Situated a very short 8Km's from Rotorua CBD and far enough from the unpleasant sulphur smells and 1 Km away from Ngongotaha Shopping village. Nestled into a quiet residential street the Lodge offers:- 6 bedrooms and 4 bathrooms with gas water heating and mains pressure. Optional Self Contained Studio can be included. A newly renovated separate studio is available at an additional charge. Fully fenced with a studio layout , en-suite bathroom, Kitchenette with cooking facilities. An ideal Couples or Grandparents Hideaway The Lodge has the facilities you would expect to find in a property of this size and style. Included at no additional charge- Heating and cooling, Spa Pool on the Lakeside deck SkyTV with Sports and movies channels to help you keep up with your favourite shows while on holiday. Kayaks for Adults and Weeniewaves for children and Life jackets in all sizes. High Speed Fibre Wifi , BBQ Facilities, Fully equipped kitchen with an additional Fridge/Freezer unit and extra furniture for larger groups for indoor seated dining. A foozeball table, 2 Flat screen TV"s with Freeview, Baby items, change table, Portacot, High Chairs included in your rental at no additional charge. The lake is shallow and safe for swimming, A fenced play area for smaller children with no access to the lake with their safety in mind. There is plenty of off street parking available and a lockable garage and a house alarm to keep your property secure. This is a large spacious property far from the well trodden tourist path. Private on-site parking - garage not included Additional charges at the time of booking are:- Linen hire and cleaning fee (compulsory) Studio cleaning surcharge if included in your rental. Special conditions: This property is situated in a very quiet private location . We have had issues with some groups disturbing the neighbours at night so we now ask that there is no outside activity after 10pm in the Spa pool or on the decks.. Any noise travels a long way on the lake, we are happy for you to continue your activities indoors with ranch sliders closed. The neighbours do have the property managers phone number and will contact her if this is not adhered to. No parties or stag dos are allowed, if these occur you will be asked to leave with no refund given. Extras: Cleaning (Required, NZ$150.00 per stay); Linen (Required, NZ$20.00 per person)

This property is amazing!!! Location is wonderful and quiet. Lake front is spectacular! The house is equipped really well for large groups, really clean, cosy and all facilities were great. Use of the kayaks was an added bonus! Plenty of space for larger groups to have different zones to peel off to. The back deck was a highlight!! Fantastic view, lots of seating, BBQ was immaculate! We could not have been happier with our stay!!

If we ever get back to Rotorua, this will be where we want to stay again! We had a hard time leaving. Every morning waking up to the Rowers on the wide open lake with good coffee while sitting on a huge deck was something that we will treasure as a memory forever! The pictures and description in the listing don’t do this place justice. We all thought we had landed in heaven! The spacious family room was exactly what we needed for our big group and the windows - oh my! As I write this review, I want to go back! We loved everything about this property! And we were able to easily get to all our activities from here!

Great water pressure, endless hot water, fluffy towels and kitchen knives that actually cut... this place has all the little details that make a difference. Our extended family group of 9 found the lodge perfect as a home base to explore the region, but also spent some time in the lodge enjoying the morning sun on the deck and the kids canoeing out front. It didnt matter what activity we did, it was always great to come home to a house that felt cosy yet had so much space! Would recommend for larger groups and families, and will definitely book again if we come back to Rotorua.

Several friends and I thoroughly enjoyed this property, especially for its location right on the lake and central point for numerous other activities. Having the separate guesthouse was perfect given the size of our group. We would have enjoyed the deck and kayaks a bit more if it hadn't been for Cyclone Gabrielle passing through and dumping lots of rain and big gusts of wind on us!

This is great accommodation if you need a few queen beds and bathrooms. Right on the lake front , wish we had time to enjoy getting out on it. Fabulous views and very peaceful. The separate sleepout is awesome .

Plenty of space, comfortable beds. Unfortunately due to the rain we didn’t get to use a lot of the facilities like kayaks or spa. The kitchen area smelt a little damp but that was probably the endless rain. Great living and outdoor area with views of the lake.

We had nine of us day, one-year-old right up to grandparents including Aunty‘s and uncles. The house was big enough that we didn’t get under each other’s feet and fully equipped with everything in the kitchen that you could ever need. The house was clean and tidy and a really amazing place to stay. The view to wake up to every morning was unbelievable

This property is immaculately presented with no end of utilities. The lodge is spacious and can accommodate a large number of people. The lodge feels like a family home, with a welcoming and comfortable layout. The location is superb, very close to the shops and attractions but still very private and quiet. Excellent property and would highly recommend.

A gorgeous setting on the lake in a quiet neighborhood where you can sit back and enjoy the beautiful view. The house is well equipped and having a spa and bbq was awesome. I would definitely recommend if you want somewhere close to town but away from the hustle and bustle.

This was an amazing property for all 12 of us, from grandparents to 2 x 2 year old cuzzies. It was cold outside and the house was warm and cozy even though it was big and spacious. The hot spa was a fun place for us all to hang out together. We had a place for each one of us e.g. my partner did yoga in the main bedroom while the kids all watched a movie in the lounge by the fire and some of us were in the spa or out walking by the lake. We all had perfect sleeping spaces too. The Lake was cold but good for a quick dip between spa soaks and although the kayaks weren't used, we could have, we did the luge instead. A great house for a large family. Thankyou so much, Gay and whānau.

Perfect. We stayed 2 nights and felt so happy staying at this beautiful home. It was very clean and tidy, comfy beds, plenty of towels, well equipped kitchen, with heating thru out. Along with a spa pool to relax in and enjoy the gorgeous view. Nicky made us feel so welcome and the whole weekend was ideal.
