Sweet, charming, serene little cabin on a dead end road and along a beautiful scenic river. Perfectly located near Mt Washington hotel and Bretton Woods. No need to drive to a hiking trail, there is one near the property used by snowmobiles, snowshoeing, hiking. Our host, Mark, is communicative and extremely organized. Could not have made it easier to check in and out. Can’t wait to return during different seasons.

We stayed at the cabin for Thanksgiving. Our family of four, including two grown kids, enjoyed our Thanksgiving by the river and hiking trails. So cozy and had everything we needed. It's close to Bethlehem and Littleton for shopping and great local eateries. Will definitely be back. Thank you to our host, Mark!

We came and stayed for a wedding getaway and it was our first time staying to New Hampshire. This place was tucked away next to a river and very quiet. If we come back that direction we would for sure stay there again.

The river cabin is the perfect mountain base camp for a couple or (very) small family. The house was spotless and comfortable and has brand new appliances that worked great. We loved the patio and ate breakfast out there by the river every day. It's about 20 minutes from Franconia Notch State Park and close by to everything else you might want to do in NH.
The setting on the river is picturesque, but you should be aware the house is not remote. It's right next to a trailhead popular with fishermen and right off of a main road. During daylight hours there were usually people parked on the road next to the house often gearing up to go fishing and you can definitely hear the truck traffic on the main road. But there are advantages to that too! We got to check out the river on the trail and being near the main road made it really convenient to get around.
Also, there is only one private bedroom and the twin beds in the other bedroom are situated such that you have to walk past them to access the bathroom. Wasn't an issue for us with our heavy-sleeping kiddo.
Overall, we loved our time there and will be back. We plan to return during foliage season soon!

Everything you could hope for in a rental, up to date and cozy, the access to the river is perfect and there are a lot of great swimming spots just in walking distance. Great place to fly fish as well. When it comes to all the family theme parks and activities it’s perfectly located with travel under a half hour to almost everywhere. We hope to stay here again in the near future.

This cabin is a PERFECT spot for exploring all the amazing things the White Mountains offer. We are a hiking family and this location was exactly where we wanted/needed to be to easily access amazing hiking trails in the region. It is beyond secluded which we LOVED (zero neighbors and only an occasional car parked at the lot for the lower falls), however, the busy major roadway is right on the other side of the river so you will hear traffic while outside, or inside with the windows open. Can’t really hear it too much with windows closed. It’s not remote, even though it is secluded. We were a little surprised by the traffic noise when we first arrived, but not so much after a while. The positive about the road being so close was easy access to the cabin, which I imagine in the winter would be a necessity.
The cabin itself is just so comfortable and cozy. It has absolutely everything. We used the grill every night. I would live in this cabin forever if I could. There are really great hiking and swimming hole books that we used everyday. It was so nice to have them. Access to the river is really great. We were there after the heavy rains so it was running faster than normal so it really wasn’t safe to enter but we definitely could imagine how wonderful it could be on a hot day. Plenty of people were trout fishing down the road and said it was a great spot for that.
Definitely book this cabin if it’s available (and you don’t mind traffic noise).

We had a great time with our little Pup .. Mark the host was great in guiding us through out our stay. The Property is well maintained, full kitchen with latest appliances, fully air conditioned which was needed. The Cabin is right on the River, we had Coffee and breakfast every morning outside on Porch enjoying nice view. The lower falls trail is right next to it, other attractions are within short driving distance. The biggest help was availability of EV charger right on the driveway, we didn’t have to go anywhere looking for one for our EV. We will definitely come back again.

I can’t say enough good things about this cabin. The inside has been completely updated/remodeled and has a rustic charm to it. The kitchen is fully stocked, and the enclosed porch is so nice for storing hiking and fishing gear. The best part about this cabin is the location. No neighbors and it sits directly on a beautiful river, at the entrance to a path that leads you to the lower falls. Mark was great to communicate with and very helpful. I would definitely stay here again.

As the owner of a VRBO property, I was really impressed by the overall experience but the little touches that made our stay perfect. First of all, the cabin in a unique and beautiful location abutting a national forest and a river with the best trout fishing in the area. My son spent his days on the river pulling out 34 rainbow trout in just a few days. It really was a fishing paradise. The cabin is clean, well maintained, and has everything you could need. The website, and information was clear and very organized. I plan on stealing some of the Marks ideas for our own property. Thank you for the wonderful stay,

My husband, teen son and I rented the Lower Falls Cabin during NH winter school break. We were also allowed to bring our doggo, Bear, who is a well-behaved Aussie. My family and I loved our stay and we will 100% be making this unique and special property our home for future ski trips to the Bretton Woods area. We are also excited to return during the summer.
The entire rental experience, from reservation to check out, was frictionless. The customer service, particularly responsiveness, provided by Mark was outstanding. Online and printed materials about the cabin and community were very helpful to enhancing our holiday experience. The cabin is cozy and extremely well organized, so clean, fully stocked, and thoughtfully furnished with all the extras (warm fluffy blankets, gas fireplace, easy internet and Bluetooth connectivity, games, books, a shovel and ice melt in the large heated entry/mud room that houses all your equipment, outer wear, boots, etc.). The mud room and it’s sliding bath door is key for keeping snow and clutter organized and out of site from the main living area. The cabin even offers basic necessities like essential bathroom toiletries, a hair dryer, laundry supplies, coffee and tea making supplies, etc.) that simply make a stay away so much more enjoyable. The kitchen is new with quality appliances and has all the cooking/dining supplies — literally everything you will need — to store, cook, eat, and clean with ease. The organization, thoughtfulness and care was extraordinary.
The location is just so incredibly unique…tucked away on a dead end street with beautiful river and West Mountain views and abutting a trail leading to the Lower Falls, yet so close to the ski lodge and resort. It was so peaceful. A plow came by to remove snow from the drive.
For a couple or small family, this cabin is a treasure. We are grateful to Mark for offering such a special, homey property to the renting public. Cannot wait to return!

