For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors. Property. The property (“Property”) is located at: ___________________________________________________________ The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated. Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner. Rental Rate and Fees; Damages Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following: Damage to the property dirt or other mess requiring excessive cleaning; failure to adhere to the rental rules outlined in exhibit A; or any other cost incurred by Manager or the Owner due to Guest’s stay. Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site. The house was VERY clean and nicely decorated.
It seems the little town of Seneca Falls is going through a revitalization and everyone where we stopped was nice.

It didn’t feel like a “luxury “ stay as promised. The house was a bit musty and many of the windows couldn’t be opened and didn’t have screens for fresh air. They promote a fully stocked kitchen but it really isn’t. There was also a bit of an ant problem in the kitchen and in one of the bedrooms the outlet near the bed didn’t work. I did reach out to the management company while we were there. They responded quickly and thanked us for the input and said they would improve these issues moving forward. Unfortunately for us, it did not seem a fair value for the high price.

Everything in this house was beautifully decorated! Attention to detail was stellar! The views of the lake and sunrise were breathtaking. Everything you could ask for in a rental beach house. Would definitely recommend and would definitely stay here again!

House was what we were looking for - easy access to Seneca Falls for social and historical events…….and beauty of the canal and lake. Lovely full moon as bonus. Beautiful view of lake…but windows were so dirty/cobwebby that photos and scenic enjoyment were impaired. House clean, tidy and stocked as listed.

House was just as described. Spacious with lovely view of Lake Cayuga. We stayed off season and weren't looking to swim so lack of access was no problem. Kitchen was well-appointed and washer/dryer is always a bonus. We were 3 older adults and it was perfect for us.

This was a terrific old home for our family of 5 adults and 2 toddlers. Great location for visiting local waterfalls and wineries. There are a host of other terrific options as well. We loved the assortment of guidebooks and appreciated the local art and decorations found throughout the house. The 4 stars are because the property did not include either a broom (we purchased one) or dish rags/towels (we made due with abundant bathroom rags). These are must-haves when traveling with small children or eating in. The ceiling fan in the middle bedroom is probably nearing time for replacement as well. Despite a couple oversights, we would definitely stay here again.

We have stayed at places before that were either too small or only offered us a place to rest. But this place is different. It's spacious, has great amenities, and an even better view through the back window. Highly recommend this one!

This property was one of if not the nicest most beautiful properties we have stayed at. Everything was decorated in such perfect taste! The view of the lake was to die for! The house was everything you could want in a lake front house. Everything we needed was there! The bedrooms were very roomy and beautiful. There was even a room decorated for a child if you had one. I did not want to leave. I look forward to visiting here again! Can ‘t say enough good things. And the check in and out was the easiest we have ever experienced!

Had a lovely four night stay and enjoyed the relaxing, cozy accommodations this property has to offer. Nicely appointed and very clean! The back porch affords wonderful view of the lake and gorgeous sunsets while dining or just relaxing. Plenty to do near by and minutes from a beautiful state park with swimming area. Everything as expected! Wonderful!

True to the description, this charmer offers wonderful views over Cayuga Lake, very close to the state park, and short drives to many activities the Finger Lakes have to offer - kayaking, hiking, discovering waterfalls, etc.

Centrally located, great view
Nice stay. Beautiful view of the lake but no access unless you drive down to the state park a few miles south of the park. House is centrally located and great for a couple or small family with grandparents. Empty lot next door is nice to not have a neighbor super close on that side. House is well appointed and property managers were great - very responsive. We visited wineries, waterfalls, Montezuma Wildlife Refuge, and nearby towns, all within easy drive. Great, relaxing stay.

A gem on the lake
From the first initial email with the property company to check out, everything was clearly communicated. The house was beautiful and the attention to detail was beyond anything we had experienced before. You can truly relax as everything you need is at your fingertips and of the highest quality. Little details matter, and this house was full of love and care. The location can’t be beat, we were able to put in our kayaks right down the road at Cayuga state park and easily grab the wine trail. Seneca Falls was a very short drive away, you must visit Sauders market to grab breakfast or pick up snacks for a picnic- fantastic quality food! We will definitely be staying again!

