Enjoy the latest summer blockbuster without having to leave home at the 6-person theater room. A game room welcomes friendly competition at either the pool table or foosball table. A wondrous great room invites you to create precious memories with its immense views and spacious proportions. A decadent kitchen will please the most gourmet of chefs. Abundant dining space ensures everyone has an equal view to the glorious Atlantic Ocean. Open the French doors in the dining area and bring the ocean air in to create an alfresco dining experience. A massive dining table in front of yet another wet bar, with an additional full refrigerator, can accommodate up to 12. One can imagine anything from simple snacks to an elegant multi-course meal being served at that table. The generous living area has a gorgeous sectional sofa, two additional chairs and two window seats. In total, close to 15 people can gather around the fireplace and flat screen TV for a movie, a TV show or some lively conversation and laughter. Each of the 9 bedrooms has its own private bath, with two additional half baths located in the areas of most convenience. The outdoor entertainment plaza at Suits Us shows meticulous care to every detail. A 30 x 18 custom inground pool (with available heat) is the centerpiece for the resort-like grounds. An inclusive kiddie pool and swim-up bar seats ensure a true family experience. The 8-person hot tub provides bubbling comfort and a birds-eye view of the starry nights skies over the Outer Banks. Raise a glass to your friends and family at the cabana bar. Everyone in your group will find that Suits Us suits them just perfectly. This property has 8 parking spots for guests. **Suits Us is pet-friendly, so there is no need to leave your pooch at home! For a small one-time fee of $135, you can bring up to two dogs to our pet-friendly property. No cats or other animals, dogs only.** **Private heated pools will open on April 1st and close on November 1st. Pools and hot tubs are cleaned weekly and no later than 6 p.m. on check-in day. Vendors are subject to enter the backyard to clean the pool and/or spa on scheduled cleaning days. Want added comfort? Consider adding the Heated Pool option! A Heated Pool option can be added upon request for $50 per night of your reservation. This fee is added to your reservation at the time of the request, which must be a minimum of 72 hours before arrival. Pool heat must be added for the entirety of your stay. This pool is heated by a heat pump. An ambient air temperature of 60 degrees or higher is needed to heat the pool, meaning that if the temperature drops below 60 degrees the pump will not continue to heat. Max pool temperature is 80 degrees.** **Specials events are welcome at this home! For an additional fee plus tax, you and your party can host a special event. All events require approval via Event Addendum. Please contact KEES for details and arrangements for your special event reservation. Fees vary by property. Everything about the house was completely spectacular, clean, really comfortable, really awesome layout and everything in the house worked and was great, elevator, theater room, also loved the master bedroom fireplace and big extra ice makers!!!.
The only issue or surprises we had was the semi-treacherous dune path and that there were truly only two coffee mugs in the whole house. Two mugs, to accommodate a house that sleeps roughly 15 people at a time.... is frustrating and kinda weird, but not a big deal. We just bought disposables.
We did have to make safety markers along path to beach - between the dune deck and the beach are some very nasty, rusty wire and jagged wooden beach fencing that has become exposed from storm erosion (we know this is not the realty or homeowners fault, appears to run along entire beach - but marking those spots would help prevent injury!)

Pros:
1. Location was great.
2. Space inside was more than enough for 16 people.
3. Heated pool was working great.
4. Move theater and hot water in the top floor were working fine for us (I guess they fixed the issues before our stay)
Cons:
1. This place is located right in front of ocean so we enjoyed beach activities for the first three days (we stayed here for 8 days). In the middle of our stay, we found there were yellow construction vehicles running around on the beach and blocked our access from deck. We called Kees Vacation to find out what was going on and they said city was doing beach nourishment work that has been planned on earlier summer. I wish they kept in touch with city for detail info and let us know in advance so we could plan our vacation accordingly. Instead of offering us other activities to do or credit, Kees kept repeating terms on agreement saying they were not responsible for that kind of inconvenience.
it seemed like they were more interested in defending them, not our satisfaction.
2. As the other reviews mentioned, the house was not clean when we arrived, especially kitchen area. Some furnitures and fixtures were broken too.
Summary
It was a fine place to stay but we were not sure it was worth two grands per night. We have decided to try a different vacation agency for our next year OBX trip.

