Welcome to Casa Viva! Located on the beach in the ‘Zona Hotelera’ in San Jose Del Cabo, just five-minutes from the picturesque art district in downtown San Jose Del Cabo, twenty-five minutes from the airport, and thirty minutes from the nightlife in Cabo San Lucas. Enjoy unobstructed views of the Pacific Ocean from the comfort of the couch or wander down to the beach, which is only steps away from the ground level patio. The morning sunrise and evening sunset can be viewed from the patio - you may even be lucky enough to spot a whale or two! Our welcome package includes a six pack of cerveza, guaranteed cold in the fridge. The kitchen comes fully equipped - and to inspire you, you will find a selection of local cookbooks that include many of our favourite dishes. Within walking distance, there are two grocery stores where you will find just about anything you could want, along with a coffee shop and the best barber in San Jose Del Cabo. Skip the dishes and enjoy Baral Bar, Cynthia Fresh, Tap Deck, Lateral Crudo Y Asado, La Osteria, or Claro Fish Jr. also all within walking distance. Should you wish to spend a quiet night in, there are games, puzzles, and books for your enjoyment - or stream your own entertainment through high-speed Internet service. Note, a subscription to a VPN service is typically required to access Netflix, etc. For your comfort, the bedroom includes a queen size bed (NEW December 2023), with ample closet space to unpack and hang your clothes. Local art, including pottery, paintings, and textiles can be found throughout the unit. Viva condominiums include: An outdoor pool to cool off or lounge space to soak up some sun. Gas and charcoal barbecues, with outdoor dining areas to cook and enjoy your catch of the day. If fishing is not your thing, fresh seafood is typically available for purchase on Fridays from a local vendor visiting the condominiums. A tennis court or pickleball court, whatever your game may be. Coin operated laundry and on-site security. Want to see the sights? One designated parking stall is included should you rent a car. The Best Day in San Jose Del Cabo By: Nikki Goth Itoi A perfect day in San José revolves around art and food. Plan your trip on a Thursday to coincide with the weekly evening Art Walk or on a Saturday to experience the organic farmers market in the morning. Start the day with a freshly baked pastry at the French Riviera or homemade granola and an espresso drink at Café Calafia. Stroll over to the plaza and enjoy the cool morning air. If it’s a Saturday in the high season, cross the plaza and Calle Obregón and make your way to the San José del Cabo Mercado Organico to sample the seasonal harvest and view local products for sale. Other days of the week, follow Boulevard Mijares to the Estero San José and Playa California looking for birds and other coastal wildlife around the estuary. Alternatively, drive or cab to Playa Costa Azul with your beach gear. Rent a surfboard or take a lesson from an instructor at the Costa Azul Surf Shop. Spend the middle of the day splashing in the waves. And when you get hungry, walk up to the palapa restaurant and order a plate of tacos and a limonada natural at Zippers. Head back to your hotel in the afternoon for a siesta and a break from the sun. Plan a late lunch or early dinner at Flora Farms (reservations recommended). Sign up in advance for an informative tour of the farm and gardens before you dine. Savor the local flavors—from carrot and beet margaritas to roast chicken and homemade pasta dishes. Stay to enjoy the live music, or head back to town for the weekly Art Walk (Thursdays only), when galleries stay open late serving tastes of wine and tequila. When the galleries close, the party moves to the Baja Brewing Company until late.

We loved everything about Carly's condo. Because the view is so impressive looking directly out to the beach and the sea we didn't feel the need to rush off to the beach right away. Enjoying breakfast on the patio you felt like you were directly on the beach. Inside is well equipped + very clean. Carly had everything taken care of you could think of right down to a six pack of cold Cerveza! Loved it so much we booked for next year while we were there. Can't go wrong staying at Viva, best location in Los Cabos!

Everything about our stay was awesome. Carly was very responsive to our communication. Great, easy instructions for check in and out. The condo is equipped with everything you need, clean, steps from the pool and beach. Short walk to anything you may need such as groceries, restaurants, bank, pubs, etc. Friendly neighbours. We truly enjoyed our short time at Viva and hope to be back.