The house offered everything we wanted for a long weekend away in the Finger Lakes: great location for visiting local vineyards, restaurants, hiking and sight-seeing. The house is beautifully renovated and stocked with everything we required.

One full bathroom and half bath was tightly spaced for larger adults. The property photos do not indicate a "No Trespassing" sign to the property on the left side of the house. Trespassing on the adjacent property/yard is strictly prohibited due to it being sacred Cayuga Nation Land. There is a lake view, but this property is not directly on the water. No area for yard games and no fire pit, but a nearby park is down the street. TVs only in living room and in twin bedroom upstairs. Overall, the home was very clean, AC/Heat was working well. The closed-in porch facing Lake Cayuga was charming to have coffee each morning. Management was very prompt and timely with all text communication and e-mails. Short drive from Genevea and Seneca Lake. Special additions including a pull out sofa in living room with linens, a pack and play and picnic blanket were noted. A notebook was also found with many options for restaurants, wineries and activities in the area. A well done property and good fit for most!

My husband and I traveled through Seneca Falls with our toddler for an Autumnal road trip. This charming old home was conveniently located about 6 minutes from downtown Seneca Falls. It was plenty spacious for us and had everything we needed to make our stay comfortable, including a pack and play for our son. The house can get quite cold but the downstairs heater in the all-season porch helped quite a bit. There's also plenty of warm blankets throughout the house which made our stay cozy. I do wish I had brought my slippers as the old hardwood floors are a bit cold and slippery. There's a wonderful grocery, deli, and cafe, Sauders, about 10 minutes from the house. A great place to stay in the Finger Lakes.

We were very happy and comfortable for our few days at this charming Seneca Falls home. The service team was responsive and friendly and the view of the lake was so relaxing.
We appreciated little touches like the Keurig coffee maker and coffee supply, well covered windows, streaming Netflix, super comfortable beds, and easy doorcode entry (no searching for/fumbling with keys). Though the home instruction binder was missing, we had no trouble figuring out how to use everything. (TV, dishwasher, etc.) There was a very helpful binder listing things to do and places to dine--including beyond the immediate area. We were happy that there were good food takeout options--as we were being extra cautious to avoid Covid19 exposure.
We did notice each day (afternoon/early evening only) that we could detect a very faint neighborhood fireplace/woodburning smell, though it was not strong enough to cause an allergic reaction (one of us has allergies). Some might find it pleasant (and there was never any visible smoke outdoors.) What we enjoyed most of all was the coziness and comfort of the living room furniture--substantial and roomy, with soft blanket throws and easy viewing of TV before turning in each night. We were very happy and comfortable for our few days at this charming Seneca Falls home. The service team was responsive and friendly and the view of the lake was so relaxing.
We appreciated little touches like the Keurig coffee maker and coffee supply, well covered windows, streaming Netflix, super comfortable beds, and easy doorcode entry (no searching for/fumbling with keys). We just returned home after a relaxing long weekend at Charm on Cayuga. We had a very good time! It was a great place for our small family (though it could easily accommodate more guests), we had plenty of space to hang out together and also spend quiet time alone. We were pleased with how clean the house was when we arrived. The furniture was comfortable and charming. The only thing that I would caution about is it is an older house with hardwood floors/stairs which are pretty creaky. It is not something that would put me off staying there again, but it might bother some people. The rental agency (A Stay Above the Rest) was very easy to work with. Our son especially loved the small playground that is a few doors down from the house. There was also a nice beach & playground at Cayuga Lake state park, which is a short (5 minutes) drive away. We enjoyed the restaurants, coffee shops, bakeries and grocery stores nearby. If you stay at Charm on Cayuga don't miss grocery shopping at Saunders Store, a Mennonite Country Market. :-)
