Upon entering this lovely third-floor condo, you will feel immediately at home with the warm, updated décor and welcoming atmosphere. The primary suite features an en suite bathroom with a soaking tub. The guest bedroom and a second suite are located near the entrance, and both include a TV for endless entertainment, along with a private bathroom. Enjoy a private north balcony attached to the second suite as well, boasting spectacular views of Old River, the Intracoastal Waterway, and Perdido Key. There is also an in-home washer/dryer, allowing you to pack lightly to leave plenty of space for souvenirs. The well-equipped kitchen features granite countertops, stainless steel appliances, utensils, appliances, and cookware needed to create your favorite meals. Two ice makers are in the fridge, perfect for keeping your drinks cold on the beach. Plus beach service is available for an added fee between March - October. THINGS TO KNOW Parking notes: There is free parking available for 2 vehicles. This rental is located on floor 3. Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. This technology is privacy compliant, and only monitors the presence of decibels and devices-not any personal conversation or information. Thank you for supporting our efforts to be good neighbors! Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit. More information can be downloaded from the "Rental Agreement" on the checkout page. This condo was perfect! The view is fantastic. The layout of the inside is perfect. I live that each bedroom has its own bath. It was clean and well maintained and lovely furnishings.

This was our first time visiting Perdido Keys and we loved. Your place was perfect for my 2 adult kids with their spouses. They had their own private bedrooms and bathrooms and they were comfortable all week. We loved the balcony and the master bedroom.
The outside pools were so nice and the outside pool chairs were even comfy. My kids already asking when we were coming back.

Absolutely loved this condo. Close to food and groceries, kitchen had everything we could possibly need to cook and eat in, balcony was the perfect place for morning coffee and evening meals. Walk to the beach was so short!! Perfect space for my family of 5. Only suggestion would be black-out curtains in the master because the morning sun did have me up early every day - not a huge issue when I had that view to wake up to though.

The complex was beautiful and well maintained. Our room 301 was beautiful and met all our needs. We were very comfortable and had a very relaxing vacation. We loved that the beach service changed the rules so that everyday you had a chance to get front row beach setup. We have spent many vacations here stuck on second row looking at front row empty seats. Palacio is ideally located near stores and restaurants. We particularly loved walking across the street after dinner for some Hershey’s ice cream! Palacio has been our annual vacation spot now for seven years and it never fails to disappoint!

This is a nice unit and with very little attention to detail could give a higher rating. One elevator was out the entire visit…also the on-site vacassa property manager was never available and did not communicate the entire visit. The parking is limited for renters. If you want a customer to return to a property, there needs to be follow up and attention while a renter is on the property. The cost, along with the lack of attention by the management, does not justify returning to this particular property in the future. There are other management groups in Perdido who care more about the customer concerns and satisfaction.

We had an amazing stay. This is one of the most beautiful stays we have had. The condo looks just like the pictures and is fully stocked with nice items in the kitchen. Easy access to the beach and pleanty of showers to get cleaned off coming back. I think we spent most of our time on the balcony. Very comfortable beds as well! This more then met our expectations.

The condo is very clean, seems newly renovated, had plenty of linens, and the kitchen had everything you needed. The only complaint in the condo itself was that there are no blackout curtains in the master bedroom. With the big windows, my husband I were up with the sun at about 6am everyday. Not a huge deal, but it would be a nice update to have blackout curtains for those that want to sleep in.
The downsides were more external issues. The condo building has only two elevators so there were frequently long lines especially at check-in/check-out times. This was very frustrating at check-in trying to get our stuff to the room. My husband ended up just taking everything up the stairs. With the condo being on just the 3rd floor, we often just took the stairs, though this could be an issue for someone with mobility issues. Also, the beach front that this property facilitates seems to be too small for the size of the condo building. The beach chairs were stacked in rows of three, and we never made it to the front row even after a week long stay. We kept thinking we would eventually move up, but we only ever made it to the second row which was a bit difficult with small children. Also, the no-smoking rule was not enforced at the pool or the beach even though it is clearly posted everywhere. I was pregnant on this trip, so this factor, along with our small children, made this a frequent annoyance.

The entire condo was beautifully decorated and had everything we needed! It was a relaxing and comfortable place to stay! We love Perdido Key and the Orange Beach area! You couldn’t beat the view and the easy walk down to the beach! Great last minute trip to the beach…awesome seafood and wonderful memories!

This condo is as pictured in the listing. Nice location and beautiful view. Couch did have a small tear so I don’t think it was replaced like mentioned in a previous review. Parking was terrible because of construction, trying to back out around the lot was not fun. I May however stay there again, it was clean and comfortable, and you couldn’t beat the view and easy walk to the beach.

