Close to where I was working
Shower was mouldy.
Electric light was hanging off the wall.
Couldn’t use tv as no remote and no staff to ask.

The place was dirty. There were tea leaves , milk and coffee in the room . No kettle , no sugar , no kettle and the cup sizes even too small.

The place is not far from the city centre. 20 min walk. At night the heating was on so it was warm. The sink in a room was a good thing. I had a big towel and shampoo, shower gel was provided. Teapot, hairdyer as well. Basically all you need.
The house looks a bit creepy from outside. In the evening I couldn't open the window because someone smoked weed outside. I didn't use common shower because I didn't have flip-flops.

There was some hotel guests that were arguing very loud and throughout this unbelievable resounding banging on doors and the floor it made it impossible to have a proper sleep at all the second night

Hotel is in a sorry state. Looks run down from outside, and inside is no better. its just a done up house. Poor cleanlyness and repairs - my shower door just off its hinges, no bulb in reading lamp. As stated in other reviews heard presumably owners children (pram in the hallway) crying, people banging doors and just being loud downstairs. Made me go get cash also - no explanation so doubt tax is being paid on that.
my rooms radiator (which was down the side of the bed between the window and bed) was on all night and i couldnt get to the controls to turn it off, in summer, burnt my foot on it in bed in the middle of the night.
Worst part - Fire alarm went off at 5am, and stayed on for a good 10 minutes. During this time i didnt see a single member of staff - all of the patrons were wanding around downstairs, if it was a real fire i hate to think what would happen. Turned itself off ( i was near a fire panel in the hall the whole time and no "staff members" came to look at what was going on). Couldnt get back to sleep.

Fire alarm went off at 05.00 and there were no staff to attend to it. I had to turn it off myself.

Sam the staff was nice
Dodgy, dirty, super old. It smelled bad in the common areas. The room was filthy. Stains of vomit and other unidentified stuff were on the carpet, filled with dust. Sheets were dirty with yellow spots. The room smelled horrible and we couldn’t sleep. We were obliged to stay as nothing else was available. 100 pounds for this it’s a shame, an extortion. There is a sanitary risk and this facility should be inspected and regulated. people can get sick. I slept with wet hair and woke up with yellow stains that came from the dirty pillow. Worst experience ever.

Dirty room, no key to lock room door, no reception, they did not have our booking even though booking . Com had sent us reservation number and pin number which I showed them, nobody knew what they were doing. Property looks tired and run down would not recommend to someone I didn't like!!

I have stayed at the Avalon several times, often by myself when I travel to Leeds for a gig. The staff are always very friendly and the hotel itself is clean and comfortable. An excellent choice for a quick stop over.
There was a small wait for my room key, but as it is a small, independent hotel, I have no issues with that.
