Nestled in Brewster, this charming house for R 10,922 per night is a fantastic choice for your next break. *Cancellation policy at end of property description.* This spacious open concept home is perfect for your Cape Cod vacation. Tucked into a wooded neighborhood in Brewster, no direct access to Lower Mill Pond. This 4 bedroom/ 3 bath solar powered gem can comfortably accommodate 8 guests! The first floor has central air and boasts soaring ceilings and cathedral like windows that fill the area with natural light from morning to dusk. Pristine kitchen with stainless steel and granite and dining for 10 flanks one side of the stairway. On the opposite side of the stairway is the living room, sectional sofa and a 55" tv & extended cable. The 1st floor is also the location of 1 main en suite bedroom with a queen bed and direct access to the 1100 square foot deck. Upstairs there are three more bedrooms, each cooled by a ductless split a/c unit. Bedroom #2 and #3 feature queen beds and bedroom #4 has a set of twin beds, Also on the 2nd floor you will find two full bathrooms one with a step in shower and on with a tub shower combination. The beautiful and spacious deck features a dining area, gas grill, and lounge chairs and is an ideal spot to enjoy the idyllic feel of a nature reserve with a seemingly endless species of birds that lay claim to the acres of nearby conservation land. Non-refundable $295 Administrative Fee plus applicable state and local taxes. Linen package available upon request at an additional cost. Cancellation Policy: If the Commonwealth of Massachusetts bans short-term rentals, you would receive a full refund. Otherwise, our standard cancellation policy is in effect: In the event of cancellation for any reason, please contact us immediately followed by in writing. Written notice of cancellation must be accompanied by payment of a $295 cancellation fee to Gibson Sotheby’s International Realty, which may be charged to a credit card. Upon Notice of Cancellation, Gibson Sotheby’s International Realty will endeavor to find a substitute tenant. In the event a substitute tenant is found, monies paid in advance will be refunded, less a 20% service fee of the total rental amount due. You herein acknowledge that you will only be entitled to a rebate only if you give written notice, pay the cancellation fee and the property is re-rented for the same terms and conditions of the original Agreement. For your protection, Gibson Sotheby’s International Realty recommends the purchase of Optional Travel Insurance provided by CSA. In the event the property does not rent for the same terms, all Guest payments for the entire agreement amount are due and forfeited to the owner.

This house was exceptional! Well stocked kitchen, comfortable beds, great deck, spacious home. We referenced their extensive list of recommendations that were incredibly helpful. You can tell SO MUCH CARE goes into the home and hosting guests. We were so happy here. Please read the fine print though…no sheets or towels which is a very unfortunate Cape Cod practice that hopefully will change. Easy process but should be included. Other than, super great place and so glad we stayed there. Highly recommend.

We stayed at this property for 2 weeks. The property was spotless upon check in and the grounds are nicely maintained. The house is appointed with everything you could possibly think of. Renting homes on the Cape for over 20 years, this house and in particular the kitchen was perfectly set up. We will rent again.

Beach 6 mins away. Biking on rail trail 15 mins by car. Home was in move in condition. No soap, shampoo, linens, nothing in refrigerator! Was given wrong code for lock box but realtors responded within 15 mins. Overall I was happy just frustrated by lack of supplies and having to buy everything which is quite expensive on the cape

Overall, I recommend this vacation rental. Reviewer Comments: The house is beautiful, open and spacious! The gardens gorgeous! The kitchen is pretty well stocked with pans and dishes, etc. and some spices. I would recommend bringing all of your own paper goods and soap, including hand and dish soap. When we arrived there was barely any tp on the rolls. We recleaned the counters which needed it but the house looked neat and clean on arrival. The owners have dogs we realized when we located a welcome book in the bookcase. The welcome book was really packed with info., I recommend every renter look it over. We had a person with us that is allergic to fur so when he sat on the couch there were issues. We probably should have asked that when booking but usually it is not a problem with good vacuuming ahead of time. There were a lot of notes around to help with all questions one might have. The light switches were a little daunting to get used to. The temperature in the house runs cold, they don’t want it above 72. At night the bedrooms are hot and they don’t want the team p under 68.The deck was a lot of was fun and we sat out there most nights til the mosquitoes & bugs came out. We set up a corn row set that we brought, it was a wonderful deck with great furniture! The only reason we would not book again is due to the dangerous narrow street. It is very busy and not really good for a bicycle ride or walks.There are some trails and a small pond at the end of the street. The VRBO fees along with the Sotheby’s fees and town taxes were crazy high over $1.5k.

It’s unfortunate because you cannot safely walk or bike out of the property as there is barely room for one car to travel in many sections. That being said, the house is a delight. The rooms are very spacious and the house has a new feel, especially the kitchen. The deck wraps around the house and has new furniture. Pictures do not give the deck justice as it is very nice. Air conditioner is excellent at keeping the air cool and dry. Light switches are odd. No outdoor shower but the other amenities make up for that. Overall a joy to stay at this property!

We had a wonderful time on Cape Cod. The house is tucked away on a quiet secluded street. Quiet, picturesque, beautifully designed and taken care of. We loved the little notes around the house with reminders, everything about this house rental was amazing. We hope to return next year. Thank you for a much needed get away in this crazy time.

House is well designed works well for a family. Furnishings are all new and attractive. Grill is new, very large and clean. Great location in Brewster on the Bay side . Bay and nearby Nickerson State Park provide salt and fresh water swimming experiences. Wonderful stay!