Everything was amazing except the kitchen. We had 1 frying pan and limited utensils. Kind of frustrating with an entire family that was trying to cook in due to a 3 year old

The entire condo was relaxing and comfortable! The check in process was so easy and simple. Best place to go for a much needed break and stress reliever!! Everyone in the community was nice and welcoming. My family enjoyed every moment!

The unit is nice overall, however we stayed years ago and the wear is definitely showing, couch had tear in seam, door to laundry was off the hinges, almost fell on a child, the pots, specifically skillets are in terrible shape. Yet, the real disappointment is the overall grounds/building, and dealing with Vacassa. The unit did not offer an interior locking mechanism, which to me is a safety issue. The stairwell locks were non existent on the interior and the exterior has code locks, yet because the interior lock was gone completely it was invalid as any safety mechanism. The door locks to the gym were also damaged. Basically, the gym door was held open by the fallen lock on the floor, very strange and seemingly easy maintenance fix. The exterior of the building is drab and worn overall.
Even more disturbing was the lack of friendly staff. Upon approach to the Vacassa desk in the Palacio, I had to initiate a cordial greeting. Such a surprise to me, it really seemed I was not a welcomed guest, but a disturbance. My daughter was with me and just looked at me questioning as this was her first trip there. Later I approached again to the same response, by apparent building manager and another longer term employee. I even told them of my unwelcome feelings, and the response was pitiful and so insincere. The building manager also present said nothing!! The hospitality industry should provide better! As a side note, there was a NEW employee that was kind and helpful, yet what a poor example of mentors he had to see.
The staff around the property during my interaction was without smiles or hellos, seriously looked like a miserable place to be. I am aware all say it is hard to find help/workers, yet the issues I witnessed seemed to stem from the top to bottom level issue.
Additionally, I had emailed Vacassa at least twice before my arrival without response, and once during my stay to make them aware of damaged items, again with no response. To date, I have had no response to email or text. Will see if this review makes posting. Thankfully, I was not in need of any immediate response! Overall, I will avoid Vacassa and Palacio from this point.
Additionally, I do not like leaving negative review, yet understand the only was to promote change is to speak.

The condo was beautiful. Parking was horrible. Also We weren’t informed before our visit no personal beach items are allowed in front of the beach rental company which took up from the water four spacious rows back. They left about 30 ft on one end to put the chairs and umbrella we lugged for the 8-10 people we had with us. We were provided two chairs and an umbrella from vacasa, but this didn’t sit all our crew. Elevator was FREQUENTLY a wait and wait and wait. When we got there it was five groups deep waiting to go to their rooms. We took the stairs to our floor hauling all of our luggage. Very disappointing. But the room was beautiful, spacious, great view, two balconies one in the front and one looking over the beach. Very roomy, comfortable beds three bedrooms and three bathrooms. Would we stay here again??? Very unlikely. Thank you.

This condo was absolutely gorgeous. So many exquisite details. The balcony was perfect for catching October sunrises. All the furniture inside and out was extremely comfortable and inviting. Love the location and low key vibe of Perdido Key, but still plenty of wonderful restaurants and things to do nearby.

I would have to mention that there is construction/cleaning of the condos next door and we were awakened every morning at 6:30 by trucks beeping and construction noises. I feel like this should have been mentioned as the construction has been going on for weeks and we would have considered staying elsewhere as we were looking forward to sleeping in on our vacation.

However once we were in the condo we were in heaven!! This place was so so so so clean!!! Due to COVID my friend has extremely high standards for germs and even she was impressed!!! We had so much room to spread out here and not feel cramped or like we were ever on top of each other, even with all the extra “stuff” we needed for the beach! This condo comes with everything you need from good knives to a crock pot to extra linens. Can’t wait to visit this amazing place again!!

I will say on arrival I was a little nervous because the building is a little old, the elevator is kinda plain and the female elevator monitor was EXTREMELY rude to my husband. However once we were in the condo we were in heaven!! This place was so so so so clean!!! Due to COVID my friend has extremely high standards for germs and even she was impressed!!! We had so much room to spread out here and not feel cramped or like we were ever on top of each other, even with all the extra “stuff” we needed for the beach! This condo comes with everything you need from good knives to a crock pot to extra linens. Can’t wait to visit this amazing place again!!

This is a spacious, lovely unit but our one complaint is the poor quality, stained, well-worn towels/bath cloths. Oh and oven mits were old and thin. This is a great unit but it’s such a shame that the bathrooms were so poorly stocked. Otherwise, we had a fantastic vacation here.

Was a wonderful stay! Beautiful room! The mattresses could use a rotate but were comfy! We were a little disappointed that the property company we went through would not give much of a discount for am extra day when no one was booked so we left, but other than that it was nice! Great view very clean! And you can order instacart for your groceries!
