Location (located near a supermarket and public transport links). Very clean and good facilities.

The door to the shower room in our particular apartment did not close properly, but other than that, it was excellent.

We had a great stay. The room was very large with comfortable beds, nice sitting area, small but functional kitchen and a nice modern bathroom. Having the washing machine was a bonus too. For a room of this size, we felt it was a very good deal. The location is not exactly in the heart of the tourist zones or near many sights you might want to visit but we loved the laid-back feel of this area. There were excellent local restaurants, good supermarkets and it was quite easy to take the bus right outside the building to almost anywhere in the city.

The only challenge is that you need to check in at their office near the Kyoto train station, not at the actual hotel. So you need to arrive in Kyoto, go to their office, check-in and then take a taxi or bus to the hotel.

Location The main door opens up to a bus stop. Easy to move around the city. Bunk beds Family-friendly room. Colourful room. Friendly and helpful staff at the reception counter. The reception counter is near Kyoto Station. Easy access and instructions to the property. The staff helped contact taxi. Phone at the property lobby has automatic dial numbers for the reception counter and taxi and after 8 pm assistance.

On first impressions we thought that the distance between the reception counters and the property would be troublesome.

Bus stop and markets are nearby the B&B

There are some electric troubles (eg. The air conditioner isn’t as cold as we think sometimes,and the light nearby the main door is so sensitive that may effect our sleeping.) Others are very good !

The rooms are big! Everything was amazing. Check in and check out is a breeze.

The beds and room layout were very nice. I specifically liked that the light controls for the room were located on the beds head board over the night Stand. And there were outlets on both sides of the beds head board. In unit laundry was a plus and I enjoyed the carpeted floors as it was easy to stay quite and not disturb the people you travelling with during the night if you get up and walk around. Very spacious. The hotel rooms were quite between rooms too. I didn’t hear any stomping or noise from the neighbouring rooms. There was also a bus stop located right out front of the hotel!

All other properties I stayed at that have similar bathroom layout always included and small stool and rinse basin in the shower/tub area, but this one did not for some reason. The toilet also had a sink built into the tank that you can use to wash your hands as it refills the tank to the toilet after a flush, but there was no soap provided so it was just rinsing your hands. I also wish the property was more located more centrally as it took a long time to get anywhere with Kyoto’s bus transit.

bed is a bit soft out of shape. probably cuz kids jump on them too much. separate check in desk at different location. 

The condo was perfect for a family of 4. Plenty of space, and the laundry was an added bonus.

Huge room in comparison to other hotels in Japan. Very modern and clean, right opposite a supermarket which was great.

Location is very good, in a fairly quiet part of the city, away from the busy central area but with easy access to the excellent Kyoto bus service. There is a very good supermarket exactly opposite with fresh fruit, vegetables, meat and fish etc. The apartment is spacious, light and comfortable with good storage for clothing and bags. A reasonably well-equipped kitchenette for making meals at home.

There were various stains on the sofa bed which we felt should have been cleaned (or the sofa recovered if cleaning was not possible). We did not need to use it but would not have been happy if we had to use it.

even the property is very far from the town but it have nearby facilities that good for family. my kids enjoy the room so much

check in around kyoto station and have to take taxi to the accomodation (kids got cranky.. 😅)

We loved staying here! It was amazing and the view was so beautiful. The room was immaculate. So clean, and perfect. I loved having the small kitchen and bathrooms. Everything was perfect here! make sure you book this hotel!

A wonderful experience all around! It should be noted however that the check in place is separate from the actually lodging, so make sure you know the address of the check in before going to the stated location of your stay. They are about a 20 minute bus ride from each other. Its not bad, its just something travelers should be prepared for. Also, this location is not close to a train station. So if you are depending to use public transportation, you will need to rely on the bus. But you can only pay for the bus using the Suica (public transportation) card or have exact Yen when you get on the bus. BUT you cannot add money to your Suica on the bus, only at a train station. So as you can see this can be a big hassle. The hotel cannot control their location, so the hotel is fantastic. Just the location can be a bit of a headache. If this hotel was located next to a train station, it would have been so perfect! I will still stay here again regardless! I had a wonderful experience!

The room was an excellent size for our family. Plenty of amenities. staff was friendly and helpful. There was a very detailed guide to the room and immediate area.

The only issue was minor for us, being foreigners and not proficient in Japanese, finding the check in place and parking to check in was a little difficult. But we managed to figure it all out!

The room was very clean, spacious enough for my big family and has a washer and kitchenette. It was conveniently located near grocery stores, bus transportation, restaurants, pachinko slots, and convenient stores. They even have an app to keep in contact with them if you have any questions or need recommendations while in Kyoto!

It was a bit hard finding the receptionist office and parking to check in. But the receptionist was very friendly and gave great information!

The apartment was really big, really well equipped with a fully equipped kitchen and a washing machine.

The way you get the key code for the flat is a bit of a treck.
