The CLIFF at Cupecoy, Ocean view and beach access With breathtaking views of the Caribbean sea, located on one of St. Maarten’s finest beaches, Cupecoy Beach, this spacious two-bedroom condo at the Cliff offers everything you need for a perfect stay with your friends or/and family. The Cliff is proud to present its great pools: The infinity pool Overlooking the Ocean perfect for a sunset moment, the nice kid's pool, and the indoor half Olympic pool, perfect for a swimming session The condo’s interior is bright, with a white color and well finished with a combination of modern furnishing. The main living space, facing the ocean, features an open-concept design with large and comfortable beige sofa. This space is open to the adjacent dining room with a design table with seating for six and the spacious fully equipped kitchen. Sliding doors, just off the dining room and living room, lead to a large balcony with a seating area, perfect for breakfast or watching sunsets. Up to four guests (+ kids sleep in Crib) are able to comfortably sleep in this condo. The two bedrooms have a private en-suite bathroom and access to a terrace through sliding doors. The master bedroom, features a comfortable king size bed, en-suite bathroom with shower/tub, safe and access to the balcony. The guest bedroom, has a queen size bed, en-suite bathroom with shower, and access to the balcony. Even if the property has its own beach access, there’s also one of the finest beach "Mullet bay" only one minute walking. In the Cliff residence's backyard you’ll find palm trees and tropical greenery along with a path, perfect for cooling off on warm days. It’s surrounded by a terrace with lounge chairs overlooking the ocean and the outdoor pool. There is also an indoor heated lap pool, a SPA, a private tennis court on site as well as an air-conditioned fitness room facing the ocean, so you’ll have plenty of opportunities to keep up your exercise regime. From the condo’s location on Rhine Road, it’s just seconds to the water, a casino, several restaurants, a minute walk to the finest beach of the island and a golf course and a 1 minute drive to the grocery store and Maho where you can find bars, restaurants and nightlife, hospital and much more. A concierge will be dedicated to your needs.

From start to finish, the Cliffs at Cupecoy were exactly what we were hoping for. The unit was clean, spacious, well equipped and the views were magnificent. John, our VRBO host, was lightning quick to answer any questions about the unit or anything else we asked for. The pool area was great, super clean, and just a short flight of stairs to a pristine beach. Overall, would recommend 10/10 times. For the record, we did not eat on site, as the restaurant was usually quite booked, but there were numerous restaurants within a 15 minute walk. Very convenient to have a grocery store almost across the street too for snacks/wine etc. Don't have any complaints other than it was sometimes difficult to get into the property as the key cards didnt seem to open the gates, whether on foor or in a car. But i guess from a safety standpoint, we were quite bunckered in so we always felt safe. Again that was probably the worst thing I can think of, hence the 5 star experience. If you are looking at the west end of St. Martin, look no further.

This was a great property and unit. The beach was beautiful and clean, and the unit was also clean and well laid out. The only issue was that there were rolling power outages for 2 days of the trip, and the property generators did not work (this meant no elevators for 2 days, for a sixth floor unit). They mentioned this was uncommon, so it might not be an issue in future bookings.
The concierge and desk team were amazing- friendly and great recommendations. They booked several events for us and were spot on every time (villania was especially wonderful).
The grocery store across the road had everything necessary for enjoying the beautiful balcony- alcohol, cheese, chips, sunscreen. The restaurant on property was also great.
Recommend and would stay here again!

Property was exactly as described. Wonderful views and great snorkeling right off the property. It’s in a nice gated and safe area. Low traffic. Grocery store is across the street and another one a few blocks away. The new pool is top notch. Didn’t try the onsite restaurant but the menu looked incredible. John was very helpful and quick with responses. Would definitely stay again!

Our stay at the Cliff for 9 nights in November and loved every minute!
The unit was spacious and comfortable and had everything we needed for our stay. The staff at the Cliff are very friendly and helpful. The pool is amazing and we swam every day.
We have stayed on St. Martin a number of times and this by far is our favorite location. Cupecoy is beautiful and close to everything that you need- groceries, restaurants, airport, etc but at the same time the area is tranquil and peaceful.
We will definitely return to the Cliff for a future vacation and highly recommend this unit/owner.

The location can’t be beat. It is a short walking distance to several grocery stores and several excellent restaurants. The beach may not be large, but it is lovely. And the infinity pool is spectacular. We enjoyed spending time there every day with use of a beach umbrella and chairs already available in the condo. You can see Saba Island directly across the water from the spacious balcony, where we spent a lot of time enjoying the constant breeze and sound of the water. My husband enjoyed watching the planes and the cruise ships from our balcony - which is fully shaded. The condo, and the overall building, were immaculately clean for our entire stay. All of the staff are super friendly and helpful. The gym is very well equipped and beautifully air conditioned for any exercise routine. An additional bonus is an on-site restaurant and an option to order fresh made breads and pastries every day. We were immensely grateful that we found this little gem of a property for a last minute trip. Our only negative comment would be that the air conditioning in the condo is a little noisy, however, we were grateful to have functioning AC on those hot days. And, all of the appliances were is good working condition. Lastly, John the property manager was always very responsive to our enquiries.

We love staying at the cliff. Have not been there since the hurricane and they have made many improvements. The new pool is beautiful. The private beach is amazing and Jonathan left us four beach chairs, and umbrella. There are two king beds, and plenty of dishes and towels and sheets. There is now a grocery store across the street and many restaurants to walk to. The check in check out was non-eventful. And any questions we had were answered immediately by Stacey, concierge. I would highly recommend staying with Jonathan at the Cliff. Communication with Jonathan and Stacey was smooth and easy. We will return!

The property was amazing… the only issue was the pool wasn’t open but we were notified well in advance. My unit was spotless and beautifully appointed. The view is second to none. I’ve already looked at my calendar to hopefully book other couple of weeks in 2023. Thanks for the great experience.

We went all over the island and must say this is the nicest neighborhood, location, and place we saw. The beach is beautiful, clean, and within walking distance. Stacey, the staff, and the front desk were wonderful. Ty for a great stay.

Superior Accommodation
The Cliff is truly a beachfront and luxury condo accommodation. From the moment we pulled into the parking lot we were impressed. The vibe was rich. The front desk personnel was very polite, professional, and knowledgeable.
The unit was exactly as John advertised and I may dear say, it was even more spectacular. It was very clean and neat and had everything to make our stay complete. The unit had beach chairs, an umbrella, and even a sand bucket and scoop and plenty of towels. My family is not easily pleased but this unit was one of a kind. Additionally, John went out of his way to provide us with a rollaway bed that we were able to place behind the couch which gave my son his own sleeping space. We were then able to use the couch (which had a pull-out bed) strictly for the family's TV time. Our flight got canceled just before we were ready to check out. I emailed John to let him know and he quickly responded to our need and allowed us the convenience of a late checkout. When I say he went above and beyond this was major. If you are looking for a super host, John is your man!

A gated condo community with a front desk that was always staffed and helpful. The grounds are well kept with several areas to sit and take in the views. Small beach area that you can bring your portable beach chairs down and set up. The water was beautiful with some waves but you can easily swim or snorkel from this area.
Our condo was very clean and had everything that we needed. Ocean balcony off of the living and dining room. Bedrooms had nice views of the bay and town. John was our contact and he was very helpful and quick to respond with any questions.

Plus, it is close to Marigot for a quick crepe breakfast and some shopping. Mullet Bay Beach is one of our favorites. The water is amazing and in the evening very peaceful for a sunset swim.
