south or down stream is at your own risk #8. We do not supply propane for our Bar B Qs or fire pits. There are several small white propane tanks for refills that guest can trade in for filled ones all over Dunnellon. We use Winn Dixies propane tanks and trade them about two miles away. #9. ON CHECK OUT DAY: Please pull all pillow cases, top and bottom sheets and used towels then put in separated piles at down Stairs Laundry Room hallway. DO NOT REMOVE COMFORTERS OR BLANKETS FROM ROOMS. #10. Remove all trash from Boat, yard, Kitchen, rooms and bathrooms etc. Please place in outside large green garbage cans. #11. Please re stack all yard cushions on top of white table. #12. Wash and replace all pots. pans, plates and utensils. Remove all items from Refrigerator. #13. Immediately report anything that was broken or anything that needs repairs. #14 Please turn off all Lights, water heaters and all A/Cs #15. Please return our home to the way you found it. #16. Please remember to pay for any extra guest above 10. At least 30 days before your arrival as vrbo does not collect forextra guest. All holidays are a min of 20 guest.
