DESCRIPTION: If you are looking for a waterfront luxury high-end island home to spend with your friend or family group, you have found the perfect home! This newly constructed 4 bedroom, 4 1/2 bath home located directly on a canal and on the north end of the island just a 8-10 minute walk to the beach access path at Bean Point you can't find a better spot to enjoy island life while being immersed in luxury details! This home has a unique and intimate spaces floor plan with luxury furnishings like sprawling outdoor spaces, teak ceilings, maple whitewash hardwood floors, and professional designed touches. Upon walking in the front door, you will find a hall leading out to the spacious backyard pool oasis. Overlooking the canal is an enormous resort-style pool with social sitting area and table and spa. There is plenty of deck space for lounging and sunbathing alongside the pool and canal. There are plenty of outdoor seating and dining areas include an outdoor bar area with TV and outdoor additional gaming area with foosball, ping-pong, and Tiki ring toss! There is a private dock with ladder perfect for the avid boater to enjoy the salt life island style! Inside the home on the second main floor you will find a spacious open concept living, dining, and kitchen. There are multiple couches and seating in the living room with HUGE 80+ inch TV, DVD/Blu Ray player, & Xbox. The home is also smart equipped with iPads in the walls for controlling the home wide surround system via Sonos. Off of the living room are large sliding patio doors which open up to a spacious outdoor deck and balcony which overlooks the beautiful pool and canal area. The kitchen area has a large island and breakfast bar area with sparking white quartz countertops, solid wood cabinets, and luxury appliances like an oversized refrigerator, double oven/stove with built in griddle/grill, overhead stainless steel hood, dishwasher, microwave, and wine cooler. The kitchen is fully stocked for every chef's need including a coffeemaker, toaster, blender, Keurig, Nespresso machine, and the list goes on and on! The breakfast bar seats 4 and the dining area seats 8 comfortably. All of the bedrooms are on the second floor main living area. Off the living room is a hallway half bath, washer & dryer, and elevator. The first master bedroom has a spacious king bed and enormous en-suite full bath with double vanities, walk-in shower and huge walk-in closet. The second, third, and fourth bedrooms each have a luxurious king bed and en-suite bath with walk-in shower. Additionally there are decks and balconies off two of the bedrooms perfect for enjoying some outdoor time. There is a little indoor reading nook in the main hallway as well. This home is located directly on a canal! Just a short walk to Pine Avenue shops & restaurants! POLICIES: NO PETS. NO SMOKING. Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay. Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Reservations are typically taken for 7 night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking. POOL & SPA (if any): The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (>20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment. PROPERTY SECURITY/SAFETY: Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy. CLEANING AND SAFETY: All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay. Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost. This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home's occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes. GOLF CART RENTALS: Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests! BABY EQUIPMENT RENTALS: Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off. PAYMENTS: 50% of total amount due must be made at time of reservation request to confirm reservation. 50% of total amount due must be paid on or before 60 days prior to check-in date Full amount due must be made at time of booking if check in date is within next 60 days. CANCELLATION POLICY: Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of MARCH 25, 2023. We continue to offer refunds of deposits for cancellations (for stays of 28 days or less) made greater than 60 days to arrival, however all cancellations are now subject to a non-refundable booking admin fee. We continue to offer our US Citizens guests (with exception to residents of NY and HI) the option of purchasing CSA Travel Insurance directly with us. We strongly encourage all guests to purchase Travel Insurance in the event of any unforeseen eventualities. Refunds or credits are not provided for COVID-19 related cancellations, weather or beach conditions outside of our cancellation policy. Hurricane season is June 1st – November 30th. Upon booking, we agree to uphold our agreement to our guests by reserving the home in the advertised condition for the dates of their choosing, at that time the Registered Guest knowingly enters into a two-way agreement to uphold their commitment to arrive as scheduled. If unforeseen issues arise, the Manager/Owner reserves the right to cancel any reservation subject to issuing a full refund without penalty or responsibility for providing lodging elsewhere. Manager is not responsible for providing refunds due to circumstances beyond the Manager's control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed. In the event the dates of the reservation fall within a date range of a mandatory island evacuation, unforeseen unavailability of the home reserved AND unavailability of a comparable alternative home, or inability for vacation rentals to operate due to executive order, the guest will receive a full refund of all base rental rate, fees, and applicable taxes without penalty. All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest. We stayed for a week. This our 5th time to AMI but our first at this house. Overall this was the best house we have stayed at. It was well stocked for 5 people. The layout was great with each bedroom having its own bath and a nice patio are off the family room and above the pool level.

This home was perfect for our stay! We had our adult children with us for the first part of our stay, and then 3 couple friends the second part. It was a great set up for 8 adults. Everyone had their own bedroom and bathroom, which is always so nice! The living room area holds 8 comfortably for games and hanging. We cooked in a few times and the kitchen had everything we needed - very well stocked! We would highly recommend this property! The decor, outdoor entertaining areas are so nice! The porch was perfect for morning coffee! We loved having the beach wagon, beach chairs, fishing poles, too! They really have thought of everything you would need! We all had so much fun and lots of great memories were made!

Beautiful luxury home with all amenities. Gorgeous pool. (Check that heater…it was too cold to swim 5/7 days)…. Decor is fabulous and my family time there was exceptional.

Our family had a great vacation! This house is the complete package, from the outdoor pool and entertaining spaces to the spacious living room and kitchen area to the 4 bedrooms, which each have their own bathrooms. Highly recommend this house when traveling to Anna Maria!

The Bateman’s house was absolutely perfect for our party of 8. It’s located on a great part of the island - quiet but everything you need within walking distance or a quick trip on the golf cart. The house was well stocked with plenty to do for the whole family. We will certainly be returning!