This house, while a good size with private bathrooms for each of the main bedrooms (a big plus), is showing its age and in need of some investment. The furniture is beat up, the carpets are soiled, the kitchen is poorly equipped. Only one of the two dryers worked and only one of the two dishwashers worked. All the pillows on the beds where flat, and just the overall impression was one of a tired house. One weeks rental cost investment back into the house would make it the gem it really should be.
The location is great, the pool and hot-tub where very nice, and the yard in the back was a huge plus for pet owners as well as those with kiddos that needed a place to run around.
A better inventory of what is available in the house would be helpful as well. I sent an email asking about baby items such as a pack-n-play, high chairs and baby gates, and was told these items where not in the house only to find that they were when we arrived after lugging all our own baby items.
We had a great week with sun, family and friends, but the house was just okay. Please spend the money to replace/repair/ update this house - it could really be a gem!

The house was amazing! It was beautiful and so well located. It was perfect for our family and we enjoyed spending a week together. But there were so many issues we’d like to highlight:

Movie theater room was not working
Bugs in light bulbs/many bulbs not working
No trash cans in bathrooms
NO broom and vacuum cleaner was not working - we could not clean all week

Amazing house, just very dirty and in disrepair
The house was amazing! It was beautiful and so well located. It was perfect for our family and we enjoyed spending a week together. But there were so many issues we’d like to highlight:

Amazing View - Large House
This house is amazing for a medium to large group. The pool was perfect for the time we did not want to be at the beach but still in the sun. Dune deck was a nice hide away. Ample kitchen, everyone loved the private bathrooms (2 had walk in showers, the rest are shower/tub combos). The house from accommodations perceptive was great for those who needed the ramp or elevator, to get to the beach, the dune/sand does cover some of the stairs on the dune side and there is still a hill, so if anyone uses a cane, I highly suggest to bring a walking/hiking stick. Great customer services. I will always state it is a beachhouse/rental, so there are a few things that could always use work, but the PM team was great about taking our work orders and making quick repair to anything that was urgent - def would suggest or come again if we needed something this size.

This home was conveniently located near grocery stores, shopping, and restaurants. Everyone had a great time. The movie theater was a hit for the whole family! The only recommendations we have are to replace the kitchen faucet with a better faucet and buy more kitchen cookware. We did see the suggestion to bring specialty cookware, however there needs to be more than 2 small sheet pans and one small pasta pot. Overall, it was a great home, clean, and we would definitely stay again!

Very nice vacation at the OBX!
This home was conveniently located near grocery stores, shopping, and restaurants. Everyone had a great time. The movie theater was a hit for the whole family! Good stay and peaceful
It was a few thing that needs so Mork on. The refrigerators need so maintenance they were leaking and the overs will be turned off and the it's still on. But overall it's good

The weather during our stay included high winds( >20 mph), heavy clouds and generally nasty conditions. Luckily, this property has lots of rooms and some fine amenities. The pool table, hot tub, and theater were a hit. The large fenced back yard was great for exercising the kids although, as mentioned earlier, the weather minimized some of that. The walkway to the beach was great. No complaints regarding the bedrooms or most baths. The kitchen, while well equipped, used some "well worn" pots and pans that should be updated. The hot water in the kitchen sink often would not get hot. A sink stopper, to allow you to fill the sink, was nonexistent. There was no aerator on the kitchen faucet. Thus, you had to be careful not to spray water all over yourself while cleaning dishes. The shower in the master bath lacked sufficient pressure to rinse off completely. We were only there for 4 nights, two of which were weekend nights, so we didn't ask Kees for any maintenance..

- The first night we arrived, the top porch was covered in mosquitos.
- The back bottom porch near pool area had a ton of roaches crawling around.
- Many of the beds had sheets put on inside out and one of the beds mattress pads had blood on it.
- There was broken glass all around the pool area.
- There was missing doorknobs on a number of the doors.
- Kitchen had inadequate cookware and the cookware there looked like it had been just thrown in any open cabinet or drawer. Not organized in the slightest.
- Ton of sand on back deck.
- Broken tiles on back bar area.
- The house in general needs a lot of TLC…

I was not happy with the cleanliness of the inside of the house & there was a lot of sand in the pool. Lots of things were broken so I had to spend the 1st 3 days of our stay on the phone with Kee's to try to get things fixed.

