Perfect hotel, perfect area. But just a tad bit on the pricey side for what it is.

Lovely set up. Rooms were beautiful and downstairs bar are is perfect

The parking. Delayed our day a bit due to there being hardly no parking and no plan B near by. Price of hotel was a bit much too.

Brilliant location for a quiet mid-week stay or a lively long weekend.

Excellent staff - friendly and helpful. Rooms are clean and comfortable. Central location within the city centre so we could walk everywhere- museum, cathedral, canal walk, shops and restaurants. Parking a vital bonus.

Mixed experiences.

The staff were very friendly and helpful. The location was excellent, good cooked breakfast and the rooms clean and comfortable. Parking is a bonus in the city centre.

Although the Booking website says they have a music licence until 3am on certain nights I think it should be more obvious at the time of booking. Ear plugs are provided in the room but it’s still possible to hear the music.

Good location but noisy!

Location good . Breakfast good , staff friendly and helpful.

Long climb to rooms , bit dated , no spare sockets to charge phone etc no fixed heating . Standard sized bed . Disco in room until 3 in morning ( to be fair warned about after booking through booking .com )

Good location & lovely room, but noisy (Music Venue)

Very comfortable & clean room, breakfast good. Unfortunately, until I had booked I had not appreciated the fact that this is a music venue, very busy and music went on till 03.00, which rather marred my stay.

More soundproofing. Earplugs were provided, but they cannot help with the thumping of the bass.

Excellent location & value, but beware of music nights!

The room exceeded our expectations - good size, spotless, looked recently renovated, bright and well furnished. Also nice little extras - tea, coffee, biscuits, mints, etc. Location is great if arriving by train - 4 minute walk from station, on southern edge of city centre, so not far to Cathedral and other attractions. A bit far if main purpose is visit to Festival Theatre. Value excellent considering it includes cooked and continental breakfast.

We booked to check in Mon, out Thurs because we read the warning of late-night music (till 3 am some nights) from Thurs to Sat. But we didn't know about Karaoke Monday which went on till midnight and is right below the rooms. So avoid Mondays as well if you're a light sleeper and want to sleep before midnight. Not sure if this would apply to our room, but certainly did to ours.

The room was clean the location was good parking was a bonus

The mattress had stain on it the breakfast was awful the sausage was burnt the bacon under done the breakfast it self was Luke warm didn't go down to breakfast again

Staff who made room for me in their limited parking area, comfortable room, location

I was made aware when I booked that it was a late music night but it didn't disturb me, apart from the fact that the bar was so busy I chose not to try to get a drink! But as I had been told about it no problem to me. Earplugs were supplied but I don't need them.

Lovely staff

The staff were super friendly and helpful. The bed was lovely and comfy and the location was spot on.

Breakfast was delicious but it was ever so delayed. The staff were very apologetic, I think they were short staffed and were trying to do several jobs all at once!

Excellent location, Parking, Great breakfast and stay was well worth the money

A great location with car parking. Nice clean room with a comfy bed and smelt very fresh and florally and we had fresh towels daily. Tea and coffee making facilities provided and also two bottles of water. Breakfast was included in the price and was excellent with the cooked hot breakfast cooked to order. There was also a small cold buffet provided with a choice of fruit juices ,fresh fruit, yogurts, croissants and cereals but sadly no Corn Flakes. Plenty of Tea and Coffee. Staff were very polite and helpful..

Very steep stairs leading up to the rooms. Very noisy on Thursday night but this was stated in the description before we booked and we did not let it spoil our stay.

Great would definitely stay again

Fantastic central location all staff very welcoming. Good facilities and spacious room.

We were warned that the bar downstairs had a late licence but it was extremely noisy.

Good room, but disturbed sleep.

Good room with clean facilities. Excellent breakfast. Friendly staff. Good location.

It was too noisy at night. We stayed Thursday and Friday when they had a DJ in the bar below blasting tunes until 3am. A warning was sent in the confirmation email, but not on website when we made booking.

A comfy stay, and just what we needed after a busy day! Would feel like the room was worth around 70

The whole room was brilliant, plenty of space and was nice to have the freebies (coffee etc) 2 problems we found, the bath jets etc didn’t work, and the bed had a fair few brown/cream marks on it across the duvet and a pillow.

Central location not to noisy stayed over 2 nights Tuesday and Wednesday deluxe room lovely decorated room and super kingsize bed very comfortable asked for bedding to be changed from featherdown as allergy no problem to do this breakfast was great good choice and the service brilliant all in all a fantastic hotel

Breakfast ok

The carpet in room badly stained Mattress lumpy and smelly Room had been sprayed with a chemical which penetrated my skin and clothes Could even taste it Noise level was really bad Music did not stop until 2 am Shower temperature tepid Towel rack so hot it burnt my hand Could not turn down the temperature

Staff are lovely and very helpful. Beds comfy and rooms large with everything you need and lots of tea and coffee ☕️ .

Location above the pub is a bit unusual. Bath hets could have been refreshed as a bit gruby. Shower not very strong .

Good location

The hotel is very close to the train station and the centre. The room is good size, clean and there's coffee, tea and biscuits! The style of the room is very old fashioned. The reception is great and we loved the breakfast.

Downstairs is a pub, when we came back at night the music was so loud and it smells cigarettes all over the stairs and the hallway.

A pleasant stay.

The location of the hotel suited well for our purpose, we were attending international rugby min series and it is within 10mins walking distance to the pitches. It is itself a pub and restaurant, surrounded by many other pubs and restaurants. Our room was neat, good size with all standard facilities. The breakfast is good, a limited choice but enough for everyone's liking, we enjoyed it. Overall it is a pleasant stay for us.

This was not a negative as this issue of music have been mentioned during the booking so we have no complaints. Just mentioning this as it may help others, the pub has a license to run live music on weekends, to be fair they provided ear plugs but a bit of noise can be heard.

Was fine for a couple of nights but wouldn’t stay again. Staff were really lovely and helpful.

Great location and really friendly and helpful staff.

The mattress was so old and crunched every time I moved! The noise from karaoke was not great but I had seen noise was an issue from other guests. I just hadn’t realised karaoke went on until 11.30pm on a Monday night.

Good value in the centre of the city. Don’t judge on first impressions.

Close to the centre of the city with parking provided.

The facade of the bar was off putting and eating breakfast in the bar was a little odd.