This cabin is secluded and directly on the Ammonoosuc River and there are picturesque views from the kitchen, living room and bedroom. The Lower Falls hiking trail is adjacent to the cabin. The cabin is a short 4-5 minute drive to Betton Woods. The cabin itself is very rustic, warm, comfortable and inviting. The kitchen is incredibly well supplied with all the pots, pans and utensils you would need. There are two bedrooms. One has two twin mattresses and the other a queen mattress. There is only one full bathroom. There is a convenient gas-burning fireplace in the living room which adds to the charm. The internet service/wireless router is fast, but telephone reception is poor. My family had a very enjoyable stay, and I would recommend this property.

We had such an amazing stay here at this Lower Falls cabin. The host was readily available and super responsive - so helpful with suggestions for the area before hand and helpful hints throughout our stay. The cabin was spotless and so thoughtfully equipped and they were even able to accommodate an early check-in so that we could get to Santa’s Village on time. We walked the path along the river each morning with our dog, explored Mount Washington - the Omni & Cog, Santa’s Village, North Conway and the notches along the way, had a cozy movie night on the comfy couches, pizza from Celli’s, and the kids (9, 11, & 12) played on the banks of the river for hours. This place has it all! Thanks for the memories!

Very clean and had everything you needed for a small family nature retreat. Hiking right out the back door along with a great fire pit set up. Comfy back porch and river access in less than a minute. Host was very responsive and clearly takes maintenance as a high priority. Enjoy your stay if you choose to book - we had a great time.

My husband, 2 year old, our dog, and myself stayed here at Lower Falls and it was just perfect. Walking around the area and on the trail was just perfect. We went for a walk through the water in the back as well and it was just so fun! Mark was a great host, any questions we may have had he was prompt in responding and super helpful.

We had a great stay at the cabin by the river!! Very clean. All the things you need for a family! We had fires in the fire pit and plenty of yard to play. The river is a true gem right in the back and really was a relaxing get away!

I spent a late summer weekend at the cabin and cannot offer any higher praise. The cabin itself and the location are perfect. Everything is clean, new and works well. A short drive to the best hiking in NH and restaurants if you don't feel like cooking. The river and adjacent swimming hole just put the place over the top. The host is cool too. We can't wait to come back!

Mark's place was truly wonderful, spotless clean, cozy, stocked with everything you can imagine you would need and new appliances with an amazing kitchen. Mark was a fabulous host. The location was great, close to lots of hiking which is why we chose this spot. We really recommend staying here! Being next to the river was the true highlight as we played for days in the river with our dog and it was hard for us to leave during the day to take advantage of all the amazing hiking nearby. The only minor issue was the cabin is close to the highway and right next to a parking area for a hike to the falls -- so when the windows are open the truck/car noise is really loud and sometimes the parking lot on sunny days would fill up with several cars at a time and people just leave their trash, which we tried to clean up daily. We thought the cabin would be a bit more remote which is the only reason why I mention it. Overall, our experience staying at Mark's place was exceptional.

The property was in a great location-very close to many fun attractions, but surrounded by nature. We really enjoyed walking to the Lower Falls each day. Communication with the host was excellent.

Excellent cabin! The cabin had everything we needed for our stay with 2 adults and 2 kids. It was clean and well maintained. Everything we needed for cooking was provided in the kitchen and the brand new weber grill on the deck was a major plus. The cabin is conveniently located right next to a trail that leads down the river to perfect swimming and fishing spots. Another huge plus is its located directly on the river so morning coffee is relaxing as you listen to the river. As far as location is concerned, its within a short drive of multiple hikes and restaurants. Reklis and Schilling were our favorite! The owner was also extremely responsive with anything we asked during booking. I would absolutely stay again. We all had a wonderful time!!

The cabin was exactly as described and was very comfortable. The trout were biting and the swimming hole was refreshing(freezing), and everything was enjoyable. The cabin had everything we needed from cookware to movies. Mark was very responsive and communicated throughout the stay. I would stay again!

We enjoyed our stay right on the river path with several swimming holes a short walk away. Very close to the Presidentials, Crawford Notch, and Zealand. Renovated cabin was clean and comfortable with a fully equipped kitchen and everything we needed to cook meals.

Not to mention the location. The cabin is situated right next to the Ammonoosuc River and many of the windows from the cabin you can look out and see the river, it's beautiful. And if you want to go for a short walk take the trail that runs parallel to the property, it is the Ammonoosuc Lower Falls trail. Go west and you will find the gorgeous falls and in the summer there's plenty of space to swim in the pools of water or you could enjoy the water right next to the cabin. The day I stayed here I woke up to a light dusting of snow. It was a winter wonderland which was absolutely amazing! This made for some stunning photographs of the Lower Falls. I'm glad Mark turned this cabin into such a wonderful gem for people to enjoy.