Overall, the house was very nice and was exactly what we expected however, I was charged maintenance fees for beds that were clearly already damaged prior to our arrival. As soon as one of my guests laid down in one of the beds, it completely collapsed to the floor. Thank God - No one was hurt!! Upon research, we found that the wooden slats were not connected to the bed at all because the screws were missing!! I immediately contacted KEES Management that night about the bed, as well as the lights and TV being inoperable in the main living room. We were told someone would come the next morning however, no one came. The guests in that room had to sleep on the floor that night as the bed was unsafe!! My son located and reset the circuit breaker which fixed the lights and TV. The next morning, 3 other guests also informed me their bed was sinking as well and felt unsafe sleeping in the beds again. I informed them that maintenance would be arriving soon. No one came so I called a second time to once again inform Management about the damaged beds. Later that day, the maintenance guy came, fixed the beds, and replaced a light bulb in the Master bed room which should have been identified by the "inspection team".After returning home from our vacation, I received an invoice via email for the costs of maintenance fees and supplies to repair beds that were already damaged. I contacted KEES Management to contest the charges as the damage was not caused by me or my family. I was told that since their "inspection team" had not reported damaged beds, there was nothing they could do. The "inspection team", that also missed several light bulbs that need to be replaced, not so clean linen, and hair in the main bathroom shower, would have had to lay on the bed, or look at the slats under the beds, to realize screws were missing as upon plain view, the beds looked fine. After a lengthy conversation I was informed, by KEES Supervisor, that she would look into it and get back with me. Since I didn't hear back from her, I followed up with an email. I still have not received an updated phone call or response to my email.I am totally dissatisfied in how this was handled by KEES Management and completely unhappy that I had to pay for damages I did not incur. At least I should have received an apology for the inconvenience of my guests having to sleep on the floor. Beautiful house but beware of unfair charges by KEES Management!!!

Plenty of Room, Great Grass Yard, Nearby Stores/Restaurants
We greatly enjoyed our stay at Suits Us as a getaway with some friends. There were plenty of rooms and enough common space for all of us to hang out. The grass yard was perfect for pets and we were right on the beach! The hot tub was perfect for this time of year.

Upon research, we found that the wooden slats were not connected to the bed at all because the screws were missing!! I immediately contacted KEES Management that night about the bed, as well as the lights and TV being inoperable in the main living room. We were told someone would come the next morning however, no one came. The guests in that room had to sleep on the floor that night as the bed was unsafe!! My son located and reset the circuit breaker which fixed the lights and TV.
The next morning, 3 other guests also informed me their bed was sinking as well and felt unsafe sleeping in the beds again. I informed them that maintenance would be arriving soon. Great Stay
We loved the location and property. We brought our 1 year old Aussie Doodle and she loved running in the back yard. Located near a lot of shopping, yet still quiet enough to relax. We do recommend an upgrade to WIFI system as the connection was spotty in the house. Everything else was wonderful and we had a great time.

Suites us just fine
Although house is starting to show wear and tear it was overall beautiful and in great location. The added grassed in backyard would be perfect for a wedding or graduation party (we used for cornhole). Kids loved the pool w/lights, easy access to the beach, theater room and of course the elevator! Recommend better setup for remotes though because was difficult to get the dozen remotes situated. Will return to property and recommend to others!

Minor items such as insufficient eating utensils for 16, broken toilet seat, slow drains, missing light bulbs, dinning chairs that required repair and general cleanliness distracted from a great property location and good house set up. Overall it was still a fun experience.

Great large house. Loved the theatre room and two washer and dryers were so nice! The beach in this area of nags head is huge and a beautiful and private walkway to the beach made it very easy. We had an issue with the pool when we arrived but they sent someone right over to fix it.

Very nice, clean, spacious place. Game room and video room are a nice addition. Enjoyed the Beach and Pool combination. We had a group of 12 people and was considered by many...the best vacation ever!

Great house for family vacations
Our entire family stayed in the large house including two babysitters. There was plenty of room, plenty of bedrooms and baths, good access to beach, and fun pool and hot tub. The elevator came in handy as well! TV in great room could be difficult to use with too many remotes and no new batteries. Many lamps had no light bulbs. We had a great time!
