Nestled in Lake Conroe, this lovely house for R 1,602 per night is a fantastic option for your next break. This is a Man-Cave, yet has everything the rest of the family can enjoy as well... swimming pool access, pool table, dartboard, chess, cards, dominoes, ping pong, and corn hole... plus two (2) - 55" Roku TVs with a sound bar! We are so close to Lake Conroe, there is a boat ramp in the neighborhood, and a boat pass is available upon request! And we've added a nice above-ground swimming pool in the backyard, but PLEASE NOTE the pool area is fenced in and accessible to this property AND two other rental units next door. We have room to unhitch your boat or trailer or you can back it in on the right side of the building, where you enter the back patio and building. The yard is completely fenced in, when all gates are closed, so it's good for your pups. The Queen bedroom area can be closed off for privacy from kitchen and living area by drawing the curtains that are ceiling to floor closed. The sofa bed is located to left of kitchen area near pool table; it is a bit of a tight fit, but totally functional. And the couch can sleep another one or two, but is a straight up couch, not a sleeper. While staying with us, you also have access to the Host’s main property in the neighborhood two blocks away that sits on 5 acres totally fenced in and gated with a private, well water fed swimming pond, sand volleyball, corn hole, horseshoes, outdoor grills, etc. Just let us know, if this is of interest to you, and we will tell you how to access. If you are planning a social gathering during your stay, but guests paid for and disclosed at time of booking will be the only overnight stays, we do still require notification and approval prior to check-in, and additional fees per person 'may' apply depending on the number of additional people expected to enjoy this accommodation with you for your gathering or event. Again, we do allow social gatherings and want everyone to have a great time, while staying with us, but we do REQUIRE NOTIFICATION PRIOR TO CHECKIN and the Host's final approval. Upon Host approval, you may pay for and confirm your late check-out via Guest Guide link provided and Stripe Connect (credit card transaction). PETS ALLOWED_$50 per pet Fee applies upon checkin unless you process payment at time of booking. * We ask that pets are kenneled, when left unattended in our homes. And if they snuggle with you on furniture, we ask that blankets or pads are placed beneath them. * NO SMOKING, including vaping and e-cigarettes, in the home, but smoking on patio and outdoors is permitted. Please do not leave your butts nor paraphernalia lying around. SMOKING IS PROHIBITED in our pool area. * When playing the games, cards, etc., we do ask that you take good care and put items back in place prior to departure. * NO DRINKS, BODIES or BODY PARTS, etc. allowed on pool table please. And we do ask that parents supervise any kids under 16 years old, if playing pool, and teach good etiquette. :-)

The property was well-equipped, clean, and nicely decorated. The pool table was a bonus that we enjoyed. Our host communicated efficiently. It was a lovely stay.

The Cozy Barn is located off 105 across from Lake Conroe in an unrestricted neighborhood and is a Garage converted into what you would call a Garage converted into a Barndominium. The living room, kitchen, and bedroom are all one open space and then you have a separate bath with laundry area. There is also a screened in porch that extends your living area. The living room has a pool table and the kitchen has nice up to date appliances. The large TV’s with sound bar made for great movie watching and binge watching. I enjoyed cooking in the kitchen and eating breakfast in the mornings in the screened in porch. The yard is very securely fenced which was exactly what I was looking for ..for the dogs. My 3 dogs and I stayed for a month after I sold my house and was waiting to close on a new house. Property Management was excellent from the property manager to the owner they really made me feel taken care of. Property manager was always just a phone call away. Before I mention the things I did not care for I want to say I am hypersensitive to noise so this may not bother others. I felt close to the road and could hear gravel noise when vehicles drove by. Neighbors could be loud at times from loud music to standing outside talking loudly and leave their vehicles running. Then, finally I was not a fan of the shared swimming pool area. When adjacent AirBNB guests checked in they took over that area and played loud music from the swimming pool deck.

Roy and Matt were great at communicating and helping out any time we had questions or needed anything. The place was quiet, perfect, and had everything we needed and then some.

Absolutely amazing property!! This is probably the coolest VBro I have ever stayed in. Perfect for the family, group of friends, or just couples wanted to relax and play games. I cant wait to stay here agian!

Waiting for a new home to be built is stressful enough, but add 3 dogs to the mix and it's above stress. The past 5 weeks was what I needed. Roy and his assistant, Matt took care of everything. Roy even helped me unload my pickup truck when I moved to this Cozy Barn. This was my first short term rental so I didn't know what to expect and bought pots/pans, dishes, sheets, towels and of course doggie items. The kitchen was marvelous and I love to cook. Everything was there for someone to use. I didn't have to bring anything including the sheets and towels. I definitely relaxed and forgot about my new build troubles. Moving is always stressful, but Roy and Matt made it a home away from home. Couldn't ask for better anywhere else - anytime. Two TVs, , pool table, dark, full kitchen, bath, and even a swimming pool and private lake. WOW!

It was very well-located for the Renaissance Festival and easy to get to. The place is really comfortable and well-appointed. We had so much fun with all the games. Overall we had a great time!

Great stay!

Roy was a wonderful host! The "barn" had everything you could need. You also get access to Roy's pond!! There are rope swings, tortoises and so much more. I plan on staying at one Roy's properties again and again!!