Carly’s unit has a lovely view of the ocean. It is located in a beachfront complex which is tastefully landscaped with a heated pool, pickleball court, barbecue area and abundant outdoor shaded seating . Our stay was made more enjoyable by being around many of the senior owners/renters who spend their winters here. They were welcoming, inclusive and the camaraderie made for a unique experience. We will definitely return for a longer stay. The complex is a stone’s throw from two big grocery stores making it ideal for longer stays. Hands down the best accommodation in Zona Hotelera. Thank you Carly and the wonderful folks at Viva for making our holiday memorable 🙏

We had a wonderful stay at Casa Viva! The host was fantastic. She was very welcoming and so helpful. The condo is immaculate and comfortable. We had a great view of the ocean from our patio. The residents were also very friendly. We loved the ease of walking to the grocery store and the availability of many terrific restaurants.
I highly recommend Casa Viva and hope to return again someday soon.

Good location for accessibility to San Jose del Cabo, dinners etc. Handy for stocking up on groceries at the local store. Other residents (pickleball players) are very friendly.
There were some problems I encountered that were not resolved. The front gate code to the resort only occasionally worked on the gate, but generally didn’t, even the security and caretaker could not help. So my entrance was generally through the car entrance, which Is difficult if you are carrying a load of groceries.
There were 3 remote controls loaded with buttons and no instructions on how to start the tv. For a single person staying here it would be nice to have background sports or news. Despite the owner replying right away and explaining the basics, I was unable to get the system going. I was told the satellite was temporarily down, but it never corrected itself for the entire week, and I do know other units had tv.
Lastly, it should be clear to prospective renters that there is no swimming in the ocean, and walking/running on the beach is very difficult due to the steep sloping to the water and sand that is so fluffy it’s hard to walk. But it is a beautiful beach to sit and watch the waves. Very peaceful.
Overall, a good place to stay just to relax and good access to the old town.

Hard to find if you’re driving. Hard to get in the locked gate especially in the dark.
A/C in living room works great but cold air doesn’t reach the bedroom. No place to set things down or open up a suitcase. Sofa old and saggy, could use new mattress too.

Our overall experience was good. The condo is in an incredible location, its an easy walk to grocery stores, shops, restaurants. The walk to the beach even shorter, about 50 ft to the gate to one of the most beautiful beaches in Mexico. Just a few steps from the condo door is a lovely heated pool. (Always kept at the perfect temperature.) The place was not very busy so most days we practically had the pool to ourselves. The condo is small, but we really didn't spend too much time inside. The bed is small, so if you are two small people you will fit. My partner is 6'4", so there was no way for him to fit on the bed at any angle. (Anyone 6' or over will be longer than the bed.) The Kitchen is incredibly equipped with everything you would need. We experienced a couple of minor inconveniences, the toilet seat broke off and the toaster stopped working. However we could not believe how quickly the owner and local property manager responded and resolved both issues. A new toaster arrived within 30 minutes of being reported and the toilet seat was replaced on the same day it was reported. Now for the few negative items. There is construction going on next door and the noise is constant including hammering, banging and loud yelling/talking of the construction crews. The work goes on until late at night and weekends. The Condo was not very clean on arrival and we spent a half day cleaning, but it wasn't enough to ruin the trip and we would stay here again, highly reccomend!

This was my first time staying in this unit and will be booking again. The location is fantastic, close to the grocery store and a variety of restaurants, all within walking distance. Approx 30min walk into San Jose. The unit was clean, comfortable and a well equipped kitchen. Carly provided all the details needed prior to check in, which was seemless and was able to accomodate an early check in for us.

It’s our 4th time at a Viva Condo. The property is well maintained and the neighbors are friendly. It’s a great spot to unwind by the pool, on the beach or in nearby destinations in San Jose or San Lucas. Highly recommend this unit as it was well appointed and second building from the beach. Viva!

Beach towels, chairs and an umbrella were provided for our use. It’s great not having to pack your own towels! The pool is really nice with plenty of lounge chairs. The air conditioning did quit working the second day we were there. The property manager had someone out the following day to look at it, but he was unable to fix it. The property manager couldn't understand why we were even using the air conditioning, which we thought was a little peculiar. It does get hot in the condo mid to late afternoon so that is why we were using it as well as it was one of the amenities we included in our VRBO search. Hopefully it’s repaired and working fine by now. It is somewhat of a retirement community so pretty quiet, but everyone there was very nice! It’s easy walking distance to the grocery and plenty of good eating spots. We would consider staying again if we go back to San Jose del Cabo in the future.
